Great review, been looking around for H&L property for more than a month already and found about this gem recently. Not only the proximity from Manila but also Tagaytay, personally saw the area,the house and amenities, bang for the buck talaga.
Very informative and well put together vlog. the only cons that I can see with this kind of neighborhood 14:40 , 1. ) people make modifications on the sidewalk for their own advantage causing people to end up walking in the street instead of using the pavement, 2. ) converting their garage to a living space and parking their car on the sidewalk blocking half of the entire street , most of the homeowner that can afford this price range can also afford cars so you know what's gonna happen next... captain obvious ... double street parking making it so difficult to maneuver, AND another funny thing about some of these people is that you cannot call them out or you'll be tagged as "KAREN" a.k.a the "super MAARTE" neighbor. Hopefully HOA can implement rules to address this.

Have you been to barangay basketball courts? Those can be anything you want. Just because it is a basketball court doesn't mean badminton, volleyball, zumba, etc. cannot be done there. Plus basketball is the staple sport in the country. As for the tennis court, that's generally a leisure for high-income people who have the capacity to hire personal trainers and 'di hamak na mas okay kung sa country clubs sila maglaro. Masyado ring malaki ang lot na required for that which can be utilized for other important purposes. Dagdag mo pang hassle ang maintenance nun especially kung grass and clay courts. :)
