      The outside wall looks very damp neighbours side.
      If you feel so tired get your bloods checked out. Might have a Thyroid problem. Your diet seems fairly good.

    I would start with the problem with the leak. The longer the damp goes unaddressed, the worse the damage will become. McDonalds in The States doesn’t have those apple pies anymore, and I’m sad about that! Then KFC started having them, and they stopped! I guess I have to come to England for one! You are doing amazing with your running! Stay positive. Maggie is such a good girl! I can’t wait to see everything when it’s finished. X

    That damp cause by the skylight should be priority before anything else. Also that damp next door needs to be addressed. Otherwise, you may end up with a bigger problem with damp, mold or even foundation issues. . Hope you don't mind me saying. 😊

    I think doing a kitchen extension would be preferable to doing a loft extension at this stage as there are only two of you living there and as you love cooking and entertaining, surely having a large brand new kitchen designed to your own specifications would be better. Most people spend most of their time hanging out in the kitchen, especially if it opens upto the garden. You can always do the loft at a later stage as and when funds allow for it.
    As an architectural technician I was very impressed by your bookcase drawings and thought they looked great. Do try and get your fireplaces sorted out before you do any other works because there will be lots of dust and dirt and you don't want to ruin your newly painted bookcases.
    How funny was Iwan at Ikea sailing past you on his trolley😅😂

    Before moving in to ANYTHING else I would strongly suggest taking care of the water damage. If it is not taking care of the water damage now it will become structural and you will end up paying so much more money later. A "Quick Fix" is not a good idea. The damp could even become black mold which is toxic
    I would also suggest not changing the kitchen lay out. The cost of it could pay for a lot of the upstairs conversion.
    Can't wait to see how the bookcases turn out 🤞

    I would spend the money in the kitchen and downstairs, use the space for you get the kitchen island you’ve always wanted! Get the damp sorted. Whoever lives in the house next can decide to add another bedroom themselves. Xx

    Do as much as you can to get the best down stairs you can. The big bright kitchen and toilet will appeal to growing families who can then do the loft conversion themselves. It is your home but it’s an investment too. Go to maximise your return at the point of resale.

    A little bit of training advice from someone who has done three London Marathons. Pop to your local park and do some timed sprints. Also find a steady hill and run up and down it, for as long as possible, this will massively improve your cardio levels. Good luck, it's a wonderful experience.❤🏃🏃🏃

    Myself I would concentrate on the full kitchen reno and extension, as that sorts the leak out, then do the attic in a few years time you could just get roof windows so you can use it for storage, but it's your decision at the end of the day but whatever you do it will look fab ❤

    Oh wow Luke, 18km is phenomenal! You'll easily do the marathon. Remember when doubt and anxiety sets in, those feelings will pass. I suffer with anxiety really badly sometimes but know it will pass. Lovely vlog today, really enjoyed it x

    If you do the upstairs extension, would you really get a lot of use out of it? You could wait until you are wanting to sell then do the plans and sell with plans in place. I personally would Spend the money making downstairs bigger, and doing the garden you are awake and downstairs utilising the space more and I feel would have more enjoyment from the money being spent on these areas.

      Agree - get plans and even permission to do upstairs for someone else to have the option and make the downstairs amazing for you and Zara. Definitely prioritise the leak. You really
      don't want wet or, worse, dry rot otherwise that can be a major rip out job! I speak from painful experience 😢

    It was an exciting video Luke! If you get overwhelmed the best thing to do is get out into the garden and dig, i find it really helps me. Just remember how amazing you are and what you add to peoples lives x

    I would definitely not do a temporary fix on the roof, that should be done before the bathroom. Iwan made me laugh in the background in Ikea. Really like what you are doing with the bookcases x

    Loved watching Luke you and iwan at IKEA like naughty boys playing on the trolley. You looked like you really enjoyed your apple pie from McDonald’s yummy.     Unless you are planning on having lodgers… I’d go for upgrading kitchen/dining and add downstairs loo which you can use and enjoy. If you sell in the future or raise more money in a couple of years you can always do roof space later.

    I really enjoy your vlogs. I would deal with any leaks or damp prior to dealing with anything else. The bathroom would be nice but please deal with the structure of your house first.

    I'm really excited for you both, you have great renovation plans that are well thought out and I can't wait to watch it all happen! .If and when you sell and thinking of your future buyers, would it not be easier to do a loft conversion then instead of a kitchen redo? Go with what will give you joy every day, every morning...seeing you light up when there is sun outside....well, I would invest in the kitchen /roof/velux.. We watchers always put in our 5 cents/pence worth but it's because we want the best for you.     Agree with some other comments. A full kitchen renovation because of the leaking roof is a must. Because you and Zara won’t be there forever think of this as an investment (which it is). A half bath on the ground floor makes this so much more usable for older generations who may find using stairs problematic. (Think of when an elderly grandmother comes for a visit). This kind of reno will be very expensive but opening up a view to a beautiful garden will greatly elevate the home and your enjoyment of the home.
    Skip the top floor Reno for now. You may want to engage with an architect and building team to help you map out your renovations in phases to minimize rework etc.

    Luke, when you move the display cabinet in the lounge with the sewing machine on it , it would be nice in the kitchen in that corner where the metal one is with your jars on it. It would look really warm and rustic in that corner. Love your videos by the way. Always look forward to Sunday night's here in Australia. 🤩

    Hi Luke. One question 0:09,before I have my say. What stops the place you’ve just bought from becoming your forever home ? Location ? Style ? If you’re wanting to make a profit so you can have more for your next property .then go into the attic with a bedroom and bathroom and put in the loo. Get your roof leak repaired asap. Plantation shutters will make your room darker as they’re chunky and I’d just go for the bottom half. The glass door will need to be safe for children and the elderly and to be honest, not very Victorian. Enjoy the process, one last thing , if you do go for the darker colours: use an off white for wioodwork as bright white will look too bright. ( Pointimg by Farrow & Ball

    Please don’t worry about the marathon! I am sure yo7 will make it and even if you won’t make it: there are much more people who would never even try ( me myself would never even try) to run 42 km . Your intention is good

    As someone who lived in a very leaky, damp & mouldy property before the beautiful one I have now, I would definitely tackle the leak and damp first. Left too long it will cause chaos to the home and health issues. Loving all your vlogs and Maggie! ❤❤❤ PS if you are ever in Christchurch Dorset there is a wonderful antique/second hand warehouse called Mollys Den you should visit. And Christchurch is a lovely town by the sea.

    Great video. Please Luke see to the damp first. My house is a council property and we have damp in our back hallway, it is getting worse, not only does it look bad it is bad for our lungs. The council are dealing with it but the things they are doing are not repairing it. So now my Dr has stepped in as I have bad Asthma. Damp spreads so please Luke see to that first xx

    Have a look at similar houses that sold in your area and the sold price. You can then focus on what will add value and what will be dead investment money. This is particularly important if it is not your forever home. Warm and dry should be your priority and a family in future would certainly value a second toilet or shower room.

    Me again, before you finally decide what plans you do with your kitchen, downstairs bathroom, vs. loft extension. Get quotes for the two, potential plans and then talk to several realtors about what the ROI is for each plan. It maybe that although it’s expensive to do the full kitchen renovation and a downstairs bathroom, that may give you a much larger return on your investment, vs. doing the smaller and cheaper kitchen renovation and doing a loft and bedroom extension. The most valuable renovations for your money are generally the kitchen and the bathroom. Later down the line, when you and Zara sell your home, potential buyers are going to focus on the kitchen and bathrooms; if they want a loft extension, they will do it themselves, or it may not even be important to them. You already have three bedrooms upstairs, which is generally enough for most families.

    I was thinking get the damp/leaking roof done asap.
    I remember when i bought my 1st property back in the day the survey came up, that we had to get a damp proof course done in a certain part the house asap,it was priority to us to do that first..befire any more damage accured.🤷‍♂️
    Ps..if you can afford it extend where poss,,to add value to the property for a good return when selling it🤷its an investment after all.❤and of course enjoy your home.

    i cook but i'm not a cook, and i love your kitchen. I really like the idea of you sprucing up your dining area, because i like the shape and layout. Having a lovely glass ceiling and beautiful doors onto your patio witha little bistro set and orange trees... sigh. Then loft wise, my friend's loft is fully boarded and theyve got a loft ladder, and they've got wardrobes and really well organised storage, so its not a room to sit in, but its a really good loft. You could always do something like that, make it an easilly accessable area with really clever storage. Any family would love that going forwards. The damp needs to be sorted out first and foremost though, thats my tuppenceworth! Hurrah! You lot know best though, you know your budget.

    18k! Brill had a laugh at you and Ewans antics As for downstairs loo I differ I would not be without one my friend hurt her back and it was agony for her to keep going upstairs she put one in! It may be worth getting one builder that can do all the reno at one time it may work out cheaper that different trades x

      We’ve been in our home nearly 30 years and we still haven’t done it all! It takes time,effort and above all money … plus we live here and sometimes don’t want to be in a building site or constantly painting… I’d advise chilling a little as the house appears perfectly liveable ( other than the leak!)

    I'm sure you've heard this from others, but sort out any leaks or damp issues before anything else. Water is so destructive to homes. And beware hot McDonald's apple pies! They are like molten lava!

    I would take out wall in kitchen and treat for mold then put new drywall up . Mold will grow . Then you dont have to worry about it and it will look good. ❤

    My Sunday morning routine is you. Thank you. I would suggest doing the kitchen. Kitchen and baths sell...if you ever resell. If someone wants a 4th bedroom you could maybe have the plans drawn up and the ok to build and they could buy with those intentions. A kitchen renovation is much more invasive then a lift so may put potential buyers off in my opinion.

    Like others I think you should do the kitchen extension. Wow kitchens/dining rooms sell houses and it could look stunning. Plus you do a lot of cooking and like socialising so it’s a win win. Love the bookcase ideas. I’ve seen similar on Freya Farringdon’s videos and it looks great. Luke can you recommend some good kitchen knives please. I am fed up of wasting money on ones that aren’t great and have no longevity. I’d really appreciate it. Thank you and excited for the work to start 👍👏👏👏👍😊

    We lived in our previous home for 10 years before we had the kitchen remodeled and by then I was certain of what I wanted and needed for an efficient kitchen and I loved it. My home now I had to have the kitchen gutted immediately and after 10 years I’m ready to correct the mistakes I made. I think it’s best to live in your space for awhile to get a better understanding of how you need the space to function. My advise is to stick with timeless choices.

    i'd agree with the people in the comments saying to spend your time and money on fixing the leaky roof first🥺 i bought my house 7 years ago and had some leaks but got them patched, then a year or so back had some more leaks which i left because they were only bad during heavy rain - massive mistake! i ended up having to get my whole roof refelted because i didnt sort out the issue at the time it started😭 now have some damp problems im going to have to spend more time and money on fixing too! i would now always recommened getting any roof / leak issues fixed as soon as you can🥰 loved the video so far x

    Maybe start on the leaky roof first. Insurance companies won’t pay out if you don’t take care of stuff like that if you don’t.

    Just on line to say get mold, leaks and plastic roof seen to as a priority, and found I have been beaten to it. We only what thw best for you and Zara please read comments, yOU HAVE A GREAT HOUSE. imrove the structure first before blocking off doors etc. New shed needed before shelves go rusty and items moldy. looking forward to your thoughts.

    Luke my love ,I feel like you’re always going to the recycling centre , if you live in the Royal Borough of Greenwich you can put everything in your blue top bin anything bigger they will take it if it’s left next to the blue top bin. Just trying to save you all the trips to the recycle centre. 😊😊

    My husband made me a built in similar to your plans and used kitchen cupboard doors from howdens and painted over. Maybe look at those?

    Always, always do a space for you. Act as if you're living in your home permanently.
    I work in the mortgage business with many friends who are realtors. They've all said if you live as if you'll sell your home in the future so you keep it all seller friendly, you'll never really live in it and enjoy it. So, live in as if it's yours forever. That will you'll get maximum joy out of it. ❤

    Loving your plans for your house. We lived through a full house extension and renovation - it's no mean feat and by no means cheap. I love a programme No Reno Demo with Jennifer Todryk on HGTV which gives great ideas without any demolition and uses the space you already have, thus saving cash. There are also shorts on RUclips too. Wish I had known about that show before we did a lot of our work. Well done on the run today - amazing!

    I thought of you while watching a House Beautiful UK video on RUclips today. The homeowner showed the Billy bookcases in her sitting room and how she made them look like custom shelves.
