I’ve seen homes in new river and other places in az built in high flood risk areas like that . I’m native az for a few gens and it doesn’t make sense to me , other than in a wash bed your house is placed in lowest /coolest area , but at what long term potential flood risk ? The wash beds/seasonal rivers /creeks/etc sometimes overflow severely and it’s like building a house on a river bank that can be sporadically prone to flooding, or like building a home directly on the coast .

The first thing when we were looking to buy a house we were talking to the real estate agent about the flood zone areas. The people that were bidding on the house really didn't give a s*** about it.
I had bought a home in front of a DAMN...that the realtors of the developers swore the damn was secure! Not even a year after I sold that home.... Suddenly they found issues with it and had to drain the entire damn! People LIE right to your face with a smile...

People move to the valley and never bother learning anything about Arizona.
