      Ever thought of offering the fascia and guttering as part of the maintenance clean? Extra tenner a month and only another 10 minutes once cleaned, in theory the customer is paying monthly for the yearly Fascias and soffit clean?       I’ve had the odd customer in the past that I’ve done similar for, usually a go over every 2 months. But I don’t do many windows any more most of my jobs are just one offs :0

      Partridge Exterior Cleaning Hydrofluoric acid at around 5% is best for sandstone. 100 bar 150 degree with a 25 degree fan nozzle! Will give you the best results mate.

    SH really needs heat to work ;) if the surface is cold it may take up to 3 times the dwell for the same effect. Great video! Thanks for sharing!

    I have found when softwashing stone that a mix of Hypochlorite with a liquid bio detergent (Aldi&Lidl sell these at good value) and water make a good long lasting mix. They improve the odor give 'stickiness' to the mix and dont cause too much foam. Mix depends on situation and how dirty the masonry is.

    Just come across your channel. Thanks for sharing your experiences. Have undertaken a similar job and got the sills like new using the same chemical mix as you and a wire brush. Took a lot of elbow grease and multiple applications. It was my own property so not sure you could charge for the amount of time I took! Also important to treat with anti porous stone treatment afterwards to prevent future build up.

    I never use a suffactant in my Hypo when I clean those ledges 1 to 4 ratio light spray mist to wet the area leave for 5 mins then light spray mist again I do this 3 or 4 times and find the best results that way great video and they was still a massive improvement but I know how much of a perfectionist you are

    Don’t know about doing this with sandstone, or any other stone, but I used oxalic acid to remove everything from wooden decking like color stain and bio growth before I presser washed. Bleached the wood slightly, perfect prep for new coating. Might want to think about TSP (tri-sodium phosphate). I used that to super clean wood surfaces, plaster walls, and gypsum before painting. Super grease and oil cutter. Strongly suggest getting ahold of some sandstone and do some testing with various solution mixes. Both of these liquids need the gloves, glasses, and, why not, a respirator. And both of these liquids do kill plants, especially the TSP. If this helped, cheers.

    Mr muscle drain cleaner does the trick
    It is hypo based but also has quite a bit of sodium hydroxide (caustic soda) which removes the natural protective layer the algae produces which protects it from the hypo and thick enough to stick well and has sodium laureth sulphate in which is a great surfactant
    Household bleach also has hydroxide in so is good on stubborn spots

    Hi mate I would suggest to buy a medium pressure washer to do the window ledges that’s really easy to clean and a telescopic pole would save your knee as well 😀👍

    Hi Sid.
    I sprayed 10% hypo once, when I was inexperienced with it. (That was a school day, with after school detention) However that's not to say that you shouldn't use it neat. Then I tried applying it softly with a paint brush so that you don't break the water surface tension from the sill (the cling).
    I use solvite with hypo on sills now. Mix to a gel and off I go. Applied with paint brush.

    Hi sid I use soft wash uk surfactant that boosts the hypo mixture and foams up great. Will never us anything else now but I would combin with the pressure washer. Wash and then chem and rince👌 congratulations on the van by the way. Hopefully I will be getting one in the near future as I'm using me transit tipper at the moment. Do well

    The Doff system from Stonehealth would rip that dirt/lichen off with ease, a fantastic piece of kit designed for use on stone. Sad thing is you can’t rent them, have to buy. Expensive kit but something to put on a wish list should you start getting regular jobs involving stone.

    TSP paste. Combine water with TSP until pasty. Apply to surface. Let it sit for an hour or more. Rinse thoroughly. For stubborn stains, apply oxalic acid with a sponge brush to the area gently so it doesn’t drip everywhere. Rinse when it looks better. As a last resort, you may need to sandblast the top layer.

    We used pool chlorine in the chemical injectors hooked to the pressure washer we would soak the whole house down or at least half the house depending on the size. By the time you soaked half the house down it has been sitting on there for about 1015 minutes then we start back at the first section and start light rinsing it off with the fine spray on the pressure washing tip. We used a 45* Fan spray tip. Made the job so easy. No need to hand scrub anything just spray it on and rinse it off. The tough spots you can use a little bit extra pressure. I know you were doing a soft wash on this job however you can use a pressure washer and still be soft wash. You just have to stay further back. Or use different tips

      Yeah those house washes look great man, definitely a two man job with all the rinsing needed.
      Yeah agree, If i had of brought my PW with me i would of just lightly went over it but I wanted to see how far i could get without it.. not far enough unfortunately!

    I would be interested if you could do a test to see if the surfactant increase the stickiness. Just add the recommended amount into normal water in a spray bottle then 2 x the amount into a different bottle and maybe plain water as the baseline. The get a glass / solid surface and then tilt it slightly to allow the spray to run off slowly. Then spray 3-4 spritz with each bottle side by side and see if the surfactant actually slows the run off. Check say every 30 secs and see if there is a difference. There might be slightly more foam the more surfactant you add, but the amount of water that stays on the surface would be interesting.
    If you have concrete at your place try mixing a spray with white vinegar and a few drops of surfactant and test on a small patch. Test on some algae/mold/mildew. Do a few patches and rinse after 10/20/30 min and see if there is a difference.

    Did my coping stones and wood decking with oxybleach (sodium percarbonate) 100gms per 4L water and after a light pressure rinse came up lovely. Not sandstone mind so test first to see what you get as might be worth a try. BTW oxybleach is cheap as chips £6 ish for 2kg. Also a lot easier to use than SH. 👍

      @@PartridgeExteriorCleaning I'm a bit late to the party, but here's my t'pence. I work everyday restoring headstones, marble, granite and sandstone. The most important thing in cleaning marble and sandstone with chemicals is to thoroughly soak the stone first with water. Not just a quick hose down.
      Sandstone in particular is very a porous stone, it absorbed your SH and left very little on top to actually do the cleaning. Also, when you apply the SH mix, let it dwell for 10 minutes before scrubbing, then let it sit for a good 30 minutes, before rinsing off and scrubbing at the same time. Don't let the solution dry while you're waiting, mist spray if necessary.
      I second Graham M, Sodium Percarbonate, also known as oxygen bleach is a much safer alternative to SH when mixed correctly, and it doesn't need a surfactant.
      The process is a bit long winded and I've gone on enough for a quick post LOL. However if you would like to know I'm very happy to share.

    yea hypo can be frustrating, we find it great to use after jet washing patios ect, but i think on its own is just time consuming and has a lot more risk factors. im thinking about going on the softwash systems training day just to se what its all about and perhaps learn how to use it correctly. wont do any harm to find out.

      Hi mate, I would say I’m busy for a one man band but I don’t generate enough work to start hiring yet so just in a good spot really, I’d have to seriously start ramping up the advertising to be able to comfortably hire someone.
      I get a few jobs from this channel every now and again but most of the enquiries are cross country :D
      I get the occasional walk ups, I don’t have the van sign written yet so I’m sure I’ll get more once that’s done.

    Can you use a laundry product like Oxyclean ? Folks in the states use it to wash their driveways where there's stains, and or oil and grease and whatnot. I'm sure you'll find something. I think it looks good though.

    Hi mate - I had this exact same job only yesterday and it was also my first time doing it. Same stone and everything.
    I got an amazing result just with soft washing but I went in at approx 60/40 hypo/water with a third of a bottle of washing up liquid in a 2 mL spray bottle. I also used a stiff brush like yours and it lathered you so nicely almost into a paste which stuck on no trouble. I left it for 20 mins or so on each ledge and just rinsed them off and they came out like new - they were also black so was amazed at the result.
    Looks like you did everything right, just a little stronger mix and get the fairy out! 👍🏻
    I’m no pro but happy to help if you need any more advice in what I did mate.

      Yeah on my last attempt i had like 1/4 surfactant xD it stuck really nice it just still struggled, a friend said it may improve with time but I feel like something was missing. the hypo in about 4 months old but been unopened. Unsure whether its as potent as it once was.

      @@PartridgeExteriorCleaning It definitely loses its strength over time mate, you may have just had a crappy bath. I get mine from alliance online which always has good product and they’re ace on delivery too - not the cheapest but it makes it’s money back quickly as you know.
      I booked 2 more jobs from the work yesterday for neighbours so it must have looked good!

    Some tips for next time, much faster and easier/more affective with a drill and brush attachment and a handheld steamer 🖤 and might sound crazy but if all else fails lysol toilet bowl cleaner does the job💯

    Jet wash will damage the stone esp up close. Try a moss killer and steam clean

    I am not 100% sure why it did not clean up well with Hypo, my guess is that the window sill is likely reconstituted stone, AKA, stone dust mixed with resins to make new stone like I have used on building sites many times, likely not solid natural sandstone, so it will be a lot more porous than natural stone. Perhaps it just needs going over a few more times. Be careful with the jetwash if you go back to try, reconstituted stone can be srilly on the edges, so a powerful jetwash might damage the edges.

    I own a soft wash company in Australia,
    Hypo kills the organic’s yes, but anything porous you will need to pressure clean it, especially stone & concrete, pre treat & post treat it,
    As in your PPE it’s a bit over kill,
    Sodium is salt you have it on your food
    Hypo is water you drink it
    Chlorite is the chlorine atom,
    You can go 4 _6 % but pressure clean it after,

      Saw your post……. Was hoping I could get some help from your experience.
      I am a 69yr old from Scotland and really struggling to get Black Spot from our patio. I have used Sodium Hypochlorite / water mix but it just won’t come off.
      I haven’t used a bio detergent. Is this something I should add to the mix?

    Great Honest Video as normal I hate the Stuff as well and try to avoid using if I can but others swear by it everyone has an opinion which is fair enough what works for them .

    I connected a Cheap Screw fix Weed sprayer. 2 my Reach and wash. Just 2 get the Soft wash mix up there. Just Rinse out your lines after.

    Steam pressure washing definitely, but, with regards the hypo, how old is the batch you used? Hypo goes off pretty quickly and loses its potency, but you were probably aware of that.

      Yeah 3 months but unopened.. I thought I may be okay. I’ve heard some say 6 months.. but to be fair it’s sat in the garage through some cold nights

    Hypo all depends on the company, might actually need a temp 30c + to get it to activate. Some hypo's work with cold water and others need hot water. Its depends on the surfactant I believe. Just like descale products for your kettle wont work properly in cold water, that's why you have to "boil the kettle" for it to activate the chemical. Hope this helps. Your going from strength to strength. This time next year You Tube will paying the diesel bills.

      @@PartridgeExteriorCleaning ya hypo also loses strength exposed to air. Actually turns the same strength of milton after 6 months opened. You were probably wasting your time. Fresher stuff the next time 🥴 There's a shelf life on chemical by the way, it should be printed on the label somewhere 😏

      Yeah I said on the vid the ideal thing after the first go over would be a pressure wash but it was all in the name of science. I’m just wondering if I’m doing something wrong or if it’s genuinely needed to pressure wash to get them clean

    I would do a 50/50 mix then leave a wile 20mins don't let it dry try and invest in a pressure washer with extention lance to give a rinse this will save your legs and back win win I also use a long reach window cleaning brush with the mix running threw it that way you can spray and scrub same time from the ground

    For the sand stone use Benz Softwash Tornado Cleanze followed by a treatment of Benz Biocleanze to help prevent fast colonisation happening again

    Hi Sid
    Maybe I can give my 5 cents on cleaning sandstone.
    Ok, the goal is to wash away the algae and not destroy the sandstone, which can be very soft, as is obvious.
    First of all, the algae forms a root system, and you obviously can't get rid of it without destroying the stone. The dark spots go pretty deep into the stone and these algae can multiply and come back to the surface to get daylight for photosynthesis. The question is, how do you kill them? You said you don't like chemicals, so one method is steam. That's biological, but I don't recommend it. You tried using sodium hypochlorite, which is mainly a salt with some chloride. The French call it 'eau de javel.' Not a bad idea but not very promising. A better solution is glyphosate like 'Roundup' but this stuff can cause cancer because it is a biocide (phosphonomethyl).
    I think the best idea is either to paint this stone or cover it with a layer of copper sheet.

    I started pressure washing a week ago. I got the entire house, the walkway, an outbuilding, and about 1/3 of my 55-foot long, 5-foot wide bridge done (yes, I do). Yesterday, I received a recall notice for the spray gun connector. Apparently, the connector can blow apart. Lovely. Now I have to wait 7 to 10 business days for the replacement so I can finish the bridge. I try to just ignore the part that hasn't been done. LOL I have the rest of that and a patio to do, and then I'll be able to say, as stated by the character Tangina Barrons in Poltergeist, "This house is clean." Well, on the outside anyway. 😆

      We do use SH here I just prefer not too, every house here is built covered in lead and protruding UPVC just making it hard work for a solo guy like me. If I had a dedicated rinser I’d think about using it more but for the most part Biocide is my best friend 🙏

    Hi Sid ey up hope ya well. Your new dosatron would of been perfect for this job pal. A good brand surfactant (soft wash uk) pls don't mention washing up liquid again lol its just will never give you what you need. A quick pressure wash after it would of come up cool. Did you try ptft tape on those leaky threads on the dosatron I suggested if so any more leaks?? Keep the videos coming young man enjoy the effort you put in to give a bit of knowledge.

      I havnt bothered yet it seems to only leak under extreme water pressure, I will sort it though. It’s a shame I have to DIY something so expensive but it’s cool so I’ll let it slide 😂

    Don’t forget hypo is different strengths I think best I’ve found is like 15% or 30% trade strength bleach off the shelf is 3% so a 50/50 ratio of standard bleach is not strong enough.

    There is a product that might help that people use to clean tombstones D2 Biological solution. It kills the biological growth but doesn't harm the stones you can use it and scrub or spray on and leave it alone and over time it will work on the growth down into the stone. It's available in the U.S. may be available in the U.K. as well.

      @@PartridgeExteriorCleaning It's a DDAC, quaternary ammonium. So a biocide like AlgoPro and Benz Biocidal Wash. Very good at cleaning stones but requires pre and post treatment.

      @@PartridgeExteriorCleaning In Maidstone Kent mate. Only been doing exterior cleaning bits from end of 2020. I brought a gx390 21 liters a min and that's been going good. So now going to branch out and do a little more WFP work and gutters ect, but need to invest in the kit lol. Aint cheap !

    I use a gardiner backpack for brushing my chems on.. ubik2000 and tfr mixed then if theres lots of algae put 200mil of hypo into 20 litres of water with ubik... Sandstone sills i use 3 to 1 hypo and fairy liquid.. spray on and brush..spray again and leave for 1 hour then very lightly pressure wash, i keep a crappy karcher in the van for these and they always come up a treat.. metaclear is ok for brushing on render etc but not enough bang for the sills...

    down stream sh , then rinse with pressure washer, tough spots 50 50 in a pump up spray bottle then rinse. also temperature affects sh alot in its strength warm days it works better

      @@PartridgeExteriorCleaning Funny you should mention age I get my SH from a local supplier and I have to ring him before I go and collect it. When I asked why I have to call first he said that SH goes off quite fast. The 15% strength will drop to 9% in two months so he mixes it as its ordered
