    Hello Mark! Do you offer a class that Specifically goes over every loan documents in detail? Ive already received my certification, E&O and background check. I just need a course on documents so I am comfortable enough to do the signings.

      Mark I want to sign up for you class. Is it flexible on time? I work a full time job and run a DJ and photobooth rental service. I'm in a wheelchair and I think this might be an easier way for me to earn a little extra money.

    Mark Wills What are the differences ( between signing services vs direct) in how long you have to wait to get paid for your work?

      The short answer is if you work directly with title companies you keep the ENTIRE fee and get paid in 3-5 days after the loan closes.
      If you work for signing services you keep about 60% of the signing fee and get paid in 30 days of the signing.
      I teach both ways of getting business.

    Hello Mark, besides loan documents what other forms will you come across as a LSA?
    Also, thank you for explaining the difference of a notary and a loan signing notary. Could you tell me what opportunities there are with a mobile notary that is not a loan signing agent? Thank you.

      Though loan documents contain slight variations from state to state, my six figure course teaches a specific method for successfully walking a borrower through nearly all types of mortgage paperwork… no matter where you live, who the bank is, or who the borrower(s) may be.
      Loan signing agents indeed are mobile notaries... but they provide a service far more specialized than simply notarizing signatures like a regular notary public. That's why there are more opportunities to make so much money from $75-$200 per hour long appointment as a signing agent! Unlike a regular notary who can only charge a few dollars per signature.

    Do the signing companies refer jobs to GA commissioned notary agent? Beause GA is attorney state and i read the NNA state restrictions that an attorney of law must be present or be involved in closing real estate
    I would like to do this but I'm skeptical I may mot get any work in GA. I hold a real estate license agent and I'm familiar with the docs

      The quick answer is absolutely! You can get notary jobs as a loan signing agent in GA.     great informative video. How much Notary Bond with E/O Insurance is good to start with? is $5000 an acceptable amount or do companies usually prefer for more especially on snap docs

      I recommend that all of my students get at least $25k and i recommend $100k to ensure you get the maximum amount of signing opportunities!

    If you drove over to the borrower's home, and they're late or they canceled, do you still get paid? Or did you waste your time & money, even though you drove over there on time.

      Miranda! Signing agents get paid for services rendered. Meaning, if they complete the loan signing and for whatever reason the loan falls through AFTER the signing, they will still get paid. But if the borrower cancels the appointment at the last minute right before it was scheduled to take place, the signing agent will not get paid because they did not provide their services.

    I have a question. I am in the state of FL and it requires a class. I am taking the 3 hr class on Sunday and the putting in my application. When should I start your course? After my packet comes in or while I wait?

      Hi! I actually recommend getting started with LSS NOW, as there is a learning curve! :)
      Many of my students have found it effective to use the downtime while going through their notary commission process to fully immerse themselves in my course material so that they are ready to hit the ground running when it arrives in the mail.
      So the sooner the better!

    What if I'm the Real Esate Agent myself? Can I give that job to me as the Notary as well? I'm gonna be making the 3% commission for selling their home and also the notary fee for helping them buy a home!

      Hi Steven!
      You can ABSOLUTELY be a notary loan signing agent and a real estate agent at the same time.
      However, a real estate agent can't act as the loan signing agent on their own deals, as that's where the conflict of interest comes in.
      Generally, the rule is that notary public signing agents cannot provide their services on a mortgage transaction in which they have a direct financial interest - and if you’re the real estate agent receiving a commission when the transaction closes, that counts as a direct financial interest.
      However, all other mortgage transactions are fair game.

      Hey Ashley! Great question. I’ve heard of a few folks here and there picking up RONs during their downtime this year but the real money is coming from in-person loan signing appointments.
      Understand that the RON (remote online notarization) laws which have been recently passed in several states do not entirely apply to loan signing agents. They were mainly enacted for notary publics who provide general notary services - which are completely different than the service provided by a loan signing agent.
      Allow me to explain…
      There are typically only 5 or 6 pages in a stack of loan documents that must be notarized. And although the RON enactments now allow those 5 or 6 pages to be notarized remotely online… there are still 145+ pages in any given stack of loan documents that require a face-to-face wet signature, per the mortgage lender’s instructions.
      See the difference there?
      Even though RON laws exist for regular notary publics, mortgage lenders are still going to send out notary loan signing agents to get their loan documents signed in person.
      Meaning you do not need a RON certification in order to make money as a loan signing agent right now.
      And I can teach you how to do it! Step by step.

      ​@@ashynv Hey Ashley, I wanted to reach out because I had the same question and also did not feel comfortable with in person signings right now. What state do you live in? I know down here in Texas there are people using RON closings for loan documents online and making over $100 on each signing. The platforms they use are Notary Cam, Pavaso, and DocVerify to complete the online closing. I would do research on your state and see if they utilize and allow any of these platforms.
