Thank you so much for this video. It helped us check off (another bad builder) from the list to consider when we relocate from the west coast to Florida. Again, thank you so much for your video and the invaluable information you have provided to others based on your experience.
My son lives in Florida and bought an LGI home. He went to wipe the kitchen wall and it was just drywall. NO paint! He had trouble with the hot water being only luke warm, and the plumber said it had the wrong sized hot water tank in it. Pulled up the carpet after 3 years to get laminate flooring in and there was a HUGE crack in the concrete under the carpet. Appliances were all cheap and after the year warranty ran out had to replace the stove. They paid around $200,000 and hope to sell it soon.
Wow this is the first video I have seen on LGI to were a home owner is having major issues with there home smh I also was looking to buy a house from them myself because I didn't hear anything bad about them til I ran across this video they also to said I had to pay 8600 hundred closing & 12K down with 1800 a month I'm not gone lie this is making me change my mind now I really thought they we're ok but now I'm hearing other wise
Damn we almost bought a home in Crowley with LGI but decided to go a little bit further down south and found another builder and are very happy with our purchase.
I am so sorry this gentleman and his family is enduring this. Moving in tour 1st home is supposed to be a happy, embracing, heartwarming, monumental moment and this poor family was clearly taken advantage of. So many new home construction builders take advantage of people. I truly feel for this family and pray for all who are enduring this in our nation. I do totally agree with the final statement from this gentleman. They tell you anything you want to hear to get you to sign or close or as in this case take your hard earned money and once you have the keys they laugh and walk away. Think about it why do u think it is so convenient that the salesman, the realtor, the inspector, and the loan officers are ALL IN THE SAME BUILDING. RED FLAG.
I used to sell homes for LGI. Construction issues galore. But, the whole "zero down" gimmick should have been explained to you by your sales person. Even as a first time homebuyer, you have to have amazing credit to get it. bad credit = FHA 3.5% down. That's the only critique I have of this video. Currently there are LGI homeowners bringing a class action lawsuit for shoddy construction in Texas I believe.

Just like unethical landlords, builders will take every advantage to put the fault on you. They know it's up to the tenant or owner to prove it, and most people don't have the resources to get legal involved. Always trust the reviews - follow your gut if it feels off - it probably is. Hopefully a class action law suit can be filed like with Lennar homes.
LGI suckssss! Hella scammers. They sold me a house in the Houston area with shotty work and the whole neighborhood had wrong AC. The ACs the homes got didn’t fit the houses so they all broke. LGI blamed the ac units when it was there fault they put them in. I’ve heard of plenty of other terrible work in different areas of Houston so it wasn’t just my neighborhood. An they get people with the only starting at 1,200 a month BS. After all the random added mortgage fees it ramps up to 2100 at the lowest per month for one of their cookie cutter houses

No, that would be his down payment. If you use LGI's lender, they pay your closing costs. Their lenders aren't great and for some reason, advertise a higher interest rate than most other lenders. If you use an LGI lender, you'll save on closing costs but your monthly payment will be higher because of their interest rates.

All these new builders are the same. I am in MN and am just over a year in our LGI house. Its what you'd expect. It is far from perfect. I've spent a ton of time and money making things look acceptable. So far no major issues like this guy is having. Alot of what quality your house will have comes down to the local subs who built it and whether or not they do shitty work. All of us neighbors on the street talk and so far a couple years in were all doing okay.
Our federal and state legislators are allow new home builders to build crappy homes and not leaving buyers any recourse to correct shoddy work. Meet with a home inspector before signing a new home construction contract. Try to find a small home builder who takes pride in their work. Talk to the local building inspector about their inspection process.

Why didn’t you tell him what you knew about the pressure, and tell him that you do a/c for a living? That way he would know that he couldn’t pull anything over your eyes when it comes to those things. You have to be firm with these types of people or they WILL run right over you.
