Kung ang question niyo ay sa pag-build namin, I hope you don't mind if I answer in DETAIL 😊. We have these safeguards: 1) BUILDER - Albert Francisco is a licensed civil engineer who has worked in construction since 2007 as a site engineer in the Philippines (2 years noon + 3 years ngayon), Saudi Arabia (4 years), Abu Dhabi and Dubai (almost 8 years; 4 yrs dito ay QAQC Engr). He worked as a Senior Quality Assurance/Quality Control (QA/QC) Engr in Abu Dhabi and Dubai both sa Contractor side and Consultant side. He has a reputation and a licence to protect since every project has a structural warranty of 15 years as per Philippine laws. He is a conscientious builder, never compromises on quality, and always finds solutions to problems -- even our clients attest to this. 2) BUILDING PERMIT and OCCUPANCY PERMIT - We follow local laws and apply for a Building Permit complete with the Contract Documents or Design Drawings, Detailed Estimate or BOQ, Technical Description, Structural Analysis and so on. So everything is documented in the Technical Description, including the materials we will use. We also secure an Occupancy Permit wherein the City Building Officials and Engrs inspect the site after project completion to check if we followed the Design Drawings and Technical Description, as per the approved Building Permit. We never take on projects without these. 3) PROCUREMENT - We exercise due diligence when procuring materials and only buy items that we know are of quality, and within the budget of the Client as indicated in the Bill of Quantities (Detailed Estimate) unless nalang na mababa talaga ang budget ng client. Kung ano ang pasok sa budget, yun ang binibili namin at well explained ito lahat sa client. We also offer a Defect Liability Period (DLP) of 1 year upon turnover to ensure that if there are defects in our build, we repair or replace them at no added cost to the client. Turnover Analysis - If we find that one item is not the best to use in a project, we always replace it with better options in our next build. So, from blue pipes for the water line, we have set standards of using only PPR Pipes, minimum .5mm roof thickness, standard RSB lang ang gamit, Yale door knobs, etc, and these are non-negotiable. If the client disapproves, we respectfully decline the project. We also take videos and pictures of the items we procure, most times kapag may price tag, pati yun kasama, for the clients to see. We are very transparent in terms of procurement. 3) REGULAR SITE INSPECTIONS - Abet inspects the site daily, depende sa site, if finishing stage na, minsan more than 1x a day. Kapag may OT, nag-iinspect din. Our Foreman is a seasoned builder and a good leader. So asset siya but hindi nagrerely si Abet na siya lang sa site. Complete instructions po yan every time. Maraming beses na na kapag may mali, binabaklas po talaga yan kahit gaano pa kalaking lugi. 😅 Hindi maiiwasan magkamali ang tao, pero hindi naman namin pababayaan yun since may DLP. 4) REGULAR UPDATING OF CLIENTS + SITE VISIT We document the build every step of the way. We also send regular video updates to our clients, showing them everything that is happening on site. I even include the materials we use. Our clients or their representatives are also regular visitors of our site. In the case of this build, our clients' parents worked as contractors before. So they knew a great deal about construction, and they regularly visited the site during the build. Malapit lang sila nakatira doon. WE HAVE A BOSS ABOVE - We believe that we are accountable to God for every project we build. Kahit malugi kami sa project, tapat lahat ang bilang ng materyales at paggawa. We believe that He is watching us as we build and we would like to give our best. You can ensure the build quality by: Hiring licensed professionals with good track record, making sure they applied for a Building and Occupancy Permit, havinv a contract and a detailed estimate for everything, ensuring procurement is done right, and conducting site visits so you see for yourself if the build is of good quality. Mahal nga eh. Building lang yun 6 bedroom. No lot. Sa calabarzon may house and lot na bare unit for less than 1m. Raw house or loft type. Sakto lang yan sa palawan kasi.

Not related to your video but just wanted to say that when I visited Palawan a few years ago, I noticed that it was still common for parents to send off their elem age kids to school via tricycles, leave them to the driver’s care, and the driver wouldn’t mind at all. I liked that a lot.
Yes it is a common practice indeed but this is only possible because the community is close-knit and everyone knows everyone so we can assume that not only the driver but also other adults will keep a watchful eye for the kids 😊. I can still remember our tricycle driver when I was kid, his name was Kuya Blessy and he gave me candy sometimes.

Hi Ben! We're not sure when tbe client acquired the land. My husband bought a piece of land in the same barangay for 400k for a 450 sqm lot, but that was years ago. The current going rate for the land is 700-800k to 1M for prime lots in the area. Total Construction Cost is detailed in the video. The build started on March 1, 2022 and was turned over on October 6, 2022 (7 months, including bad weather etc).

Hi Amping, Jake. Thanks for watching! Honestly, we never mentioned the rental rate. That's up to the owner. So I'm confused where this 1% is coming from. What we mentioned was, all the 5 units were rented out (within 1 week of turnover). The Owners reserved 1 unit for short-term stay (airbnb), which would yield them higher income as Puerto Princesa is a tourist destination and there's demand for it in the city. If they get minimum 15-day booking per month for short stay, this and the total rent should give them more than 1% monthly. Definitely, rent is not 5k. So I don't know where that person got it from. 😅 EDIT: Removed my other comment here. For OFWs (Filipinos based abroad), we advocate that the easiest option for them to earn (less effort, more secure, lower risk than other investment options + they have a place to stay when they or their friends are here on vacay) is through rentals. I'll do a separate video on ROI later once I have data. So it all depends really on the purpose of their investment. They want to earn money during retirement years while doing other things they love. They want an investment that can last for decades, without threats of typhoons or pests wiping out their investment should they strike. Their lot is not fit for a farmland and also, they have no interest in farming. Hope this helps! I typed everything here so that other people reading the comments can have an idea. I understand limited Tagalog and I didn’t think you mentioned rents so was confused about that cementer but also have nosebleed trying to watch you guys bc I am too puti and only good with taglish. The 1% rule is a US investor quick reference for if an investment is worth investing in. It may not work in every country so I apologize. But basically if you know the rents are say 10k per door in your area and you have say 6 doors as your example then you know you shouldn’t pay more than 6m for the whole project. If it meets 1% then it passes the first test to look further at what the actual ROI is based on taxes, cap ex, unforeseen future vacancies etc. I’m sure your area commands rents that will far exceed the 1% rule for what you just charged on this property. Mukhang mabait naman si Contactor. Medyo kapani.paniwala naman mga sinasabi. Marami lang talagang contractor na mapagsamantala, sila pa dahilan na stress yung client. Per my experience hahaha. Buti may time.pa para na review ang contract at daming onerous terms sa contract kaya tinapos ko na sila. Umpisa pa lang sa building permit processing sobrang mahal na. Nagtiwala agad kasi nasa City hall siya at mismong pumipirma ng permit. Salamat na lang Engr.

Madalas ako sa area na yan, nakita ko yung progress from ground up. Tsaka, no wonder nagkaroon agad ng mga tenants since the area itself is very accessible sa mga Goverment offices, merong 2 university at isang technical school na walking distance. One tricycle away sa elementary, highschool, churches and some touristy area.

Go lang bro! Lahat naman tayo nag-uumpisa sa maliliit na projects. Mas maganda mahasa sa maliliit muna para habang lumalaki, dumarami rin experience mo. Mas hindi nakakaoverwhelm. Basta ginagawa natin lagi ang best para sa client, for sure babalik yan sayo in so many ways. suggestion ko lang po since nabanggit ninyo na need po kunin is mga professionals for this type of work, I think instead of saying "drawings" sa building permit, you can refer it as "Contract Documents" from the Architect and Engineers para maiwan ng madlang people na isiping isa lamang itong guhit gamit ang papel at lapis na babayaran lang ng 5k tapos okay na. And also, maganda din na iinform nyo yung viewers ninyo na hindi kasama sa construction fees ang Design fees ng Architect and Engineers. Those are professional Fees na kelangan iparating sa viewers ninyo kasi many people here in our country don't know the importance and takes for granted the law that indicates a professional's signature para sa building permits na kailangan. Yung iba kasi akala nila, simpleng drawing lang ito which is actually mali. Contractors are the builders while architects and engineers are the designers in which lahat sila ay may liability sa structure/building.
Best to buy the materials yourself for big savings because if you'll rely on the architect for the most part you'll be overcharged and have somebody there as your eyes and ears, it doesn't cost much, at our house we had somebody gather nails at the end of the day so carpenters can use them the following day.

Importante yong quality ng materials at alam mo yong nakalagay sa bahay mo kaya mas gusto ko ako yong bibili. Maraming materials na maganda lang itsura pero poor quality o hindi durable.

Not related to your video but just wanted to say that when I visited Palawan a few years ago, I noticed that it was still common for parents to send off their elem age kids to school via tricycles, leave them to the driver’s care, and the driver wouldn’t mind at all. I liked that a lot.
It's a common practice. Tricycles drivers love that gig. Stable income while taking kids to school.
Yes it is a common practice indeed but this is only possible because the community is close-knit and everyone knows everyone so we can assume that not only the driver but also other adults will keep a watchful eye for the kids 😊. I can still remember our tricycle driver when I was kid, his name was Kuya Blessy and he gave me candy sometimes.

Hi Ben! We're not sure when tbe client acquired the land. My husband bought a piece of land in the same barangay for 400k for a 450 sqm lot, but that was years ago. The current going rate for the land is 700-800k to 1M for prime lots in the area.
Total Construction Cost is detailed in the video.
The build started on March 1, 2022 and was turned over on October 6, 2022 (7 months, including bad weather etc).

Hi Amping, Jake. Thanks for watching! Honestly, we never mentioned the rental rate. That's up to the owner. So I'm confused where this 1% is coming from. What we mentioned was, all the 5 units were rented out (within 1 week of turnover). The Owners reserved 1 unit for short-term stay (airbnb), which would yield them higher income as Puerto Princesa is a tourist destination and there's demand for it in the city. If they get minimum 15-day booking per month for short stay, this and the total rent should give them more than 1% monthly.
Definitely, rent is not 5k. So I don't know where that person got it from. 😅 EDIT: Removed my other comment here.
For OFWs (Filipinos based abroad), we advocate that the easiest option for them to earn (less effort, more secure, lower risk than other investment options + they have a place to stay when they or their friends are here on vacay) is through rentals. I'll do a separate video on ROI later once I have data. So it all depends really on the purpose of their investment. They want to earn money during retirement years while doing other things they love. They want an investment that can last for decades, without threats of typhoons or pests wiping out their investment should they strike. Their lot is not fit for a farmland and also, they have no interest in farming.

I understand limited Tagalog and I didn’t think you mentioned rents so was confused about that cementer but also have nosebleed trying to watch you guys bc I am too puti and only good with taglish.
The 1% rule is a US investor quick reference for if an investment is worth investing in. It may not work in every country so I apologize. But basically if you know the rents are say 10k per door in your area and you have say 6 doors as your example then you know you shouldn’t pay more than 6m for the whole project. If it meets 1% then it passes the first test to look further at what the actual ROI is based on taxes, cap ex, unforeseen future vacancies etc. I’m sure your area commands rents that will far exceed the 1% rule for what you just charged on this property.

Mukhang mabait naman si Contactor. Medyo kapani.paniwala naman mga sinasabi. Marami lang talagang contractor na mapagsamantala, sila pa dahilan na stress yung client. Per my experience hahaha. Buti may time.pa para na review ang contract at daming onerous terms sa contract kaya tinapos ko na sila. Umpisa pa lang sa building permit processing sobrang mahal na. Nagtiwala agad kasi nasa City hall siya at mismong pumipirma ng permit. Salamat na lang Engr.

Madalas ako sa area na yan, nakita ko yung progress from ground up. Tsaka, no wonder nagkaroon agad ng mga tenants since the area itself is very accessible sa mga Goverment offices, merong 2 university at isang technical school na walking distance. One tricycle away sa elementary, highschool, churches and some touristy area.

Go lang bro! Lahat naman tayo nag-uumpisa sa maliliit na projects. Mas maganda mahasa sa maliliit muna para habang lumalaki, dumarami rin experience mo. Mas hindi nakakaoverwhelm. Basta ginagawa natin lagi ang best para sa client, for sure babalik yan sayo in so many ways. suggestion ko lang po since nabanggit ninyo na need po kunin is mga professionals for this type of work, I think instead of saying "drawings" sa building permit, you can refer it as "Contract Documents" from the Architect and Engineers para maiwan ng madlang people na isiping isa lamang itong guhit gamit ang papel at lapis na babayaran lang ng 5k tapos okay na. And also, maganda din na iinform nyo yung viewers ninyo na hindi kasama sa construction fees ang Design fees ng Architect and Engineers. Those are professional Fees na kelangan iparating sa viewers ninyo kasi many people here in our country don't know the importance and takes for granted the law that indicates a professional's signature para sa building permits na kailangan. Yung iba kasi akala nila, simpleng drawing lang ito which is actually mali. Contractors are the builders while architects and engineers are the designers in which lahat sila ay may liability sa structure/building.

Best to buy the materials yourself for big savings because if you'll rely on the architect for the most part you'll be overcharged and have somebody there as your eyes and ears, it doesn't cost much, at our house we had somebody gather nails at the end of the day so carpenters can use them the following day.
big korek! naka experienced kami yan,,sobrang nakakatipid pag ikaw mag hanap beside maka feel kapa na satisfaction,kasi minsan ang price / quotation nila mag double kasi jan sila kukuha nag income din. ang price minsan double pa which is cheap pag ikaw mamili. kung hassle free yes makakatulong but not all can be honest while they can gain so much money for it.
Sana tulad nyo honest ang contractor,kc karamihan hindi naman lahat kc imagine lahat mga yan gustong kumita ang contractor pg street contract tinitipid nila ang materialis kaya sa mga marurunong labor lng talaga,at owner na ang bibili ng materialis bakit kamo malaking tipid sa gastos cgurado kapa sa mga materialis..
Lalo na pgdating sa bakal mrong mga barcode yan mrong mamurahin na hindi alam ng owner..
Importante yong quality ng materials at alam mo yong nakalagay sa bahay mo kaya mas gusto ko ako yong bibili. Maraming materials na maganda lang itsura pero poor quality o hindi durable.

Mura na fair ang price . Imagine wala kanang pagod at abala nag aantay ka nalang sa presyo nayan 6 units eh sulit.
