My biggest issue with living in Westlake (you can see my house in this video) is that the roof is leaking. House is only 5 years old and Minto has a terrible/non existent warranty. I’m not the only person that has had a leaking roof either. Pretty crappy for a super expensive house sporting a $30k roof.

PSL is growing very fast, Costco is building a huge distribution center near the Tradition area, but you’ll be even further from Fort Lauderdale international for major flights ? We live in Vero Beach, which is obviously even further north, but every time I think I dislike this area (Vero) and visit our daughter in Westlake. I appreciate (Vero) dealing with less traffic and craziness ! Like they say, I guess you have to choose your poison !
Royal Palm here. Considering moving further west but the drive into west palm (to get to the turnpike and 95) is actually longer than expected. If the area stays nice and quiet (if they don’t overbuild), then it might be worth it, though.

East boca traffic sucks. Westlake is far from everthing now but commercial businesses and lots of other things are going to be built within the next couple years. Those houses are at 5-600k now but in 10 years they going to be worth well over 1 mill
Love the honesty ! I mean, it’s 30+ min to west palm beach and PBI. So it’s not the end of the world. Folks wanted to go to delray but there were no new construction houses with waterfront in our price range. Plus the south is way too crowded.

Me and my wife went to visit Westlake minto community We would NEVER move there. That place has like 30 years to become an actual city. It's in the middle of nothing and nobody. Good luck
I am a Wellington native, and you speak about the "worst" things, being hot weather, animals, insects, and frogs, are NOT the negatives here, they are common knowledge! For a Realtor, I am surprised you didn't do more research on this area before making this video! Talk about WESTLAKE flood zone, or whether it is higher in taxes, and insurance rates, etc.....and your drives to & from airports are highly "inaccurate"! 🤔
My family of 3 visited WestLake last week & were so impressed with those single family model homes we had to go back the next day when we were also shown the model Townhouses as well as that insanely impressive Adventure Park. It's a roller coaster of emotions. When you're in there you're like "This is the UNBELIEVABLE, this is the place for us, we won't miss anybody from up north if we buy in here" lol blah blah blah. Then you leave the place & you're like "This is just too damn far from civilization" with the solid 15 minutes to go South to Southern Blvd or North to Northlake Blvd & it being at least 40 minutes to the beach. I do love that they have their own schools & I feel like my 12 yr old son would stand a good chance at meeting friends within the development. It's a tough decision because of how remote the location is but i'm willing to bet this new city will only gain in popularity.

My buyers that have bought in Westlake can’t say enough good things about it, and most of them are from other states!
Lady you totally wrong coming here from Fort Lauderdale 20 years ago was the best thing I ever did, Most of the stuff that you are describing is 100% Florida so you’re wrong and I also wanna mention that you talk too much just get to the point.

I, personally, think Florida in genera isn't good for dogs. Majority of time: extreme heat, high humidity and a lot of wild animals. Dogs are alligators' favorite food (many cases in FL...).

When you have the whole northeast of the U.S. and California people moving to that area of WestLake/Boca you're gonna get traffic and crowds. People are escaping the nonsense of where they came from.

I still would prefer Hallandale Beach Florida it’s a beautiful city with beautiful beaches and restaurants and Hotels and a good nightlife.
Great points. About the frogs, I've seen them in more developed areas too like Palm Beach Gardens and Port St. Lucie. It's just a Florida thing.
