Does it help that you’re a licensed agent? I’m looking to dive into flipping head first but would like to supplement my income other ways. What do you think about this? Also with your past experience buying rehabbing and living in them then selling them do you feel that gives you an advantage?
He’s not a agent, but it’s probably not feasible to have so much going on especially as a first time agent you probably won’t have any sort of income for the first 6 months unless you’re well connected with multiple people already interested,plus the living expenses and adjustments that are necessary.
I have done some flips and am getting to start doing them again. Personally my opinion your losing alot of money. You need to be hands on. Why pay top rate for demo. . A piece of advise you need to take a project managers course. And also learn to do abunch of stuff yourself

What caused the lender to jump to that 98k, was that after they appraised it ?
I just started my first flip. My contractor gave an initial estimate of 37K rehab and then told me it would be 20K and now we are back to 35K again.
