    CGT, Income, Tax, tenants not paying and repair work. It's becoming more expensive to become a landlord. The s hole goes deep, when trying to make money in the UK.

    I been quoted over £1000 just to do the checks and none of this goes towards heating, lighting or repairs so both parties lose out. Safety is already guaranteed when they are installed. Better use of money would help tenants have a safe comfortable housing.

      The most important thing is to have the AST thoroughly checked by a property specialist solicitor just to ensure if anything goes wrong in the future you can evict without complication.

    You forgot the right to rent check pre tenancy too. What is the right to rent? Private landlords and agents are legally required to check the immigration status of all tenants, lodgers and any other adults who will be living in the property. The right to rent check has to take place before the tenancy starts.🙈 Nice effort though.

      Should the tennant have received both a Right to rent document and a how to Rent document ?
      If a right to rent document isn't given would this raise a problem with a section 21 in court? Thanks.

      @@claireclaire238 Hi Claire, No the right to rent check should have been done pre tenancy, but this won’t STOP you from serving a S21.
      If you haven’t served a current how to rent guide, just serve it onto the tenant just before you serve the S21.

    Hi Dan, great video as always. I’m a big fan…… One question, at 01.50 you mention that it is the landlord’s responsibility to provide a co2 detector where a ‘fixed combustion appliance’ (i.e boiler) is installed? I don’t think this is correct and believe the installation of a co2 detector by the landlord is only mandatory where a solid fuel appliance (wood burner, coal fire) is installed and not a gas boiler/gas fire appliance? Agreed it would be good practice and responsible for the latter but not mandatory? Comments welcome….. kind regards, James

    My landlord won't do any work on my house, roof been leaking for over a year, making one of the bedrooms unusable, the heating in the house is not working, my bed room last night was 5 degrees, got black mould all over the house. The kitchen is falling apart anything you leave in there gets damp or rusts, been asking them for a few years to sort the place out, nothing happens, then a few weeks ago he came round and said the work will be going ahead, then handed my an eviction notice!

    What if the gas safety check is done after the tenants have moved in. Also giving the certificate

      Hi Giselle,

      A gas safety check needs carrying out before the first tenants move into a rental property, they will need presenting with a copy when they move in. If you have a tenant change over then a copy of the existing gas check needs issuing when they move in. If tenants have moved in and you then get the check done you need to issue the tenants with a copy asap.

    I see an October 23 version of 'How to Rent Guide' has come out, do you need to give the 'updated version' to existing tennants? And evidence it being given? Would this be a problem in the court eviction if they had not had the updated version? Thanks.

      Hi Claire,
      You don’t need to give the updated version to current tenants, if you issue them a new fixed term ast then you will need to provide the quite but if they go into a rolling contract then it’s not needed.

    I live in an apartments building made of 10 flats. The main entrance into the building is open 24/7 as the magnet doesn’t work anymore, homeless people come in and smoke and tresspass, its an continous problem ongoing, they have tried to fix the magnet a few times but people still would tresspass. Can i sue?

    What would you do if your gas safety engineer tries to arrange to do the check for a long standing tenant, but the tenant says that she has a prepayment meter and is in arrears and so there is no gas and so the the gas safety checks cannot be done!! This has just happened to me.

      Sorry to hear about your situation.
      Personally I would find out how much the arrears is for and if its a small amount then I would pay it off to cover myself with the gas check. You could then bill the tenant for the amount if you wanted to but at least you would be doing your part to ensure the safety of the tenant and property.
      I hope this helps
