If you go about it the right way , the neighbours are your security. However , this 'dive' on this page , neighbours would not 'socialise' and/or care if anyone broke in or not. They would say/do nothing , lol. Security dog , not feasible/possible. Suggest , improvement with physical security (windows/doors) if pos. No spend on property unless got legally binding agreement , viz : "no crazy rent increases in next (say) 5 years" , lol. He 'Jeepneys' to and fro. FYI most people at that building are paying 8000 or less.12k is way too high for that. Double what it should be. Maybe the basic furnishings are raising the price by 50%, if so it's better for him to buy his own furnishings because the stuff there is only like 17k pesos new.
So 8 for locals 12 for foreigners. If it was me , I would query the owner about that. Let owner know I am not a sucker. Might help delay any plans to increase the rent , later on , too. Might. Maybe get Solicitor/Lawyer to sign up a tenancy agreement for long term WITHOUT possibility of crazy rent increase , lol. Myself I would get something more spacious , further away from W. Street area , for less per month , and catch Jeepney to W. Street area. Chicks in ST hotel , unless of course she is a 'special one' , who lives in , lol. Actual address to be kept a secret !
Actually , after a bit of thought , Leon built accommodation on top of his girl friends/wifes house , so Georgy builds a house on top of Leon's ? lol .

No need for a maid in such a small place , and maids have relations , boyfriends visiting them too. Not something you want. 1. One person only (tenant) 2. Address kept a secret.
For long term , year or more , its right. You only need to sleep and/or eat there. Rest of your time , your out and about. Short term stayers eg up to say 3 months something more spacious. For one year or more , this is the one , and you will have money in your pocket for other things.
