Touring abandoned hoarder houses was um...fun! Which property did you think had the most potential?
I'd need a hazmat suit, omg! But the last property had tons of character & was in great condition!
@@gtfowtbs yes, they were pretty inhabitable! I almost put in an offer for the last one, but ultimately decided on a better neighborhood.

multiple neighborhoods on East & West Side. Bel Air, Irvington, etc. @@artnatureinspiration

They were definitely rough around the edges!
I have done a couple wholesale deals. One on market and another as a JV. Some Transaction Coordinating as well.

Growing up in California basements are not a thing, so when I saw you go into those basements I was scared lol. To me basements make me think automatically that that's where I'll get murdered. Haha omg I guess im just that claustrophobic and have a dark mind. Thanks for sharing your journey!
Oh I am the exact same. I hate basements. Even ones that are completely done and finished. The humidity, lack of sunlight, low ceilings. Unfortunately for me, it’s part of my job now 😂
You can fix these places up, but I personally stopped investing in property in the Hood. Took many unforeseen issues over the years.

WTF IS Up With Baltimore? I've never understood that place! As a previous Sevren, Columbia & Downtown Greenmount Ave resident, B'More is Awful!!!🤯 Like A Bomb Went Off, for years & can't come back!!The Bronx couldn't be that bad!!😂

That last property would be perfect for section-8 and at the cost, once interest rates drop, and you refinance, great investment. Also, HUD is supposed to be increasing their rates, to meet current economy pricing.
If it was in a better neighborhood I would have taken it for sure. Much higher crime compared to other neighborhoods.
Sec 8 in Baltimore is actually steering landlords away for certain neighborhoods because the want to move people to more affluent areas with access to transportation & jobs.
