- Hi everyone! It's that time once again in between renters where we go in and update and repair everything in the home before another renter comes in. This time we found something that isn't going to be a quick fix, but we need to get it taken care of asap.

I guess I was lucky when rented straight out of college. I had the nicest German lady who kept it up really nice. Many times, I would come home to fresh baked bread or pasta on my kitchen counter. She even cut and edged my yard since I worked long hours. It helped that she lived next door. She got me interested in planting and gardening. She owned so much land and had a horse and a full garden. I remember her daughters telling me her Mom could be very intrusive, but she never was with me. She was a kind widow who had a very good work ethic, was very honest and very resourceful. I kept in touch with her even after moving to another city and had the honor of speaking at her eulogy. ❤️ ❤

You do realize that you told us that she would leave homemade bread and food IN YOUR KITCHEN. This means that she was not only intrusive but literally she illegally broke into your rental. Most people would be livid to have their landlord invade their personal space, on a routine basis, doing who knows what and searching through anything they want. Then she bribes you/covers her true intentions with food. And you say that you didn't find her intrusive? She was so far beyond intrusive that intrusive would have been a luxury!
That's a very nice house. I wish our Landlord was half as diligent as you are.mwe have to have new windows,doors and roof replaced ,or repaired, but they don't care.

I have managed a small rental property for years. I have seen things only nightmares are made of. Worst is apartments.

I had my duplex for 15 years, lived in half and rented half. Ended up moving and renting both units. Sooo happy when I sold it. New windows, 2 furnaces, new roof and water heater oh and 5 flat tires after the new roof!!

So nice to see people who are not slum lords. Seems rare these days. The rents are so high now the renters are paying more than the mortgage.
You might think about replacing the tiles with “linoleum”!! I bought an expensive one 34 years ago and it’s still going strong! Water can’t get under it!!!!!❤❤❤❤🙏🙏🙏🙏

Good luck on your tile journey. I wish all landlords cared about their properties like you two. I rented a place and the first time it rained I could see a wet spot on the ceiling, and told the landlord, and her response was literally, well let me know if it starts dripping inside the house because I do not want to have to replace the whole ceiling. I told her, I may not be the brightest bulb in the lamp, but wouldn't you want to fix it before it starts raining inside, and of course she didn't. Not all landlords think like you two. I bet your tenants love you guys, I know I would.

I have been lucky with landlords when renting homes. I’m 66. I rented apts first. I’ve owned. Renting homes in ATL area has been good. I’ve rented 3 homes in for 20 plus years. I’m a great tenant-the owners took care and were/concerned for their properties. I’m dependable and am fortunate in my finances. I’ve worked hard. Still working and believe I can do it at 70 on my retirement. Very scary to me.

Which makes you a pleasure to deal with not someone who doesn't care about the shape of the house. What is the colour name that you are painting the outside as. Sounds like a good plan for retirement You are good landlords, most don't come close to caring for the property or home, they don't put the money back into and then don't have any to take care of it, their lose in the long run. You are smart investors!!!
Oh I hate tile floors. I busted all of mine out in the kitchen complete to original beams and put down new subfloor and the coated laminate. Last lot longer than tile and doesn’t crack lol

Instead of tiles that always chip and break you may want to consider using the vinyl flooring. It holds up so much better than tile. We put it in our kitchen and we love it. Bought ours from Lowe’s

Very cute rental home! I would rent from you guys any day because you take care of your property's. I own my home and looking to possibly sell this next year. I'm 62 and really don't want to purchase a new home. Best of luck on the tile work just make sure you let those boards dry out good after the tiles are pulled up! I'm sure your aware of that though.😉 Prayers you get a good renter as well.❤❤❤

I would put down a sheet of linoleum. Mine has lasted forever and they have really great designs these days. You don’t have to worry about the grout or broken tiles.

Instead of ceramic tile maybe put the waterproof plank flooring. My son put it in my house and I love it. It's so easy to keep clean and I have the wood look so it feels like wood so it's not slippery 😊 Cheaper in the long run because you don't need grout or thinset. It's very durable, I no longer have carpet so I don't have to worry about keeping it clean and no trapped smells.

Thank you guys for noticing the moisture..Ive had to just sell my 2 bedroom trailer due to all the mold i had been breathing in n almost died and im now having to live with my son n my 2 littles Logan 5 and Morgan 2..
Just sold my trailer yesterday so now i can start looking for something mu h bigger for all of us or something small for just me..Rental prices suc no matter what state im finding..Good luck with your rental

I would Love to have a home like that, it's really cute & the yard seems really big....As you were walking around I was planting flowers here & there & Rose of Sharon Bushes here & there & a small Vegg. Garden in the far back by the sheds... I was having a Grand Old time. I was even trying to figure out where a nice size Greenhouse would sit...I would want to rent with the opt. to buy from you guys & I'd want to screen in that back porch.
I NEVER have had LANDLORDS as THOUGHTFUL as you all are..........
In fact I had one that tried to keep our dep. money of $500.00 because I didn't scrub out the drain rim in the kitchen sink with a toothbrush ...LoL I kid you not she was willing to go to court & stand before a Judge & tell him that she was holding our $500.00 because I didn't scrub the rim of the Kitchen drain with a toothbrush... until her Children sat her down & said Mom it will cost you more in Lawyer Fees & Court Costs then just giving them back their $500.00 .. So she did much to her dismay....and she let me know what an awful housekeeper I was because the drains in the Kitchen sink were not scrubbed out with a toothbrush... I told her Well I guess I am then because I have NEVER done that Nor will I EVER do that until the day I die. & she just looked at me in disgust like I was a dirty PIG....
Let me ask Ya All do you guys ever do that? am I wrong here? Until she said something like that I had never heard of such a thing. I asked my Mom when she was still alive & she said HEAVENS NO, I've NEVER DONE THAT & I"VE NEVER EVEN HEARD OF SUCH A THING AS THAT.....CRAZY OLD WOMEN!!!!!!

My brother bought and renovated and then rented the house out and he went to sell it, and he found out that he needed to live in it himself for two years or else he was going to pay way more income tax on it if he didn’t live in it so he decided to live in it for two years and then sell it but that was in North Carolina. I don’t know about Texas. He’s in the saving money at every turn, he can. Then again, North Carolina has a fee for just about everything, they even charge you property tax for your vehicle’s in addition to your tag fee. Georgia does not charge a property tax on vehicles. We just have to pay the tag fee every year. I lived in North Carolina for almost 4 years and honestly I’m glad I moved back to Georgia.
When my husband and I rented a house ( we were there 20 years) we did all repairs and the owner and my husband added another 2 bedroom’s on the house. ( we were expecting and it was a 2 bedroom at the time. ) I loved that house, but they wouldn’t sell it to us.

That’s a nice rental,It’s always going to be something when you rent it out, It’s good you are doing it right and not just covering it up and moving on and things get worse,I’m a do it yourself unless it’s a roof but every thing else my so. Does a lot, He lays carpet,Tile, doors and windows,Just everything,Roofing is the only thing that’s a big no!

When it gets below freezing turn the faucets on to drip and water will not freeze.
@garyemond5396. * True. Sometimes tenants do not remember or care to do such things. Freezes in Texas are not the norm.
Please be sure there is air circulation under the house! Our floor did the same thing and we did not have enough circulation and we had to replace floors in two bedrooms, a bath and the dining room all because of lack of circulation. Don’t want you to repair and then in a few years have to repair again. It was costly! We even had bad beams underneath from it all too! Just beware.
Love the house. I think instead of tile again get the laminate plank flooring. Easier to repair and maintain.

I live in Western Kentucky and the rent now is 800$ and higher for a 2 bedroom
In MA a 2 bedroom starts at $3400!!

The last rental we lived in we lived there for 13 years we did all the repairs our selves or they would not do them with out going up on our rent
My Dad even put a bathroom in it ,a hot water heater, replaced floors ,we bought and did all the painting.
They went up fifty dollars on the rent . No joke

You can tile. However, if you can hire it out, YEAH.
Older homes need lots of upkeep but if you keep up they don’t become major and cost a fortune

SO ITS BEEN HARD .AM ALMOST 70 AN ITS BEEN HARD TO DO THIS BYE MYSELF. ITS A LOT TALKING WITH SOMEONE FILLING OUT APPLICATIONS. DIDNT KNOW YOU HAD RENTALS. HOW NICE. WISH I STARTED SOMETHING LIKE THIS WHEN I WAS YOUNGER. I COULD AFFORD IT BUT JUST DIDN'T KNOW WHERE TO START . . Screw down cement board on top of your subfloor before you tile.
Those are the type of air conditioners we have here in Michigan we don't have them in our houses as of basements or Attics
In Australia the renters pay a bond on top of couple of weeks rent in advance at the start of tenancy and they have to do the end of lease deep clean themselves and any damages comes out of the bond .
Same thing in the states. We have a security deposit. Normally a month or two rent. Landlord returns the money after move out but keeps what’s necessary for needed repairs. Pets normally require an additional deposit.
