To be fair this HOA looks pretty harmless. City HOAS are terrible I agree , but some really just try to keep up property values
Really an HOA???? Seems like there is always somebody that wants to control you and what you do. As for Big Daddy wanting a pool? The HOA I'm sure has somthing to say about that? Nice property but unfortunately, the HOA is a deal breaker for me.
@@user-ig6oy7mx1y Florida HOAS give them a bad name , there are several HOAS in my county that just care about your property not looking like trash and maintenance on the land. I agree though some HOAS are absolutely crap, so it makes it hard to invest . This looks rural enough that they maybe make yearly visits to check everything out… maybe .

False inflation due to people fleeing cities and coastal states during the covid lockdowns. Hopefully, they won't keep pushing like this until the bubble bursts like it once did. Prices have nearly doubled in Kentucky in less than five years. Insane.

This is one of the best houses and land that I have seen so far. Pity that you have to drive to the nearest shops, hospital, schools ect.
@Anuksonamun - its going to be difficult to have big land and gorgeous views - and we able to walk to stores and a hospital.

Out of state Buyers: Be aware! NC is a "buyer beware state" which means the seller can hide bad stuff & if you get an inspection & he misses it, its the buyers prob. Also, wen you make an offer you have to give 2ckecks. One, for "due diligence" is about ($2500) on a $200k hse, a deposit which is refundable if the buyer backs out. but the 2nd check is more, usually $3500 (called "I hit the lotto") you hand diectly to the seller. made out to the seller, is "non refundable for any reason, even if you hav an inspection that reveals something bad or expensive, seller gets to keep it. Its a real money making scheme they got going. So you dont make an offer unless you can afford to lose the 2nd ck.

Safely ensconced now on an Irish hillside with happy animals and humans. However, nobody sells property like Brad Simmons! Given that he's also from the east coast is the best advertisement for the purchase of property in Kentucky. Europeans would scoff at living in America.

This is why you see so many of the comments here not liking HOA, its an anathema to freedom loving people to have an outside entity controlling what you can do. The EU has a long list of herbal medicines that are not allowed in the EU, that can easily be obtained here.

@@BradSimmons totally agree . We’ve got all we can handle. But for someone to come in and update everything and install proper stable management systems that property has potential . Would make a great riding and training center .
Also without a great crew to work it everyday I can totally get how a person can be overwhelmed pretty fast. Livestock don’t care if you happy or sad sick or healthy

Either you're paying an HOA to get involved and ensure everyone around is complying, or there is no reason for the HOA to exist. If you're right that they don't care, that means they shouldn't be getting a dime. They're scam artists, collecting money for nothing. If I want to spend more money for people to have arbitrary authority over me, while not doing their job, I'll donate to Congress.

there is a value of the land. there is a value of the house. there is a value of the outbuildings - that's the only way to arrive at an asking price.

Agree with others, it's a bit priced to perfection for this moment in the market. 5 years makes a price double? I would wait around a bit for these interest rates to sop up some of the froth. Loved seeing those horses walk out. That must be the best life to come home to, or just stay home to, ha ha.
