      I hear you but also the process by doing it yourself informs you of alot of things but if I was to buy land again I would use someone to do it as it was long but I got to know where places are and met great people along the way

    Also if you dont have the connections or time use a great Agent to do the prior investigation prior to purchase and to source the land that's a Bla Xit tip as not all Land has co ordinates.

    Is a lawer needed then as I was told we should get one as witness, or just the investigators from planning?...I'm guessing we have to pay to get them to investigate before and after then as you said they normally only check it out after you've paid for the land, and they have transfer? I'm probably confusing myself here sorry! I've been unsure since 2016 but I think I'm going to do it.

      Be very careful when buying land even if you go direct to seller. So many just too many stories. I’m in the process of creating a service to help diaspora buy land safely. I’ll keep you all posted xx

People for some reason feel confident like it’s a done deal cos they sent someone to just look at the land on their behalf 🤔 that means NOTHING I could look at land for you today or send someone and you could be standing on TDA land, land in dispute, the ex president land or even worse about to buy from someone who is not even the owner. Once you go yeah looks great, green, trees beautiful 👍🏾 they get hyped part way with thousands then take local transfer to start official transfer process and be told this land is TDA, it can’t be sold to diaspora, the name on here is not the owner of these coordinates. You try find the man who sold it he has disappeared or you do find him but the money has gone. Taking him to court will cost you double to end up with nothing. 💔💔💔 makes me so so angry and sad. I feel to do a video on typical land scams or at least what I’ve seen in just 3/4 months.

      I honestly think the only people that can help are people with direct connections to departments. Luckily for me my husband worked at physical planning for 7yrs and still in constant contact with the top bosses there. Trust me his connections helped me. Juliet defiantly has connections also but don’t sure you what level

    African made us sweat sending us away from Africa and making us sweat again calling us back home to Africa what's wrong with these people. Africa you got to make laws to make it easy for us to come back home. all the suffering and stuff our ancestors and we went through by you sending us away from our home this is not the way of welcoming us back home and you need to do right for the people in Africa because if we come home to help build Africa majority of the people will no longer have to be slick ripping people off trying to make a dollar to put food in their house so you help us so that we can help you this shouldn't be just all about you and what you can get out of us it should be about us also do right for your peoples and Africa and outside of Africa and the creator of heaven and Earth will bless you this shouldn't be just about the greedy leaders in Africa

    You are the only real one representing us repats to The Gambia when it comes to Land buying process. THANK YOU SO VERY MUCH ZANDELA!!💖 You are truly righteous person, you will go far the Most high is watching and protecting the righteous ones. Not the fake pro black RUclips persona land scamming.
    A lot can be cleared up if people just listen👂🏾to each step you broke down in this video. Realistically this is a long and lengthy process that needs plenty of attention to detail. You are a fantastic role model, I will come out to The Gambia and follow my money and the process. Many more will cry because they didn’t listen and have now ended up being ripped off and/or scammed. Let it be a lesson that you must listen👂🏾instead of letting the scammers hype and rush you to buy land you haven’t seen. What type of nonsense is that?🤷🏾‍♀️🤦🏾‍♀️>>> What’s done in the dark will be revealed!!! Timing is a wonderful thing! ⏰ is ticking.       I agree with you 100% too many people are currently being scammed and told lies about the stage of their land process. when I think of some of the stories I’ve heard just in last 3 months on land issues it turns my stomach just thinking about. I honestly wish I had posted this video when I found out the full process months ago or some people had just listened to me, looked closely at the video of their land to see no electricity poles for miles, no one for miles or listened their gut and waited (cheapness can be dear in the end) I still have people messaging me saying they have never been but want to buy land can I help. I’d love to help but my pressure couldn’t handle me being a part of something that may go wrong with people’s money and dream of moving back one day.
      These steps are long and can be even longer if you don’t have connections but we 100% need to know so when are land paperwork is taking 5months that could have taken 8 weeks we can take back our paperwork and do the process ourselves. Thanks for commenting & Stay blessed 🖤🙏🏿

      @@zandelalifestylebusiness I can only just imagine the types of stories you are hearing 🤦🏾‍♀️ do as much as you can but do not stress yourself, a lot of this is simple common sense. Let this be a lesson to those that need to learn it. I have been seeing crazy behaviour being displayed on RUclips. All you need to do it get online and say keywords like AFRICA or GAMBIA and people nose dive into the comments talking about can you get me land👀 WHAT?!?🤷🏾‍♀️ When the reality is that most people can’t even trust family and friends in back home countries but you are fully trusting a random RUclipsr with buying you unseen land, This is madness! It will not end well, I predict the S will hit the fan before 2020 is out. Some are buying land and they have never even step foot in the country 🤦🏾‍♀️ GROWN PEOPLE some of them even own property in the west and should know better. I feel there is a lesson to everyone looking and those that have lost money. I always follow my intelligence rather than leading with emotions. The scammers are using the pain and struggles black people face being in the west for their own financial gains. So sad tbh. This will shatter a lot of dreams.       If you're waiting that long something is DEFINITELY wrong. It probably means that at the time you paid for the land the "seller" did not officially own the land because he hadn't paid the full price to the original owners. Lots of scams going on whereby a number of plots of land have to be 'sold' in order to pay the original owners, who until this is done will not transfer to the "seller" who can, in turn, only transfer to you once he/she becomes the owner. Sometimes they never get the land transferred to them and the buyers therefore never get their paperwork.
      All sorts of excuses are given for the delay, most of which is BS because they will never want you to find out the real reason.
      There is a hell of a lot of scheming and scamming going on in land sales in The Gambia because it's one of very few ways in which people with relatively little education, skills, expertise or capital can make a lot of money.

      @@zandelalifestylebusinessooo it's the new director at brikama because the previous director Mr sowe was a nasty obnoxious peice of human being. Even colleges from different departments hated his arrogant behaviour at physical planning. In the several African countries I have visited and colluded with their land board's and physical planning departments. I have never been treated with the level disrespect I was treated at brikama. You are very fortunate to of had assistance. Many of us unfortunately have had to go through some unpleasant experiences till the office shake up in 2021. So happy the previous director and his assistant momdou cesay were relieved of their duties. Many of us who are leaving the West due to intergenerational abuse and experiences, the least we want to experience is dishonesty and corruption trying to secure ok and to build a home. I'm applauding you for this video by as it's the best I have seen.

    You mentioned that foreigners can only purchase up to 2500 square meters. But in your other video about the land you bought, you mentioned you bought 200m by 47m which is about 9400 square meters. Can you confirm that the 2500 square meters limit applies or am I missing something?

      Yes that’s correct. if you watch that video about my land you will see the reason I could not keep the land and it could not be processed in my name as a non-gambia.

      Possibly. The process takes the same time in the U.K. and I’m sure US the only difference is you pay a solicitor to do all this work for you. I’m sure there are companies in gambia that just deal with this process but I couldn’t find any.

      @@zandelalifestylebusiness in America for most it just having your realtor negotiate with the seller of the propertys realtor and then having a inspection done on the property to make sure its up to code and then a real estate attorney to check to make sure all the paperwork is in order. Like I said it looks like you are sitting on a gold mine the minute you open your office walking people through the process. The money you make off your commission will enable u to have a staff working for you handling each step of the process

      Currently only after you do the local transfer (pay for land) which is a very tricky system. It should be possible to get confirmation of anyone that owns the land. Like a land title or deed that is public information

    Just another thought this is not that different to buying property in the West, it just that you use Lawyers and agents more to complete the transactions in the West so all the detailed work is handled by them and you do the signing of documents. The process of buying property also takes a few months to close, so you are just seeing the raw form of dealing with the transaction process. The only issue I see is making sure that the land you are buying has not been sold already.

      That’s exactly it. I’ve had to write this in response to comments already. Both my houses in UK took over 3 months to process. An independently land processing company is a must. I think my solicitors fee was like £1000 each property and I’m sure a company in gambia wouldn’t need to charge that much

      Don’t worry I was also. Had this land process information for weeks and It was a challenge to try and get all this information into a video without missing parts. Not only is the process long, it’s all manually done, you have to physically go to these places and it’s complicated.

      @@zandelalifestylebusiness Does the use of a property agent simplify the process? I have been told by more than one of theses agents that Alkalo fees etc are included in the asking price and that buying from them would be a shorter and more straightforward process.     In the US it’s called a site survey. It shows property lines of deeded property.

    Thanks for this video !do you by any chance know if it is possible to use land for both agricultural and residential purposes? And can you recommend a real estate agent?

      Hi Lisa, when you buy land you have to found out if it’s registered agricultural or residential if it’s agricultural you’ll have to pay for change of use which can be a lot (can’t remember the percentage but it’s a lot). If it’s virgin land from original owners, you can normally request for it registered as residential as it’s the first time it’s being registered. I would not recommend an estate agent as I’ve never used them and heard so many stories from private agents and estate agents. Sorry but I honestly would my name called up in any failed recommendations.     Thank you so much. This was so informative. We are in the U.S. and in talks with a local man and a real estate agent about buying land. We have the money but honestly are scared of blindly buying. Would it be usual or reasonable to ask the real estate agent to get the physical planning dept. to accompany him to the land so we can find out the history/use/ownership/availability of the land? We don't know anyone personally in The Gambia to ask this favor of.

      Not a good idea to get the agent to do it as they could get anyone to provide you with anything. Never a good idea to get someone who benefits from the sale to do an investigation for you, in my opinion. If you send me an email I can give you more details of service that can help.
