The FIRST Step To Becoming A Real Estate Developer

  • Every time I’ve tried to do something hard in my life, whether it be learn to play basketball or build a $10M/year real estate development company, I’ve run into the same reality: the ONLY way to start something new, is to start by being bad at it!
    This week I’ll share some of the ways I’m STILL bad at my job (and hopefully steadily improving), and why it’s OKAY that I’m bad, and if you’re building a business, it’s OKAY if you’re bad too!
    There is no path to success that skips the step of being new, unpolished and downright bad at something. That’s step one. Thankfully, it leads to the steps after it as we slowly improve bit by bit, and struggle and stumble our way to mastery.

      Man I REALLY feel your pain! I just watched a video on the Dunning Kruger effect which totally spoke to me. I was super confident, now I'm in the phase where I've learned a lot the hard way--I've learned a lot more but realize just how crazy far I have to go!

    The more you try the more you fail, the quicker you bounce back, the quicker you learn, the quicker you learn, the closer you are to your goal.

    I'm in the midst of exactly what you're talking about. I love that you put it all out there and are honest and humble. Yes, these challenges in life require us to take a serious inventory of our skills and be brave enough to acknowledge our limitations. Your message is positive and uplifting. Thanks for being a good example! It would be so easy to just give up - but, nope! Pain is definitely hard, but, to grow, sometimes you must push through the pain, and yes, that's how we learn. Thank you so much for posting this video!

      amen to that! pain, failure, loss, it's all necessary. Not fun at all, but so necessary to rising to greater heights and fulfilling our potential. I promise to keep going if you promise to keep going!

    i live in norcal , California and wholesaling right now , my main goal is to develop , the problem i see is in the future getting approved for the loans on these developments. would you recommend a college degree like a real estate Development Masters degree, i would like build in silicon valley and i know this a longterm play . but im not sure if a masters would help getting approved in such a crazy market . do you think doing the barrier to entry is difficult or impossible in this liberal state

      Hey Francisco! I’ve got two answers. First: a masters degree will make no difference at all in getting the loans you need. I’m Not saying not to get one-maybe the knowledge gained in a RE development masters degree will make a big difference! Much more valuable will be building relationships with investor partners. Early on they can co-guarantee loans with you, help bring the needed cash, etc.
      Second: to put it bluntly, my experience has been that areas with more liberal governments are more difficult to develop in. I’m sure there are exceptions but it does need to be factored in. I don’t think it means it’s too liberal to do it there-I’m sure someone is doing it profitably! But it definitely means you need a lot of cushion in your numbers for higher fees, holding costs for longer periods of time, higher taxes, etc. I’d make sure you talk to experienced developers in the area to try to discover any costs that aren’t currently on your radar.

    How did you get into developing?

      Slowly climbed the real estate investing mountain, I guess you could say. I liked but didn't love most of it: flipping, wholesaling, short term rentals, etc. But I grew up around new construction and always loved that. So finally took the leap to what I really wanted to be doing. I don't assume it's the perfect path for everyone but there's a lot about it for me personally that makes it a great fit.

    Do u need a construction general contractor license

      Only if you intend to build for yourself. You can definitely develop without your GC license by partnering with builders. Thats how I did my first 15 deals or so.
