I lived in Akosombo for 11 years, so I know Akuse very well which is similar to Akosombo. I attended Akosombo International School. I have always regreted not buying land and building in Akosombo, as I like that part of the country. Specifically, the serene environment, nature and quietness of the area. I ended up buying land and building in Tema.

He is a very honest man, and the price comes with all documents. You don't have to chance them for it or go to lands. They do every thing and I have seen documentation done for others feeli feeli.

@@l.e.sparklesfkaelliesparkl5875 it's a proper acre so 4 plots (of 100 feet X 100 feet) and a bit on top, which works out to be 43,560 square feet or 4,047 square metres so it is quite a large piece of land to cater for a decent size house, large garden/green space around the house, swimming pool, etc.
And yet it will be destroyed by development. this is such a unique landscape and should be protected i.e. buildings shouldn't be allowed on it. It breaks my heart... When I travel to the lake district and peak district I get sad that Ghana is determined to destroy green spaces. We need rich land custodians who can buy acres of land and protect them from human intrusion.
@@SpadeFungi I am a little troubled by your comments. All developments in Ghana and the rest of the world were built on green lands. I am sure I don’t need to remind you of that. Having said that, we have taken a different approach by not building on all of the land but only in certain areas. Another reason to conserve nature is by selling a majority of the land in acreage as opposed to single plots only. A lot of trees will be kept as well. So if you say the vast land will be destroyed by developments I will respectfully disagree 😄. I am sure you have a lovely place to live and need not be reminded that it was once virgin land or green. The huge deforestation and green space destruction in Ghana are concerning not only for the country but also for the world. Trees are felled without care (e.g Lake Bosumtwe is drying out as developers pull out trees which anchor the water and soil.) Yes, I agree that development happens on virgin land, the sad reality is that human interference is a problem we all need to work together to protect our land as much as possible. Maybe An alternative to an HOA? What happens to the individual’s property if they can’t pay? Perhaps as long as it’s a reasonable HOA fee it can be managed.

Can they allow at least 1.5m2 each side of the roads to leave as a public pavement and also warn those building near roads not build on that 1.5m2 we don't want to see new developments with old mistakes or ignorance of the old developments

That's how we are in 🇯🇲 but from what I see on you tube they dont plant fruit trees in their back yards. Most of their homes are surrounded by concrete. There are no flowers in the front of the homes yet it looks so much like 🇯🇲

It seems you are of Jamaican heritage. You would've qualify for repatriation in the year of return but you would have to apply as Jamaican. Get your Jamaican citizenship and their passport. Look up the various requirements on Ghanaian website.

Next time make a video of the township....last time I saw it (more than 20 yrs ago), it's near Akosombo and the Volta lake and river....it was so picturesque. Very good area for a quality life.
$5,000 for a plot of land in a serene location with good roads, water and electricity readily available..................and some people moan that the price is excessive? 😲😲😲 There are similar plots easily going for $50,000+ in parts of Accra and surrounding areas. I know it's only Akuse (and I must admit I've never been there) but its good proximity to Accra, plus the fact it's located in the peaceful, virgin, mountain region of the Eastern Region should make this place a hotspot in a very short time. If that $5k price is negotiable, even better. I'd snap up multiple plots if I had the opportunity to do so. The alternative is buying land at much cheaper prices from dodgy chiefs and rogue traders and then having to deal with all the inevitable litigation issues that soon follow..............leading to even more costs.

@@nanak.o2121 but exactly where is the threat coming from? - burglary in Ghana is done in urban areas primarily by local opportunists, within the locale. rather than upmarket thieves with access to large vehicles that would be required to transport items away as would be required here. I’m wondering if it’s the thought that it must be seen to have a perimeter wall because ‘it’s what we do’ and security as a concept regardless of whether it’s actually required or even effective. I think back to the National obsession with building window bars even on 2nd air 3rd floors without actually asking if their necessary and wonder if it’s the same doing things by tradition rather than thinking is it practically necessary. Now to your question about where the threat is coming from. Here’s what I will say... east legon was once like Akuse so This community could turn into an urban are at some point. Areas without such security measures are low hanging fruit for burglars. We strongly believe if the area is secured it will give some level of comfort and a sense of security to the residents. Here are some of the reasons we highly recommend gated / secured Comminities 1. Safety and Security 2. Reduced Traffic 3. Privacy 4. Better property and resale value 5. Safe haven for kids 6. Less Solicitation Crime still does happen in gated or secured neighborhoods but, having security helps cut that down. I hope this helps 😄.

Having said that, all that could change in a few years so what I will say is that it all depends on your urgency as far as ROI is concerned. However, we’re starting to see people renting property in the area for weekend getaways. Rental here has a potential but demand for rental properties is nowhere near what it is in Accra and surrounding areas.
I've looked it up on maps. It shows to be about a 2 hour drive north of Accra. It appears you would have to drive through Tema from Accra to get to this location in Akuse. So, Akuse is even closer to Tema.

There are so many untapped residential lands outside of Accra. The only issue is that those places are not close to Accra enough and or not really developed like Accra. I will say that not every city or region can be developed like the capital/greater Accra region but I believe all that could change once our leaders (both NDC/NPP) focus attention on developing other regions and cities. As far as selling a seller lands, I believe that has even started in Accra. You van hardly find a 100X100 plot to purchase there.

Roads are constructed in phases so as construction is ongoing it only makes sense not to complete the final phase until most homes are built. The road you see was just constructed about 2 weeks ago and that’s nowhere near complete. Once complete, roads will definitely be tarred and all streets will have solar powered street lights. Not sure if you saw the first video but that street is paved and has street lights and gated. Access roads with be paved and main road will have asphalt. I hope I have addressed your concerns. I will say that we’re still working diligently on the estate. suggestions are definitely welcome.

It seems you are of Jamaican heritage. You would've qualify for repatriation in the year of return but you would have to apply as Jamaican. Get your Jamaican citizenship and their passport. Look up the various requirements on Ghanaian website.

I am actually not in Gh at the monument. As far as being hesitant is concerned, I completely understand ,and that is why we recommend doing your due diligence to help ease that hesitation. Which part of the world are you? I ask because I would love to put you in touch with someone or people who were in the same situation as you at the beginning but currently own land there (some are already building.) $5,000 for a plot of land in a serene location with good roads, water and electricity readily available..................and some people moan that the price is excessive? 😲😲😲
There are similar plots easily going for $50,000+ in parts of Accra and surrounding areas.
I know it's only Akuse (and I must admit I've never been there) but its good proximity to Accra, plus the fact it's located in the peaceful, virgin, mountain region of the Eastern Region
should make this place a hotspot in a very short time. If that $5k price is negotiable, even better. I'd snap up multiple plots if I had the opportunity to do so. The alternative is buying
land at much cheaper prices from dodgy chiefs and rogue traders and then having to deal with all the inevitable litigation issues that soon follow..............leading to even more costs.

I’m wondering if it’s the thought that it must be seen to have a perimeter wall because ‘it’s what we do’ and security as a concept regardless of whether it’s actually required or even effective.

Now to your question about where the threat is coming from. Here’s what I will say... east legon was once like Akuse so This community could turn into an urban are at some point. Areas without such security measures are low hanging fruit for burglars. We strongly believe if the area is secured it will give some level of comfort and a sense of security to the residents. Here are some of the reasons we highly recommend gated / secured Comminities
1. Safety and Security
2. Reduced Traffic
3. Privacy
4. Better property and resale value
5. Safe haven for kids
6. Less Solicitation
Crime still does happen in gated or secured neighborhoods but, having security helps cut that down. I hope this helps 😄.

Having said that, all that could change in a few years so what I will say is that it all depends on your urgency as far as ROI is concerned. However, we’re starting to see people renting property in the area for weekend getaways. Rental here has a potential but demand for rental properties is nowhere near what it is in Accra and surrounding areas.

I've looked it up on maps. It shows to be about a 2 hour drive north of Accra. It appears you would have to drive through Tema from Accra to get to this location in Akuse. So, Akuse is even closer to Tema.

There are so many untapped residential lands outside of Accra. The only issue is that those places are not close to Accra enough and or not really developed like Accra. I will say that not every city or region can be developed like the capital/greater Accra region but I believe all that could change once our leaders (both NDC/NPP) focus attention on developing other regions and cities. As far as selling a seller lands, I believe that has even started in Accra. You van hardly find a 100X100 plot to purchase there.

I kinda understand some of what's being asked about the road situation we're spoiled here with street lights and paved roads. I'm asking at some point down the road "no pun intended" will there be paved roads in the planning leading throughout the neighborhood. @@sunnijames2802 no worries at all. As far as roads, Julian actually addressed that. Roads are constructed in phases so as construction is ongoing it only makes sense not to complete the final phase until most homes are built. The road you see was just constructed about 2 weeks ago and that’s nowhere near complete. Once complete, roads will definitely be tarred and all streets will have solar powered street lights. Not sure if you saw the first video but that street is paved and has street lights and gated. Access roads with be paved and main road will have asphalt. I hope I have addressed your concerns. I will say that we’re still working diligently on the estate. suggestions are definitely welcome.
