This brought back memories of my great grandparents working in the coal mines. They moved from Kentucky to southern Indiana, where I grew up. We moved to Florida in 2009 and boy do I miss that rural life style. 1000 people move to Florida every day. I'm ready to move back home. Seems everywhere I go now, there are cars in front of me, behind me and to each side - running red lights and ready to run you over if you hesitate at a stop sign. You guys have shown me and your audience parts of this world I will probably never visit, and you’ve done it in style, with great storytelling, history lessons, and excellent video production. WV native here. It is a beautiful state! We left in 2000 for economic reasons and I definitely miss parts of it. Just a note, I know you've likely made a decision and offer on land... if not be sure to know what you are buying. Be aware of who owns the mineral and gas rights under the land. I have extended family members own rights under land that was sold decades ago. I'm not saying not to purchase land that doesn't include these rights.... just saying it's good to have knowledge of what you are buying so there are no surprises in the future.
New River Gorge is one of my favorite places. It's a "short" drive from my home in Charlottesville, VA and my friends and I have spent a lot of time kayaking, white water rafting, hiking and most of all climbing there. Bridge Day is especially fun.
What a lovely region. I hope there's enough range of commercial activity in the area to support yoursleves. Also, I wonder if the distance from population centres, provides enough tourism and consistent demand for Airbnb's. I'm sure it gets busy in the summer, but a business needs demand in the winter and the shoulder months, like November and February. That bridge walk was scary, while the rock climbing looked good.

I went to Virginia Tech and spent a lot of time in WV since it was so close and my friends and I spent a lot of time hiking the mountains of Va and WV. I've visited Fayetteville many, many times for white water rafting and Bridge Day. In the Fall, it is exceptionally beautiful! Hope you all find what you're looking for.
The cathedral cafe was the first place I visited In Fayetteville driving back to charleston from our 1st wedding anniversary in 1998. We took the scenic route from Lewisburg to Charleston. It was owned by the founders of pies and pints at the time.
Native West Virginian here and I sadly say that you would have to be insane to move to this state. The reason WV is at the bottom in nearly every single matrix is because the people of WV consistently vote against their own best interests and I doubt that will change anytime soon. Yes this state is beautiful but the residents are quite possibly the worst people you will ever meet.
Yes, West Virginia . It's conservative and ready for a great awakening. The other plus your not close to the mega urban areas of the east coast. I live in the northern Appalachian mountains of New Hampshire and we are just hours to NYC AND BOSTON. Take this into consideration.
West Virginia is an up-and-coming state. Wild Wonderful Off-Grid is in WV on their homestead, doing well. There's a lot to like about the state. But I would wait until the economy improves with the new administration and interest rates go down, unless you find something you can't live without.
Don’t wait till interested rates come down, that is going to spur a buying frenzy from everyone waiting for rate drops! Buy now refinance when rates drop and you beat the massive price increases from mass demand!
I’m not sure the new administration will improve the economy of families like yours! I remember seeing bank mortgage rates at 11% when we were looking for a house for our new family.
Love West Virginia, been there, great land. You might want to also consider Angel Fire, NM (too far, I know, but awesome) or Middlesboro, KY (even closer than WV). I miss Atticus I. 😢

Or you could just save time and move to Florida and work on boats. BTW your background and history of the places you visit make your work special. Maybe live in FL close to family and do a travel channel????
WV is awesome as a vacation destination as I have lived very near the places that you highlighted. Problematic as a place to live and will likely require some adjustment to lifestyle and expectations. Access to basic services and the finer things in life, though available, generally require extra effort and time investment. I'm not advocating against, as it has a lot to offer for a certain portion of the population, just set and manage expectations appropriately.

Suggestion. Hold your funds and wait for major price drops on a lot, so you don't need to get a loan on a lot. Find a lot in a township that will allow you to park your RV and stay in it while you build. Not all townships will allow this. Purchase a lot near a power line on your side of the property so you can have power trenched to your build site. I had my power terminated on an external 6x6 post with a outdoor 200amp panel/meter base with a 30amp plug for my RV. Trench power to house. House would have a 200Amp sub panel. In hind site, I wish I had put in a larger service > 200Amps.
Better option is to buy on the potential. Lot of money is sitting ready to get into the real estate. Interest rates are probably not going to move significantly in the coming years. 1 maybe 2 points. Refinance in the future. Water and Electric already established on the propery are key. Expensive and time consuming.
I'm a born and raised West Virginian. I"m the first of 4 or more generations that WASN'T a coal miner. I still have cousins who work in the mines. It's an amazing place. If you choose to raise your kids there you won't regret it. Fayetteville and the Beckley area is just big enough for convenience and your wilderness is still just around the corner. WV will never be much more than it is now. They have tried to transition away from coal for decades and there just isn't a lot of real estate to build anything substantial on. So it should stay like it is for the majority of your kids lives.

Not trying to be political here but please consider the bodily autonomy your daughter will grow up with and the level of education and culture she will be exposed to. Also most Republican lead states tend to be the least caring about their citizens.

Look at Scottsboro, AL. Jackson CO has lots of land Mountains and the TN river.

Be very careful of the Appalachian Mountains cause there r lots of Feral People and there not good!!!
The Appalachian range runs from Alabama to New York. Bad people are everywhere including your area.
