I'm not committed to owning anything when I get to Paraguay. I'll definitely be one of those renters for a while. I'll only buy small places when that place is full of peace and joy.
Yes, I would agree that the biggest mistake in a new place one can make is to seek help and rely on their fellow countrymen. Always go and find proper professional local people, not some random ‘helper’ who just happens to be from your ‘old country’.
I'm originally from NYC. The court system is ruled by payoffs.
One judge got caught taking money under the table in Brooklyn. It was on video tape and news (Family Court justice system). The judge kept his job!
Sound advice Mike. Hopefully people will take heed of the years of experience you are drawing on. Making snap decisions is a fast path to headache and regret.
Thank you. Unfortunately, many people are overwhelmed when they first get here. Some feel pressure to act quickly to get established and can get themselves into trouble.
Can a foreign buy a property foreclosed by a bank in Paraguay?
Oh yeah thats a classic, many germans did the same mistake when moving to Spain and buying property there in the early 80s! I remember that because my father was a real estate agent back at that time! Many funny memories! People have to follow the rules of the country they are moving to, thats normal and rushing things in a latin country is indeed the wrong step! I recommend to consult the rights and rules with the embassy of the country and ask for as much information as you could before moving there and you will be well served!

Right now we have come to realize we must act Faster!
We have the legal system down and many local friends. They let us know when good deals come. We moved too slow and lost out several times.

@@GummySociety On Nature Island, great real estate deals pop up from time to time. I have learned that when they do pop up here, you have to move on it immediately.
I discovered this same phenomenon when I first moved to NYC many, many years ago.
On this island, we don't have title companies. So, it took me some effort to get the system down - To know how to protect myself in real estate deals.

I would like to move to PY one day but see it more as a project of 5 to 10 years. Question: I am interested in buying some land in the Aregua/Luque area and heard both good and bad stuff about the real estate players. Any thoughts? For example is Remax trustworthy?
An Remax agent told me there would be no surprises possible, because they would check everything in advance. When we met at the escribania to sign the contract, the escribania told us that the property was divided in 4 parts, each with its own title, and the seller only had rights to sell one of them. The rest belonged in part to his siblings, who weren't involved in the deal. Big waste of time and money.
Thank you for your comment. Yes, REMAX is an international firm and is trustworthy. Several of our clients have purchased properties through them over the years. I have a very important question for you. When was the last time you visited Paraguay? It could affect your application for permanent residency.
This is a CLASSIC case in Paraguay. Real estate purchases can be tricky. I'm just surprised that an agent from REMAX was involved. Generally speaking, REMAX, Century 21, and Caldwell Banker are more trustworthy because they are franchises of an international brand.@@doktorzappergeck492

@@paraguaymike5159 Yes, one would expect that. But it seems this franchise lacks quality control, unlike for example McDonalds.
Same in Brazil (especially if no Portuguese or Spanish are spoken). Extreme caution is recommended. Sometimes it is even advisable to get docs analysed by a local lawyer which is fluent in both languages, as the Mercosur countries have quite a few peculiarities. #JustSaying

I hear a lot, but it sounds too good to be true.

All of the Spanish speaking countries south of the border are the same way. The way they do business in these Latino places are like crazy people on meth. it's hilarious actually.
