I was a sub contractor for Dr Horton for many years. Problem is that they don’t have any so called builders, we called them schedulers because all they do is look at the schedule and see what sub comes next, they don’t walk their houses after the sub finishes their work. I couldn’t tell you how many I had to baby sit going through the plumbing process. They don’t care about the quality of work they only care if it passes inspection!
Friend, one of my realtor told me that the inspectors came but did not look at those defective areas. They just ignore the issues. I think DR Horton paid for their inspections.
@@sheltdog8463 I am so sorry that I actually paid for an independent inspector too. He noticed only a couple things but ignore the rest of the issues. The worst issues were the same Dr Horton's contractors came over to overlook at their works, they also ignored the issues. They said that were the way homes here are built. I don't really know if it is true but hiring a lawyer here is quite expensive.
In 2019 I purchased. DR Horton home in Texas. My laminate flooring started coming up 2 years later. 6 months after purchase our hot water heater needed replaced because it was connected wrong. We had multiple electrical outlets non working.
We bought a DR Horton home about 12 years ago, we've sunk about 14 thousand Dollars into the AC system, and about 12 Hundred dollars chasing leaks in our roof. NEVER AGAIN,,,,,,,
I just want to add some comments about my part in the video...I did have a relator, paid for my own 3rd party inspection, and wrote a letter to the leader of DR Horton in OK. Most of the damage did not show up until later and nothing was done in response to my letter. I was cut off after the 5 years comment...I believe this house will not be here in 5 years as the same home. Substantial repairs need to be made. DR Horton should stand behind the contractors they hire and their one year warranty. Their contractors that came in to do repairs created further damage that they will not repair.
ALWAYS ensure you have an inspector that can do all phases of construction inspections for you. Also, NEVER use an inspector recommended by the builder. Do your homework on an inspector and remember you usually get what you pay for.
Inspectors walked through but did not look at the issues. Everything for him was fine. We were the buyers (not the inspectors) and did not know anything about it until it was happened!
Just was looking in Dayton, NV at three different home models and thought they were all very nice....after hearing this I'm glad we didn't continue with the process to buy!!!
17:19 this is not great advice, because even though the builder may pay for the agent or the real estate agent, a local agent is not going to want to say anything bad about the builder, knowing that they will get blacklisted by that builder. You need to have third-party, inspectors and engineers along the way. It’s an added expense, but that’s what you need so that you can back out when the builder is not doing the right thing.
Hope everything works out.Really there isn't much protection for home buyers from what I have been seeing. Our neighbor added tons of dirt to their property and flooded us out
Precisely!! If they are "America's Largest Builder" you cannot tell me every single house they build is shoddy and full of issues. But you'll only hear about those unhappy with their build, not the satisfied customers.
@@Self_Empowered444 Agree. They bid with cheap contractors to build their homes, and many of their contractors don't have much experience. This is what happened to many homes in my area and others. Homes were not actually completed before they handed over the customers' keys!
I had to hire an attorney twice in my first year…DRH tried to drag us out through the first years warranty. But I didn’t allow it, hired an attorney twice, every single defect was repaired, and DRH even offered to pay our attorneys fees…I had not asked for that but when they offered, I sure took the check they brought to me! Once every single repair/replacement was finished, I put the house on the market (had only owned it for 14 months) and fortunately it sold quickly because everything was now up to code. The home we had bought from DRH was in Fairhope, Alabama, a lovely little Hallmark movie-esque town on Mobile Bay.

They build 81,000 homes a year. They just pump out so many homes. I think some people who buy a new home are entitled and think everything’s going to be perfect. It sucks that it can’t be but the homebuilders have to subcontract out to contractors who use teams of illegals to build these things. They aren’t exactly getting the best to build the homes. Just bought a DRHorton home, fast, easy to work with, very friendly. It depends on the builders so I feel like you really cant judge an entire company based one some bad reviews.
