    People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Sure I'm not alone in my chain of thoughts.

      Buy now, home prices will not go lower. If rates drop, you can refinance.

      The government will have no choice but to print more notes and lower interest rates.

      Well i think, home prices will need to fall by at least 40% before the market normalizes. If you do not know whether to buy a house or not, it is best you seek guidance from a well-experienced advisor for proper portfolio allocation. So far, that’s how I’ve stayed afloat over 5 years now, amassing nearly $1m in return on investments.

      this is quite huge! what have you invested in ? much more info needed please ...I think this is something I should do, but I've been stalling for a long time now. I don't really know which firm to work with; I feel they are all the same but it seems you’ve got it all worked out with the firm you work with so i surely wouldn’t mind a recommendation.

      There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with Annette Marie Holt for about 3 years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

    I lost over $70k when everything started to tank. Not because I was in an exchange that went belly up. I was just stupid to hold and because that's what everyone said. I'm still responsible. It just taught me to be a better investor now that I understand more of what could go wrong.       The very first time we tried, we invested $2000 and after a week, we received $9500. That really helped us a lot to pay up our bills.

    Congratulations!
    I have a question: why wasn't the purchase condition to pest and build?
    Isn't it risky to purchase a property without conducting those checks first?

      Definitely a calculated risk. I've walked through hundreds if not 1000+ homes over the last decade, so less risking for us skipping a full B&P in this case. I would always recommend a B&P to our clients for any purchase. We'll have termite barrier installed and we've factored in a maintenance plan on the property based on the issues we've seen

    Hey Luke, congrats on this purchase. Could you please explain why you are purchasing another investment property when you sold the baby Queenslander to help fund your primary resident renovation? Just trying to understand the logic. The baby Qlder's sold for $963K and you pruchased this property for $855k. You made a profit of $329,572 when you sold the Queenslander, unless you didn't use up all that money for the reno? Thx

      Such a good question! We've been able to refinance our entire portfolio into a much stronger position (private banking) because of the size of our portfolio. I'll be getting my mortgage broker on the channel soon to share all the numbers but essentially we've refinanced investment debt to the tune of $700k additional debt & cash, therefore we have had enough funds to finish the home renovations and grow the portfolio with a couple of purchases.

    I wonder if you stopped bidding at 842k if you would have won on terms as well!
    Also do you worry that bidder C could have been a plant?

      @matthewburton9637 potentially! But there's a bid difference between $5k and $18k when it comes to a done deal vs a deal with conditions. As a seller if there was that big of a price difference you'd probably take the 860k.
      It could've been a plant but pretty unlikely given the selling agent is experienced and reputable so their licence would be at risk if they allowed that type of bidding to occur.
      We ended up paying our max price but still very happy, as the right property for us and a lot of buyer depth if we ever decide to resell

      for our portfolio we use a mix of personal / trust. this will be personal because if we subdivide, the rear lot may be in a trust with a dual occupancy property on top

      Could be a bot but pretty unlikely to be honest given the checks you have to do when signing into the platform. Sometimes people rebid against themselves ot up the stakes and try and scare off other buyers

      @@lukewiles1interesting, I was bidding on this platform just two days ago and had exact same thing, bidder C again, bidding against themselves to reset the time to keep the bidding going I thought, so I pulled out. Could just be coincidence but now I am not sure 😅
