Brother, how do you not have hundreds of thousands of subscribers!! Took me roughly 6 mins into your analysis to see you’re legit & know what you’re talking about. You are a hidden gem! Thank you for your knowledge 🔥🙏🏽
Great! Love it! Can you PLEASE Break down smaller deals for different markets? Remember WEST COAST is more expensive then most cities and states! Thanks for everything!!!
Bro you are giving VALUABLE information. Thank you! The year built portion is so dang informative. I understand this but never thought to look at it like that.
1. Always great information, James! 👍 2. Do you personally site-check these properties prior to writing your offers? 3. Given the number, quality, and variety of photos, wouldn’t it be easy to miss important details that would be clearly apparent with an in-person evaluation? 4. Btw, I’m a SFH rental real estate investor up here in Mount Vernon. 5. Quality middle-class neighborhoods. 6. High demand. 7. Low inventory. 8. Prices have “softened” a bit, but appreciation is still strong. 9. “Bidding Wars” continue. 10. Final sales 10%-20% above list. 11. Closings in 14 days. 12. Optimal rent levels. 13. Profession-occupation tenants. 14. Near hospitals, recreation, industry, tech, colleges & universities. 15. Quick access to the I-5 corridor from Canadian border north, to Seattle south.
Fantastic analysis James! Very detailed and thorough, I felt like I was getting a walkthrough as a contractor then switched hats to an underwriter. Would love to hear what happened with the wholesaler. Were they able to negotiate with the seller to get your 30% return? Also would like to find out where to get a calculator like yours!
Awesome breakdown. Trying to get into wholesaling in the Seattle area. Ill use this as a better way to estimate rehab costs when coming to a cash buyer. Thanks James
