    I have been in the water proofing, mold remediation field for almost 5 years now in PA. And have found it to be the most rewarding job ever. Our code up here is 6 inch minimum up the wall from floor. Your craftsmanship is absolutely phenomenal. Your like myself, our current job is our next check!

    I would want a check valve on the vertical PVC exit on the sump pump. Good to see a quick release though for repair.

    I feel like the before video is the same disaster that a company did at our house and our basement is now just as bad as it was before.     our house is about 50 years old. and the people who built it, was uh.. super cheap? or something.. no insulation just concrete block stack etc no insulation in crawlspace and found out 4 months ago our basement is only 40-ish% insulation (majority of basement has no insulation only around circuit breaker. we can't afford a major overhaul, prob cheaper to build another house >_> 1680 sq ft house. just makes me sad people build a house and not put love into it. would love to have the money to afford this guy and his team. wow wee what a nice job!

    Ya all do nice work, work that most people will never see. It would be helpful to mention a rough idea of cost for this type of work so when someone gets a quote of say $5000.00 from company A and they get a quote of $20,000.00 from company B, hopefully they will ask questions.

    Looks good, I dont care for the hose off dehumidifiers but not alot of choice using the booster pump. You would have your work cut out for you in Charleston SC.

    Really appreciate all your videos, very informative. I'm having my crawlspace done in Missouri. I'm using an Aprilair 1820 and the diversitech condensate pump. My contractor isn't using any ventilation fans. Space is probably around 1500 sq ft. I enter through the garage, not outside. Could I simply install a small fan into the door to blow air out into the garage? Or should I insist on a ventilation fan inside the space?

    So the only airflow is out via the 1 small fan on an existing exterior wall vent? That is to get rid of the ground gas?

    You would still ventilate it if it’s encapsulated? I thought you only really ventilate if you have a vapor barrier.

    Why not closed cell on the walls?

      We do spray foam on foundation walls we cannot use our Hilti tools, like brick or stone. You can do closed cell if you'd like but we find the foam board to be much more efficient when installing and it provides the same protection plus it is termite resistant and rated for ground contact.

    Just n fyi. Looks great but the right side of the door frame when your in the crawl space has light coming through. I'd double check that. Not calling you out. You did a great job. Some times we miss things.
    For all I know you weren't complete, caught it already or I'm just seeing things

    Awesome job! I sure like working in a nice encapsulated crawls space. I am looking to put a vapor barrier and dehum in my crawl. I have fiberglass insulation(new) in the subfloor. I was planning on just smoothing out the 6 mil that’s under there and closing the vents but after watching your video I’d like to do better. Can I seal the vents and put down the 12 mil without insulating the walls and putting in the drains and sump? It’s only 900 sq/ft of crawl.

      We try to add the water management system to prevent any water intrusion to the crawl space.

    Fantastic job! Is there any problem with the foam board on the walls and the building code regarding fire? I am using the Polystyrene Foam Board Insulation from Lowe's and someone questioned me about whether it is flame retardant, which it is not. Thanks for a great pair of videos!

    Why do you attach your vapor barrier all the way up the foam board? Just curious. Wouldn't it be just as effective to overlap it a foot or so?

      It's basically because it looks nicer. But we each state has a code of how many inches you have to apply up the walls.

      Thank you so much. This had only one. EPA guidelines are 1CFM per 50 square feet of crawl space.

      Yes, we require 24" or above in order for our ninjas to be safe and be able to perform the installs accurately

    Wonder what’s more efficient in terms of r-value. Foam with slight gaps on the crawl space wall or doing the traditional method. Are there any energy comparisons?

      Great question! If you already have a fiberglass subfloor insulation installed, you can attach the vapor barrier directly to the cinder block. Crawl space insulation is required by building code, so you need at least one or the other. You don't have to have both.

    could you recommend a company who will do the crawl space encapsulation like you do? My house is in West Virginia and was encapsulated in 2014 and work done seems like it was done by the same pest control company shown in your pre-inspection video.

    how do you keep the gases under the encapsulation from coming up along the walls and out into the crawl space from there? Do you seal up the top part with a sealant to the concrete walls?

      Another question, you stated ventilation in the crawl space and showed a vent to outside, what replaces that air that your removing? Is there a vent somewhere that allows air in?

      You can, but we just mechanically attach the plastic to the walls and install 1 ventilation fan blowing out to help remediate any soil gas buildup. Some municipalities require an open vent at the other end for the ventilation fan, but we typically do not and just allow the fan to create a negative pressure in the crawl space.

    Why did you not seal the poly to the foundation wall at the top of the poly? Seems like this would be a location for air & moisture infiltration along with insects.

    Great job! Want to encapsulate my fairly small crawlspace and was wondering if you have made a video that demonstrates how to apply the barrier to a pillar? Seems like there would not be enough barrier to get a 12" overlap correctly. Also, when I get it all completed, do I have to leave my sub floor insulation in place or can I remove it.

    Well watched the before and after video and you did an amazing job. But having lived in a ranch in MI, many slab construction in FL, and ignorantly purchased a crawl space house in NC, why the sam would anyone build with a crawl space??? What a recipe for problems and a disaster. Either go full basement or stem wall with backfill. You did an amazing refit after a hack job. Probably going to have to fix this mess myself even though a sextagenarian (Lol love this decade) and hopefully not get attacked by whatever is living under my crawl space. Anyone in the south NC area that fixes wet crawl space issues would be happy to hear from you.

    Looking at various applications of the installation of the AVB up the wall and piers. In your application, the AVB is not sealed at the top of the walls or piers, should this be or not?

      For radon mitigation it would need to be sealed and local code requirements may require it to be sealed.

    Just came across your video here. Once question I had was why do you install active ventilation separate from the the dehumidification unit? I would think these would be connected together in a way that would allow incoming air to be dehumidified and then exhausted into the crawl space. Thanks.

      I would like to second this comment. It seems like you would do the crawlspace just like you would for the inside of the home. This means that any incoming air is cleaned& dehumidified thru the unit before being released into the crawlspace. Good catch.

      The active ventilation helps create a slight negative pressure in the crawl space to help expell any soil gases that may build up after sealing the vents. The amount of air that makes its way into the crawl space after the other vents are sealed is usually small enough that it does not put an additional strain on the dehumidifier.

      @@martylost167 No, it does not. If you have high levels of radon you will need to get an actual radon mitigation system/submembrane depressurization system. Radon mitigation systems are ran underneath the vapor barrier and must be vented higher up the exterior of the home.

    I'm hinking about a new construction with a crawl space. Would it not be better to have a concrete floor in the crawl space rather than a earth floor?

      David - Concrete is the best material for a crawl space floor, followed by gravel, and crushed stone. In addition to keeping out moisture, concrete also keeps out bugs. With a concrete floor finished in the crawl space, any construction work will be much easier.

      Mold and rot are caused by fiberglass batts absorbing crawl space moisture. Insulating the underside of the floor with spray foam or rigid foam board can help warm the room above the crawl space and the floor.

    Termite worker in NC. We also do encaps. It’s immediately obvious when first opening the crawl door weather the encapsulation is done correctly. The pre-inspection video made me cringe all the way through it with how poorly the job was done and at 25k!?!?! keep doing good work.

    What a great job you guys did. Just removed all my old insulation in preparation for redoing much of my crawlspace. The French drain was never completed, sump was broken, basin was just a bucket with holes in it and the old vapor barrier was in tatters/not covering 60% of the floor, and some fungal spots but nothing veiny like the pattern in this homeowners timber. Also the standard contractor trash was everywhere.
    Fiancee and I just bought the home and knew most of this already. It's all fixed by next week and I can't wait. Joy to watch your work.

    What do you do with the crawlspace ceiling? Can it be insulated?

    I work with crawl spaces in sweden and it's amazing to see the difference in American way of working and Swedish way of working but in the end we still have the same goal "of giving your customer a safe home" good work on the crawl space !!!

    Couple of questions for you. 1) how did you manage to get that dehumidifer through that crawl space entrance? (Moreso with the original one too). 2) Some drawings I've seen (maybe Green Building Advisor) had the plastic encapsulation material attached to the wall directly and then foam board on top of that. SO the insulation was facing in towards the open crawl space. Which way is correct?

      The door has to be large enough to fit the dehumidifier. Our Aprilaire 1820 can fit into a 12.5"x12.5" opening. We prefer installing plastic last so that you're not puncturing it by trying to attach the foam board to the walls after.

    I don't know if you would be willing to share how much you charged to do this job the right way compared to what the homeowners were originally scammed out of but I would be interested to know if you are willing to share that.

      You can store some things once you've encapsulated and are controlling humidity, but you have to be careful not to damage the vapor barrier!

    Would you recommend someone in pell city al for a encapsulate.
    Also does it have to have a dehumidifier or will a fan be sufficient.

    Good job. I like the attention to detail. What type and thickness of foam board do you use? How do you attach it to CMU block wall? And, do you seal the seams between the foam board ends where they butt together? We are building a house in East Texas with an encpsulated crawl space. Thank you for your time.

      Great question Anthony and thank you for the kind words! You need 2 " foam board with the R10 value at least, we distribute our own treated foam board- in store pick up only- you will need the nails/fasteners for foam board(your local hardware store will have them), we use Hilti.

    Couple of questions. Why was the air handler not supported from the floor joist? Instead the blocks were left in place and not covered. Same thought for the dehumidifier sitting on a block. Is there a specific reason or in the long run not worth the extra expense? It is a very nice job though.

      Great question! We do not move air handlers during our encapsulations. If the homeowner wishes to have the blocks covered, it would require them having their heating and air company come out and move the air handler for us. We typically do not hang the dehumidifiers because it has the potential to cause vibration/more noise inside the home.

    Micheal, great job brother man! Wish you were in Indianapolis! I am a DIYer and just didn't want to do the encapsulate thing. But after watching this you are motivating me. Have 74% rel hum in house >;-( I installed Marvin window (which I needed to replace; house built in '59) . This kinda made it worse as the humidity had no where to go... Looks like root of the cause was crawl space. Having a dehum. installed in crawl space. I put visqueen on top of pea gravel 6 yrs or so. From your vid you do both encapsulate and dehumidify in crawl. Crawl is aprox 2400 sq.ft. Would doing both be a good choice in my situation? Thx Peace and God Bless!

      If your relative humidity is above 50-55% we'd definitely recommend both encapsulation and dehumidification for your home. Thanks for watching!

      @@gefflynn7171 the only time when you dont need floor insulation is if your vents are sealed and your wall is insulated. If those two conditions are not met floor insulation is needed.

      @@CrawlSpaceNinja Knowing you do not deliver foam board the big box store has 2" board HD Expanded board and standard Expanded board. Both are white plain foam board. Would the HD be best vs the standard? thx
