I was a LL I got out. There is no way I would invest again in long-term letting property. But only because of stupid Govt policies and regulations. The business risk is now too high. Being exposed to feckless tenants is a risk too far. Control has been effectively transferred to tenants.
Buy to let is over...existing landlords can continue with gold plated tenants/ insurance etc but risk for new entrants is too high..5% cash deposit zero risk of nightmare tenants taking years to evict.
The key point not covered is this whole EPC piece, that's the staw for me. I have lovely Yorkshire stone terrace houses..... who the hell wants to make them look like marshmallow clad sweat boxes, all to save £80 a year in energy bills!!
