It’s a 4x4 a must there and the surrounding area, or all wheel drive will be enough?
This house is in Phase 1 of El Encanto which has paved roads so a normal car can reach it easily however if you want to visit some of the surfing beaches, you will need at least all wheel drive if not a 4x4 depending on which ones you want to go to.
What about the laws restricting foreigners owning (outright), property near the beach?
In the San Juan del Sur area, foreigners can own the property outright and I don't represent any properties that are government leases.

@@ajusa2024 you can be beach front, walk out your door to the sand. In this area of Nicaragua, the setback from the beach is 50 meters from the hightide line. You can have non-permanent construction less than 50 meters from the hightide line such as a gazebo or a garden area.
Alright so basically 51m and back and all good. Highly doubt we return to Nica but if we do it would be SJDS I think.
