      Her creativity gave her the confidence to buy this small property. May have been the challenge of making something special on a small property. I like seeing creatively designed houses in the middle of a major city.

      @@Rhaspun It was located in a part of town that everyone wanted but wouldn't of thought to covert it to a house .It would of probably went to waste otherwise. It was a very expensive restoration but probably is worth 100 x more in value . I agree very creative and ingenious plan.

      It is wonderful but I wonder how easy all the glass is to keep clean, especially the glass roof. There won't be much lying in the bath looking at the stars when the glass is covered in leaves and bird poo! The house does have a lovely relaxing vibe I must say.

      How do you build the structure bigger in the inside if the garage she bought was 4x10. The rooms inside are larger than the 4x10 garage? There had to be additional land besides the 4x10 garage! Confused.

      Its an amazingly well done job but not unique...ive seen many other houses/flats done by converting a garage or shed into living accommodation,it is though probably the best ive seen...

      Even a garage in London costs a bucket load of cash. I live near Winchester and if you're lucky enough to buy a house in the centre of Winch with off street parking you'll pay an extra 100k more if its got a garage.
      Its no wonder no one owns their own home over here, especially in the south. I live in a shitty 1 1/2 bed flat no garage no shed no attic nothing just a parking space and if I wanted to buy it that would cost me £180,000 or $226,198.80 in todays money.
      Can you tell me what id get state side for that kind of money?

      @@Scooot1972 It really depends on where you stay. Here in southern Wisconsin $230k would get you a decent house, but if you wanted to live on either coast (New York or Cali), you’d get about what you have now.

      Are you aware of how much the land cost and how much the building cost ? In London, land usually makes up the bulk of the cost.

      @David Jones A very generous compliment that you have posted here for the designer. It means a lot coming from someone with your hands on experience. You may be aware that Small Space Design is a specialist area - often used for luxury yachts eg 😀. Two designers in Melbourne, Australia, have a successful website and book called "Never Too Small" (NTS). They visit new and repurposed homes in cities around the world. Very inspiring RUclips videos that I can recommend.

      @@alexnelson9512 - Don't live in London which is full of foreigners anyway. In any case, many people who previously would have lived in London for the higher salaries now work from home in such places as Wiltshire or Cambridgeshire.

    The greatest feat here was the approval to convert the garage, to be honest. Building/refitting in the UK is a bureaucratic nightmare.

      Yes plumbing , water , gas and electricity connections not to mention demolition and construction this was by far no cheap solution!

      @@kennyknackers6084 tell me about it. I wanted to move a electric meter 30 cm away inside the house and the quote was staggering because they said they need to dig trenches across the house and put the meter outside . It would cost 6 k at least only this job !

      Totally true... even if the local authorities allow planning permisson, (which is a rarety), it only takes 1 disgruntled neighbour to oppose a conversion and the entire project grinds to a hault while lawyers line their pockets. She's got some balls!

    This is one of the most creative and unique house projects I've ever seen, and I've seen A LOT. I appreciate how she designed the exterior to blend into the neighborhood. The brick wall, the huge windows, and the terraces are amazing. All of the thought put into the interior design is truly remarkable - the glass panels in the floors, the glass ceilings, the plant wall... I'm so blown away.

    Interesting story ... as an American, I was especially curious about the “4x10” hint, then was surprised that it referred to meters. Not feet.

      Yes, if it has 3 floors (although they don't seem exactly stacked) then that would be about 1000 sqft which quite a large sized apartment.

      I like the tiny houses being built inside empty stores, like sears and kmarts. Entire villages made cheap because the surrounding building regulates temprature, and they dont need to worry about wind or insulation. The buildings already have bathrooms, so showers are easier to tack on, and there's space for other resources like an on site social services and therapist offices. Even on site medical.
      If the idea were expanded from just housing for homeless, it could be child care areas, and recreation. Or student resource areas, a library, study rooms, and computer lab.
      Its a simple idea with a lot of potential

      One doesn’t need a huge land to build on but a small one can offer you a brilliant dwelling.

      @@ctx700 Still costs a lot more to build it 3 floors tall. You also lose all the stair way space. If you put the same size on the ground it would be really easy to build and much cheaper. Other thing is a tall building catches the wind so can cost much more too heat. If you had like a bungalow and the garden had a hedge/ trees, these would push the wind over the roof without even cooling the house down. The surface area to volume ratio would be better. You can even do earth sheltered design so it is not exposed at all and store solar energy in the ground.

    I rarely like "new" designs by famous architects and interior designers, but this home is a WINNER! I wonder how many people told her she "couldn't" do half the things she did?
    The BIGGEST ADVANTAGE of designing and building your own home is that you never have to scrimp on parts or materials and nobody will tell you the cost of labor to build that "checkerboard" brick wall is PROHIBITIVE!

      I agree that she did a wonderful job on this project, but I personally would love to have seen a more modern exterior design. I do think though that her decision to go traditional to blend in with her surroundings was smart politically, because if she had taken my preferred direction, I have no doubt that the project would have been bogged down in all sort of expensive disputation. The English are hidebound by tradition, and even to repaint your front door can necessitate a Development Application, and you may not be able to paint it in the colour of your choice either. I find it sad really because blending old with new can be absolutely stunning if done well.

      No such thing as zoning laws in England. Local councils approve or deny planning permission. This can include change of use (e.g. business to residential) but applies to almost every architecural or structural change.

      Zoning is generally always mixed or industrial in europe. You can change the purpose of a building normally without issue.

      @Karl with a K as far as I'm aware and as a UK citizen any alterations to a property be it home renovations, converting business to residential, unused buildings to residential or business have to be authorised by the local councils buildings regulations office. As an experienced architect the designer would have submitted the plans and once authorised would have been regularly monitored to ensure everything was adhering to said plans. I don't know how it works in the US but in the UK there are processes that have to be followed. Not sure why you feel they weren't, given the project has been aired for all to see, everything above board.

    Wow! Blown away with this one. SO many ingenious design ideas. I'm not one for 'modern' but I'd live here in an instant. The 'extra' light, the glass ceiling in the bathroom, the living wall... There's so much to love about this house.

    I absolutely love everything about this Garage/House or Gouse. I could live extremely comfortable there. I always enjoy seeing spaces like these where the owner takes an unlivable space and converts it into a very unique home.

    Never mind others' prying eyes, the wall probably had to be there to stop others' property being totally overlooked. She has done a great job in maximising space and light. There is a similar house - in terms of squeezing a residential property onto a tiny plot - in the next road to where I live in south London. There are very strict rules in some areas (Dalston is in east London but probably has similar Victorian terraced houses to my neighbourhood), BUT there is a big housing shortage, and councils often favour modern extensions or new-builds, provided they are deemed tasteful. Every other house in my road, for instance, has been extended, and most are box-like structures rather than anything that blends with the Victorian houses - yet matching bricks (reclaimed) are often favoured.

      Same here, but I love the clean lines and minimalist decor. That the garden can be viewed from each floor is wonderful. This designer is exceptionally creative-she created a space considering form and function in equal measure

    One of the minimalist designs that I have ever seen & absolutely 💯% works. Light, space, design at a very high functioning style of living. I am amazed the town/city gave her a certificate of occupancy for a small space formerly a garage. To plumb in running water & set up water waste is very expensive. There must have been previous "hook ups" in place to allow a home to be placed there. Job well done! 👏

      Yes that’s what my husband said very surprising that a city would do that. I know here in this state they wouldn’t do that usually. Plus what about safety in an area usually like a street that doesn’t have homes in an alleyway as its entrance? I’m glad it worked for her.😊

      We had a 75 acre farm and had a difficult time getting the town to let us install another small house on the property. It sounds like she may have the connections to get it accomplished.

      @@kima2638 I understand your story completely. My grandparents tried to do the same thing. Their town insisted they separate their property to create two separate properties & file for a deed for the house they wanted to build. They had to show 2 different water systems that would not interfere or contaminate with any surrounding property. It took 18 months for the town to "assign" lot numbers for zoning. It was a very aggrevating time for them. You need patience to make this idea work.

    We looked into a garage conversion on our plot with a 1920 stone house when we lived in France. We were NOT allowed to put in additional outlets for water and electricity, even though the mains for water were literally placed in the garage and it had a high up lamp installed. We were thinking of putting an environmentally friendly toilet in it but nothing was being allowed.... A solution like THIS here is a total stunner and a wonder of Ingeniosity and clever, intelligent use of space. I‘d live here in a flash. We also see problems with development permission and our problems listed above. A 5* work of art.

      Sometimes I think some cities/agencies are more hostile to renovation permits for derelict or even not-so-derelict properties. Maybe it's a tax thing? It's a shame.

    I've been to London, and yes, land is at a permium. They do have areas with old houses, quite charming. I like what she did, esp. the light through the ceiling and floors really opens it up.

      British people usually only see the limitations, and puts their nose up of everything which is not traditional, typically bedrooms upstairs and not the other way around. Travel to Scandinavia and see how people that are allowed to be creative build their houses. In the UK it's terrible restricted as so few people are even allowed to buy a plot of land, and if you do the envious planning officers try their best to stop any form of creativity in the name of "in keeping with the area" bullshit, and the God forbid prospect of anyone being allowed to build on a plot of land a house that will create them a profit if they later decide to sell. Houses is expensive in the UK, but this could change in a decade if the ridiculous green belt policy would be eased up. If only 10% of the greenbelt would be released for private individuals to buy their own land to build their own houses the average house prices in the UK would drop gradually. But this will never happen, house prices will keep going and going.

    brilliant work ms Martha.
    So, basically she bought a dilapidated garage, tear it down and build a 3 storey on top of it, but look like 2 and a half, cos the ground floor slightly sunken. Foundation work to cater for 3 storey, micro piling? Local Authority approval no issues? Then, it just a straight forward building work on 4m × 10m plot ( 13ft × 33ft ) that give her build up of 126 sq meter ( 1350sq ft ).
    Wonder how much she paid for old garage and cost to rebuild? Goes to show, if $£€ no problem, you get what you want.
    Now, this garage houses a car no more.

      I was thinking the same- not that it takes away from the phenomenal project she developed BUT the impression this video is trying to give is that she “converted” a garage into a living space. I think u r right- she tore the garage down (she had to , just to excavate the souterrain) and build new. May have kept the old bricks from the front and reused them on the outside. Nevertheless- great place!

      I think 10 metres is probably a large garage you could fit a boat in. A normal garage is only like 4 or 5 metres long.

      @@HelenaMikas Still has easements/boundary restrictions of 1 meter on average which means it's at most 2 meters by 8 meters or 6 ft by 26 ft. and in many places in the UK, it would be even less. Then you have to take into account wall thicknesses and roof overhang which makes the actual living space even smaller. You're talking about a "house" that is narrower than a travel trailer. At the most it's now 5 feet wide and 24 feet long.

    Really enjoyed your video. I went through home ownership back in 2007 through 2010. I worked the exterior and the garage and the economy collapsed and so did my income. It was a life changing experience. I have hopes of doing something with a rebuild. I loved the process of hiring contractors. Your asetics are great. You builder was on it. Nice shots and the dog looking out from the 2nd floor...really good stuff. 👍 Congratulations on a massive project.

      Agree with your statement. Building permit plus an address would be a challenge here in the US as most garages are included on lots belonging to current owners! I did see a real estate listing here in Washington, DC for a sale of garage possibly due to lack of parking. Some regulations may be changing due to so much development (condo's, apartments) with limited street parking or commercial parking/garages for an expensive daily, monthly fee!

    That new home is fabulous. The design is just gorgeous. Love the way she thought to get sunlight all the way through the new home. You will never feel like your cooped up. Winters will be more healthy for a person or family. Since every one get winter blue or what is called winter depression from the lack of sunlight and being out doors. Here in this home it will be healthy for all who live here. As they will get sunlight or daylight during the day. To take in the beauty of snow and rain. Just because you will have a better veiw and you will always have daylight when it's most needed. Let's just hope those windows help to keep the hole warm. Love the wood stove to. Such a great piece to have in any home. Practical and romantic. The bathroom from what was shown is just fantastic. To shower under the stars with out being out side must be relaxing and invigorating at the same time. Love it wish it were mine. I hope who ever lives in it appreciates the time the designer or architect put into this home to make it a healthy and homey comfy place to live. To recycle a building and make it a healthy happy place to be. To feel like your out doors and indoors at the same time.

    Incredible...it reminds me of being on a sailboat on the ocean which I lived aboard almost ten years in the Caribbean....the saloon had windows raised about 3 feet above the deck on three sides the two sides and forward...huge panes of clear plexiglass with a slight green coating for just a bit of sun filtering...like Ford glass, which I now have on a huge window wall facing the peak of the extinct volcano on which my house in Guatemala now sits. Then I had temperature lining inside curtains that ran on a track top and bottom for nighttime privacy or daytime heat control in the tropics. The companionway let in a huge amount of light when open, as it always was at sea, except in storms. The captains cabin with over a king size bed had a huge lipped plexiglass hatch with sun protection, the hatch lifted via a pully system so it could stay open underway letting air and light in over the bunk. The v berth guest bunk queen size also had a similar hatch...the foldedover lip made these hatches completely watertight unlike many boats that have hatches that LEAK right over the bunks....ugh! There was a head with enclosed shower sink and toilet and large mirror. You came down a wooden ladder from the companionway to the top level the windows were located on and there was a large settee ie couch and a captains chair and entertainment center with small tv and music system that piped music throughout the boat and cockpit. Then you stepped down four steps and were at the level of the u shaped galley dining table with benches, a small floor space, then a guest head with a storage locker the other side, then the vberth guest quarters with privacy door. The boat had the space of a 50+ ft boat and huge amounts of storage in sail lockers under the sole and settees. It was 45ft and an incredily roomy, light, air filled home...the best designed boat for living aboard I have ever seen in its design...a Columbia sloop rigged motorsailor. We carried enough diesel to make it from Key West to Venezuela! And a watermaker plus 300 gals of water.

    This reminded me of something that I saw, 60 years ago! Singer Ethel Merman owned a five floor,
    one room per floor. house in Manhattan, on a very narrow plot! Each level had either a living room,
    kitchen or bedroom, allowing every family member their privacy! It's great what people's imagination
    can produce, that is if they have enough money or natural abilities, to accomplish them!

    The necessity of adjoining space accomplishes what the house needed to be livable. So in essence, the house is utilizing the next-door space for livability. How long that 'space' is available is how long the house is livable.

Did you do the designing or was an architect hired? If so, what was his fee? I ask these questions truthfully not to pry into your finances but to see if it could be accomplished with my finances.       My thought exactly. Baltimore has the city house and garage where the garage has been turned into a tiny home. This only works well in a successfully thriving city. Most of the 2 story alley houses in Baltimore are derelict.

      I don't understand how she can build another floor because the garage was only a single storey, she must have got planning consent. A risky purchase of the building because without the planning then she would have to have another plan. Though I guess even as a garage in london it would sell quite quick.

      @@susanstreet1 she started with one floor and got 3, I’m thinking that like quite a few major cities they changed the building codes to allow alleyway housing. There are probably height restrictions. She got the “basement” by creating the “English” basement, meaning 1/2 buried 1/2 above ground, and the alleyway residence probably needed to be shorter than the house it had been attached to. The 4x10 plot was 12 feet by 30 feet in American conversion. The allows for 360sqft per level or a total of 1,080 sqft.

    Thanks for this profile. She did an amazing job there, feels so light, airy, and spacious. I would have done a couple things differently, like no stairs. Even though they have architectural beauty, like sculpture within the house, they bisect rooms and take up a lot of space. I would’ve had an open Lift, first used to transport furniture up and down to the various floors. Then once I moved in, I would put a cushy chair on a strong spring. This way if for some reason it ever broke, the person riding it could not get hurt, and it would provide an open airy ride between floors taking up the least possible amount of room. Cute dog, btw.

    A superb ‘conversion’ of the garage. In an expensive place like this part of London, it’s worth it to spend an absolute fortune on the top quality materials and building techniques in order to get a return on the outlay. This architecture is top drawer and the owner has achieved an amazing result. This is the second video I’ve seen of this house and it has been presented well. I fully admire all that were involved in this project. They all deserve an award. Impressive!

      And with the shrinking number of walled garden spaces in London, how much longer will they accept this, and also sell their garden space to a developer for millions of pounds? This story is all about making a living space in a small area.
      Over the last 20 years several public park land, and gardens have been reduced by selling to developers. On one hand it is nice to have new homes built. But so much has changed for the worse by reducing our green city spaces, and I barely want to visit my childhood home neighborhood anymore, since both it's shared walled off garden, and the nearby mini park have both been developed over.

Councils see a dwelling as more council tax. It’s crass and unforgivable! It’s as bad as the 1960’s tower block which destroyed communities totally. In another way, the same is happening! My heart sinks for you and me in my area! Different problems but having the same devastating effect. I could go on and on about uncaring attitudes, where money is the essence of everything, no matter what! I’m sorry for my son’s and my grandson! Community is almost gone, diminishing fast and it’s heartbreaking.       @@janeclarkson8471 I live on a small island with a reasonable amount of townhouses and open spaces now. Overall I find it slightly lacking, but never depressing.
      And I absolutely don't think tower blocks are the solution either. It's tough to figure out a middle ground. Plus with the somewhat dismal birth rates, there's going to be more retired people than teenagers in 12 years.
