    Can you please talk about homeowners being evicted? WHY is this topic not talked about more - especially with the growing number of unlawful evictions?

      @@WIREassociates - I wish that were true. Misguided attorneys file fabricated, forged docs into our Land Records assigning deed to some bank, financial institution, MBS Trust. Courts accept these docs as fact even with demands to prove plaintiff, depos of signers…All smoke and mirrors but this is widespread throughout the country.

    Someone I know was sent an email acting as a 60 day by the owner and then days later was served a 30 day notice to vacate by an eviction company demanding they leave the home in 30 Days. But now is trying to change the locks before the 30 day? This isn’t Legal right ? What can they do ?

      No, locks can't be changed before giving up possession. That 30 day notice probably is not valid. Have them reach out to an attorney ASAP.

    If an individual signs the AOA Co-Signet agreement is that enough to keep them liable in case of an eviction and outstanding rent?
    OR, does the Co-Signer need to be on the actual lease as well?

      It would be best if they are on the lease, but discuss with an attorney ASAP.

    We are buying a duplex moving into one side. We are asking seller to issue 60 days notice to vacate does this stand in case tenant doesn’t move out? If new owner is moving in do we wait until escrow closes to serve notice is best? Any especial verbiage required any code to share. Seller is ready to serve notice on their behalf

      It will depend where the duplex is. What is the reason for the termination of tenancy that the owner is putting on the 60 day notice? A lot of questions on this. It might be best for you as the new owner to serve it, but depending on where it is, you may NOT be able to do owner move in. You can try giving the attorneys from this livestream a call to discuss.

      ​​@@enfoquefitnessyfinanzas3976 I am a landlord here in Sacramento. No, the seller cannot issue a 60 notice. It is not "just cause" for getting them out. Selling is not a reason to have a tenant leave. My advice is look up tentant protection program for Sacramento. There is landlord information on their website. I am also looking to buy more here in Sacramento and my stategy is buy, move in, then the property is ab1482 exempt. No longer under rent control. You as a new owner have to issue the 60 day notice.
