TQ TQ, yes, nice TOD project indeed. Artwork could be better, but still, it's nicer than a plain wall. Once the retail lots below are fully occupied with quality tenants, that will be awesome.
Being the last phase of Youcity, and with direct link bridge to MRT, It's a waste that the final outcome of this Youcity3 is nothing exciting, in fact a bit disappointing. The simple low ceiling lobby area, massive mural wall decoration, material selection, workmanship quality... have positioned this project as a medium cost apartment. In comparison, Emerald 9 which is the direct competitor to Youcity3, has certainly standout in many aspects despite not as near to MRT station as this. Let's hope that the retail below can be doing good and that can be a gamechanger for Youcity3 and benefit the neighboring project. Overall, i like this Taman Suntex area, it is a nice livable township in Cheras
Not the best of access to the area though. I find the sharp turn right after the toll to be a put off. Agreed that YouCity 3, overall, is rather poor, especially the residential component. Drop off lobby is miserable, including the low ceiling. If anything, it's the drop off lobby area that developers usually spend more on, to impress. Mural quality is childish, could have been much better, but then again, this is not a high end development. Hence, the mural quality is probably limited by a small budget. If I had to choose, I would have gone for Emerald 9 over YouCity 3 despite it being slightly further.
Yeah, hopefully big names retail doing well and wit emerald can create even more vibrant and popular area for chilling, food, and convenient basically everything that cover most of the aspect of livable environment.
@@JackChang27Thanks for the excellent review with the buyers’ need at your heart. Btw, do you have any idea on the finishing quality of the earlier phases ie Vista & Residences?
Welcome, welcome. Not sure about the quality of the other 2 earlier phases. The vibrancy and standard of the tenant mix for the retail lots will certainly help drive the demand and long term capital appreciation of the property.

and How much is the maintenance fee(psf)?
This is a commercial title property. As for maintenance, it's RM0.42 psqft

@@nostalgic-land2323 let's see if they can really utilise their experience from Atria Shopping Gallery and replicate it here.

Those MRT murals really cheapen the vibe of the place sorry to say. It's like decor from the 90s.
Yeah, not done properly, certainly could have been better.
It looks like school murals
@@jylaw9495 Now that you all mention it....yeah, indeed. Good, life like murals only at high end residence such as Star Residence KLCC. 😅
@@JackChang27 Star Residence mural is luxury artistic vibe, youcity mural is primary school level 🤣

High density condo with high maintenance fees monthly
I wouldn't consider this as high densed though. It's within reasonable range to me
