Your hot water heater has rusted out. If you don’t drain it and replace or you are going to have it all over your house! You can’t just drain a hot water heater. You have to replace the core every other year. You should also ALWAYS have a leak pan under it with a pipe outside. A water softener will protect your pipes and faucets. Get an 80 gal.!

We put in a tankless hot water heater when we built 16 years ago…. We are on a well. We have never had any issues at all with it! I love the fact that it doesn’t take up much room…and we can all change the heat settings for our preferred shower temps! We do have a filter under our house and a water softener.. if I had to do it over again I would still choose the tankless heater! Plus we never run out of hot water!
I have the same Well Water. Five Years Ago I had Anderson Water come in when my Hot Water Tank went and they put in a New Hot Water Heater, A New Water Softener, New Filters Under My Kitchen Sink And Filters In The Basement Water Tank That Receives The Water From The Well Before It Comes Into The House. The Basement Filters I Have To Change Very Often After A HARD Rain Storm as the house water pressure is almost nothing. This whole system cost me seven grand and the replacement filters are expensive BUT I no longer have ANY rings in my toilets or sinks or any discoloration. I also have a separate water spout/faucet in the kitchen sink (double sink) that's just for drinking water, special filters. It's been wonderful. Now they come annually to change all my filters. I believe Home Depot works with them. You should probably fix it before you go on vacation. Crandall and Marci do you do a half hour of quiet time with the Boys before bed? If you have them eat then go directly to bed I could understand why they wouldn't go right to sleep. A half hour of Mom or Dad sitting and reading to all the boys while they each have a blankie and soft lighting would wind them down and relax them. But you'd have to be very stern about them listening to the stories with no playing or goofing around!!! That's so important.

CLR works better than your lysol bowl cleaner. Trust me, I know, my job was professional cleaning for 32 years. CLR isn't as harsh as lime away, either. Just thought I'd pass that along. I also used it on stainless steel drinking fountains and then stainless steel polish. They looked great, too. You can even use the CLR in your bowl cleaner. Get a bottle you can squirt the CLR under the rim of your toilet. You can even put it in the tank. Let all the water out of the tank squirt it around the sides off the tank. You'll see amazing results. I'm not sure about it in your area, but I'd purchase the CLR at our hardware store. 😊
The tankless water heater wiring would be a 3 phases system. You don't have 3 phase for households use. I might be he wrong but if you have 3 breakers it may be a 3 phase system like for industrial use. You should probably get a softner system that would help with the sediment and not rust out your water heater as quick. My wife said you two are the best. Talking about your issues and working them out together.
🎉Hey when we were growing up and still today my home had a well my dad had a cement tank like brand new 25o to 500 gallon sewer tank that was sealed on the inside hooked to our well it was called a settlement tank then your filter system was hooked to that then ran to the house. 🎉 I believe Dutch did one on his home from keeping it Dutch.
Our city water is terrible, hot water heaters do not last long here. One thing we do to keep them longer is use a water softener. Just paid a $1,000.00 on January 2 for a new one. :)
You should talk to Shane from Keeping it Dutch. He had a similar problem. I think he had to purchase a big tank to hold water and let it settle in the tank before going to the house.

My bottom of the water heater was leaking. My maintenance guy came in drain it and replaced it with a New one. He said another day or two the bottom of the water heater would bust and water would be everywhere. Replace it ....😊
Be sure to buy a catch pan to go under it when you replace it! Mine has a drain plug I connect a hose to it and run it out side the house. The yelow water can also indicate rust in the water tank
I don't know if they still make it but my mom used to use lime away to get the rust stains out of the sinks and tub. We also had to get a water softener to help out. It's what you need. A tankless I don't think will work.
When you drain the tank, then take the drain faucet out. Then take a short water hose and a shop vac to vac the bottom of water heater out. It makes it lasts a lot longer.
You can talk to Culligan. I used to rent a rust filter for like $25 and they came and replaced it monthly. To help u make sure u start replacing the core!

Bore water (well water) is not good with those heaters. Best you get a couple of rain water tanks & use that for hot water. It will save you in the long run. Plus have you ever got your bore water tested for nasty chemicals that will not show on under the sink type filters. For over hundred of years so much land was cleared by poisoning trees before jumping them down. 245T was used in the states at a rapid rate. I had another friend test his water with a rep water company in Oklahoma & he was shocked due to the fact that he thought his water was monitored using some cheap gadget under the sink. I actually flew there about 10 years ago to help him change the water lines around on his property. Now everything is rain water and the bore is for emergency only. His wife loved the feeling of how quickly the clothes they wore felt a lot better and how soft the towel and other things like bed linen felt. She said it was life changing. Plus she said they don’t have to replace things like dishwasher, washing machine and hot water unit every 3-5;years. Please get yours checked. Maybe a uni close by has a lab that is willing to test for all chemical traces etc. not just minerals.
With the amount of hot water used by your family for laundry, bathing and dishes and the fact you have well water it is not surprising! Be sure to get a catch pan for underneath. Remember what happened to the Eddy family floor you replaced - no catch pan. You will need to set up a maintenance plan for all your domestic water due to the well water. ACTION IS NEED NOW - NEXT WEEK OR YOU WILL HAVE A REAL MESS!!!!!! HOW LONG WILL YOU BE ABLE TO FUNCTION WITHOUT HOT WATER.
Check with Culligan if it is in your area. We had iron water that run a light orange but after culligan it cleared the water so good. The bring a tank and change it out each month.
You need a bigger better filter system. We lived on a well for 25 years. The original Hot water tank is still in the house. But we drained our tank every month, changed the filter every month and we’re always soaked our facuets in vinegar.
I had same problem for same reason in my house. We had to replace it. Put sediment filter before water goes into hot water heater will help a lot. Make sure to put water tray under hot water heater too. It will help a lot if you get a future leak. With the filters and monitoring I’ve had 20, years with current hot water heater. I too have thought about going to a tankless, but takes all new wiring. You can Get additional warranty on hot water heater, will usually cover someone coming to replace it. I didn’t but was still married at the time. You might not either since you can do work.

Fresh lemons . Cut in halfs or quarters Let the lemon sit on where u want to clean also scrup the spot where u want to clean . Let the lemon sit on spot for2 or more hrs You will be surprised how it cleans. Works on everything
You can get some CLR they sell it at Walmart or big box hardware stores, it cleans the sediment better tan the Lysol and it cleans the toilet better and it doesn't take as much. We had the same problem in our house before we moved.
OMG you guys are bringing back memories...nightmare memories...lol. When we lived rural, with a well and septic, it was awful. The water had such a high iron/rust content. It was undrinkable, so we had to bring in our water for consumption. My bathroom and kitchen sink area looked like I never cleaned it...ever. Baking Soda was my 'black magic' cleaner. It will clean anything, without worries. Laundry went to the laundromat, because there was no such thing a'white' anything. But the worst, Marci will relate to this, if I put any perm, color or chemical in my hair it would turn bright orange after a few shampoos. I mean bright pumpkin orange. Ugh.....thank goodness those days are behind us. I hope you get it all sorted out soon. Water problems are not fun, that's for sure.
When you make your Lasagna next time put about a tablespoon of water in the bottom of the pan slosh it around then just put a layer of dry noodles first ( it gives you a better base on the lasagna when serving )then continue with the layers you don’t have to cook the noodles they cook with the sauce when baking Marcie. I make a white cheese sauce (béchamel) for between the layers you just use a couple of large spoonfuls and put the cheese sauce and mozzarella on the top only . It stops the noodles on the top from drying on the edges as well 😊

We have a tankless propane one with a well. Our water is hard water and we have to back flush it at least 3 times a year. Some year we do want to get a water soften for the water. We do have filters on all water things in house. Dishwasher, washing machine and all bathroom things.
The tankless water heater is called Stiebel Eltron which comes with scaler for hard water filter for your house. It is in Home Depot. I’d get that. The other water heater brands are always busting down within a month of installation and this brand since it is from Germany is really good quality. They have a good customer service support as well. Yes, this brand takes well water, but it has a filter that you need to install on top of how the water flows into the home. Go with the direction of gravity, but if you have a good water flow GPM it’ll work fine however you set it up. You’ll thank me later when it’s installed!

Just had to install new well pump. They replaced the metal pipe with industrial plastic. Drained the water heater, poured bleach down the well, turned the new pump on, waited a little while, then opened all the facets in the house until there was no bleach smell. My "normal" reddish water is now clear (so far).
I’ve heard that called “shocking” the well. It will last for a period of time but it will need doing again when you start seeing the rust again. I hope the rust free water last for a long time. God bless. 🥰❤️🇨🇦🙏🏻🍁
“Iron out” removes iron stains as well. I add it in powder form to my water softener. The iron may have eroded the heating element in your water heater and/or be covering the heating elements. Pray on it!
Call number on water heater you just might get replaced for nothing, when mine went bad I got relaxed no cost... Just had to remove and take where they tell you HD or Lowes and they will hand over new one...worth a try
Double check what you keep under your sinks where the kids have access! I know you wouldn’t want your children or any else’s children to end up, experimenting with any of it, by consuming any of those cleaners were dangerous products. It can happen so fast.
Maybe you could look into getting a sand filter put in to take care of your mineralized water. That is what Country Road Cure and Simple Life Reclaimed did and it has fixed their problem. Their water doesn't leave orange deposits on their tub, toilet, or anything anymore and it doesn't have a sulfur anymore.
I have a house built 10 years ago on top of a mountain of mostly granite. I put in a tank less water heater. It works great but the insides have to be descaled every year or it will clog up, quit working and have to be replaced. Try Awesome spray cleaner that they sell at Dollar General. It works great to degrease and clean almost anything. It works great on my sinks, tubs and cabins, counters etc. Also cleans walls, doors etc.
They make pans to put under your water heater Crandall, in case you do have a leak. You need to get a sponsorship from a water filtration system like Doss farms has. You could also go hundred gallon water tank or 80. Maybe your filtration system is shot.
The containers that heat the water are made of copper not steal less chance of rust. My had 2 tanks in it and basically you never run out of hot water. But when you set it you can make it so you don't need to turn on cold water when using hot water unless small children are singing it.

Put a filtration system before the hot water heater. And with the tankless if you want to save it use a old water heater tank as a reservoir before the water heater so the setament doesn't go into your tankless. I had a tankless it worked great in my home in Paulina because I ran the water through the old water heater first, but when I moved to the new house in Primghar I didn't have that option and my bad water killed the water heater. In Paulina and Primghar our water is so hard that if you don't shake your showerhead and kitchen faucet in vinegar at least twice a week it will glog it so much water won't run out of your faucet. Even shower eads that are supposed to stop calcification don't work.

Tankless put a filter in the houes on the water coming in. You may want to look into a water softner as well. Your skin and hair would feel amazing if you had a softner.
Thirty years plus both husband and I are retired from the drinking water business. We were licensed in the state of Florida. Water softners do have there place but you must be aware of the dangers they pose as well. Most softening systems use salt to soften the water. The problem is you know how salt water reacts with metal. It will corrode out metal piping. Even though filters are generally put on to remove excess salt it doesn't remove enough. Consuming the water can cause high blood pressure. The inline hot water heaters do not work well with sediments in the water. They will clog up and stop working. I would go with a regular hot water heater and just plan on draining it more often. The iron discoloration is sticking because you have hard water as well. That comes from the lime in the water. It hardens and then discolors to the rust color because if the iron. White vinegar will break up the lime and make cleaning a lot easier without chemicals. The white vinegar will also clean the metal fixtures without damaging them. Don't leave on the vinegar too long on your concrete counter tops as it will eat away at them because of the high level of lime in the concrete. They do have softners that don't use salts you would just have to research them. New ones are coming out all the time. A filter ir two placed in your lines would help but still not remove it all. Good luck fixing your water issue. Going deeper on the well doesn't always work because here in Florida the deeper you go the more minerals and sediment you get into. I am not sure about Oklahoma and it's water tables. Talk with some well drillers to see if there is a sweet spot that is best for well depth in your area.
You need to replace e your hot water tank really soon. If it's leaking and rusted, it could go anytime. It would go everywhere and ruin your floors also You also need to put a pan under your hot water tank if you get the same kind. I have a tank less heater and love it. It's not heating all that water andits less savings on your electric bill. There are sand filters that would take away the yellowing in toilet and othere places, but you'd still need a special filter under sink for drinking water and for cooking.
You definitely need a better water filtration system that goes between the well and the house. The one you have isn't good enough. It's a well wall issue.

our water heater in basement, it leaked one year,we just opened the basement door out went the water. if no basement we would put a pan underneath it, we have one under our washing machine ,a drain going out side.

We had water heater burst when i was young. We woke up to 2 inches of water throughout the house. The heater was in the shop which was a back room. It was like a shot gun house. We had tile flooring in every room. When it dried it all popped up.

Once you get the problem solved, put a water heater pan under it to catch any future leaks. We have it under ours just as a precaution.

Marcie. That’s a fab way to fix ahead. Another way to stretch pasta sauce is to add any vegetable. (Especially good to add fine chopped spinach. ).
Carrots are good to add to spaghetti sauce, they make it a bit sweeter. If you pre-cook them and blend them up you don’t know they are in it.

Check with Culligan if it is in your area. We had iron water that run a light orange but after culligan it cleared the water so good. The bring a tank and change it out each month.

You need a bigger better filter system. We lived on a well for 25 years. The original Hot water tank is still in the house. But we drained our tank every month, changed the filter every month and we’re always soaked our facuets in vinegar.

I had same problem for same reason in my house. We had to replace it. Put sediment filter before water goes into hot water heater will help a lot. Make sure to put water tray under hot water heater too. It will help a lot if you get a future leak. With the filters and monitoring I’ve had 20, years with current hot water heater. I too have thought about going to a tankless, but takes all new wiring. You can Get additional warranty on hot water heater, will usually cover someone coming to replace it. I didn’t but was still married at the time. You might not either since you can do work.
How often to you change your filters, may need to change more then directions say. If bad water don’t want hot tub
hard water causes all appliances that water run to or through to corrode and not last, refridgeraters, dish washers, washing machines, hot tubs ect.... really hard on your skin and hair too!
Fresh lemons . Cut in halfs or quarters
Let the lemon sit on where u want to clean also scrup the spot where u want to clean . Let the lemon sit on spot for2 or more hrs

You can get some CLR they sell it at Walmart or big box hardware stores, it cleans the sediment better tan the Lysol and it cleans the toilet better and it doesn't take as much. We had the same problem in our house before we moved.
OMG you guys are bringing back memories...nightmare memories...lol. When we lived rural, with a well and septic, it was awful. The water had such a high iron/rust content. It was undrinkable, so we had to bring in our water for consumption. My bathroom and kitchen sink area looked like I never cleaned it...ever. Baking Soda was my 'black magic' cleaner. It will clean anything, without worries. Laundry went to the laundromat, because there was no such thing a'white' anything. But the worst, Marci will relate to this, if I put any perm, color or chemical in my hair it would turn bright orange after a few shampoos. I mean bright pumpkin orange. Ugh.....thank goodness those days are behind us.

When you make your Lasagna next time put about a tablespoon of water in the bottom of the pan slosh it around then just put a layer of dry noodles first ( it gives you a better base on the lasagna when serving )then continue with the layers you don’t have to cook the noodles they cook with the sauce when baking Marcie. I make a white cheese sauce (béchamel) for between the layers you just use a couple of large spoonfuls and put the cheese sauce and mozzarella on the top only . It stops the noodles on the top from drying on the edges as well 😊
WHEN YOU TAKE IT OUT OF YOUR HOUSE MAKE SURE YOU PUT IT ON SOMETHING TO PULL IT OUT ON CARDBOARD OR AT LEAST SOMETHING THAT WONT LEAK THROUGH AND END UP ALL OVER YOUR FLOOR LIKE A PEICE OF METAL CAUSE SINCE ITS RUSTED AT THE BOTTOM LIKE THAT IT COULD FALL APART WHEN MOVING IT AND IT TAKES A LONG TIME TO EMPTY IT SO BRING YOUR HOSE IN TO RUN IT ALL THE WAY OUTSIDE TO EMPTY. SO SORRY YOU HAVE TO DO THAT MESS BUT MAKE SURE WHEN YOU GET ONE TO GET THE PAN FOR UNDERNEATH IT SO WHEN IT DOES IT AGAIN IT WONT END UP ALL OVER YOUR FLOOR.GOOD LUCK MINE FELL APART WHEN THEY PULLED MINE OUT TO REPLACE IT.
We have a tankless propane one with a well. Our water is hard water and we have to back flush it at least 3 times a year. Some year we do want to get a water soften for the water. We do have filters on all water things in house. Dishwasher, washing machine and all bathroom things.
The tankless water heater is called Stiebel Eltron which comes with scaler for hard water filter for your house. It is in Home Depot. I’d get that. The other water heater brands are always busting down within a month of installation and this brand since it is from Germany is really good quality. They have a good customer service support as well. Yes, this brand takes well water, but it has a filter that you need to install on top of how the water flows into the home. Go with the direction of gravity, but if you have a good water flow GPM it’ll work fine however you set it up. You’ll thank me later when it’s installed!

You don’t need a water softener you need a whole house water filter. Lowe’s has them in the $150 to $500 range.

Just had to install new well pump. They replaced the metal pipe with industrial plastic. Drained the water heater, poured bleach down the well, turned the new pump on, waited a little while, then opened all the facets in the house until there was no bleach smell. My "normal" reddish water is now clear (so far).
I’ve heard that called “shocking” the well. It will last for a period of time but it will need doing again when you start seeing the rust again. I hope the rust free water last for a long time. God bless. 🥰❤️🇨🇦🙏🏻🍁

I take an icream bucket of water off of my hot water heater every month. In 40 years I am on my 3rd tank. We have soft water.

You need to dig the well deeper so all the settlement stops coming thur. I live in the country too. I us CLR= calcium, lime, and rust remover.
“Iron out” removes iron stains as well. I add it in powder form to my water softener. The iron may have eroded the heating element in your water heater and/or be covering the heating elements. Pray on it!
Call number on water heater you just might get replaced for nothing, when mine went bad I got relaxed no cost... Just had to remove and take where they tell you HD or Lowes and they will hand over new one...worth a try
Double check what you keep under your sinks where the kids have access! I know you wouldn’t want your children or any else’s children to end up, experimenting with any of it, by consuming any of those cleaners were dangerous products. It can happen so fast.
I forgot to mention 5 years max is the life on those heaters on well bore water. Plus warranty won’t cover if you read fine print regard well water
Standard for tankless water heater. Just make sure you put the wire screen in the right side of the hose.

Maybe you could look into getting a sand filter put in to take care of your mineralized water. That is what Country Road Cure and Simple Life Reclaimed did and it has fixed their problem. Their water doesn't leave orange deposits on their tub, toilet, or anything anymore and it doesn't have a sulfur anymore.
I have a house built 10 years ago on top of a mountain of mostly granite. I put in a tank less water heater. It works great but the insides have to be descaled every year or it will clog up, quit working and have to be replaced. Try Awesome spray cleaner that they sell at Dollar General. It works great to degrease and clean almost anything. It works great on my sinks, tubs and cabins, counters etc. Also cleans walls, doors etc.
Get the metal pan thing for under it? Like the eddy family farm did.
They make pans to put under your water heater Crandall, in case you do have a leak. You need to get a sponsorship from a water filtration system like Doss farms has. You could also go hundred gallon water tank or 80. Maybe your filtration system is shot.
never heard tell of replacing the inside of water heater, ours goes till it quits, that is for years. we have no soft water installed.
Whink iron remover is the best and doesn’t ruin your stainless steel or countertop.

The tank less will be a problem. Better off just getting new water heater. And save for a new well.
The containers that heat the water are made of copper not steal less chance of rust. My had 2 tanks in it and basically you never run out of hot water. But when you set it you can make it so you don't need to turn on cold water when using hot water unless small children are singing it.
A water softener will save the interior pipes from clogging.

Put a filtration system before the hot water heater. And with the tankless if you want to save it use a old water heater tank as a reservoir before the water heater so the setament doesn't go into your tankless.
I had a tankless it worked great in my home in Paulina because I ran the water through the old water heater first, but when I moved to the new house in Primghar I didn't have that option and my bad water killed the water heater.
In Paulina and Primghar our water is so hard that if you don't shake your showerhead and kitchen faucet in vinegar at least twice a week it will glog it so much water won't run out of your faucet.
Even shower eads that are supposed to stop calcification don't work.
Can yall change over to city water? Use the well water for garden, shop etc.

If you go with regular hot water heater use a warmer pan underneath, check frequently then now if leaking and will save your floor
We live in a hard water area and we only get 5-6 years out of our water heaters. Tankless water heaters won't last long either we've been told.
Also, get water heater with a 7 year warranty. We did that last time and the water heater only lasted 4.5 years so we got about $370 back. Win! Lol
Tankless put a filter in the houes on the water coming in. You may want to look into a water softner as well. Your skin and hair would feel amazing if you had a softner.

Thirty years plus both husband and I are retired from the drinking water business. We were licensed in the state of Florida.
Water softners do have there place but you must be aware of the dangers they pose as well. Most softening systems use salt to soften the water. The problem is you know how salt water reacts with metal. It will corrode out metal piping. Even though filters are generally put on to remove excess salt it doesn't remove enough. Consuming the water can cause high blood pressure.
The inline hot water heaters do not work well with sediments in the water. They will clog up and stop working. I would go with a regular hot water heater and just plan on draining it more often.
The iron discoloration is sticking because you have hard water as well. That comes from the lime in the water. It hardens and then discolors to the rust color because if the iron. White vinegar will break up the lime and make cleaning a lot easier without chemicals. The white vinegar will also clean the metal fixtures without damaging them. Don't leave on the vinegar too long on your concrete counter tops as it will eat away at them because of the high level of lime in the concrete.
They do have softners that don't use salts you would just have to research them. New ones are coming out all the time. A filter ir two placed in your lines would help but still not remove it all.
Good luck fixing your water issue. Going deeper on the well doesn't always work because here in Florida the deeper you go the more minerals and sediment you get into. I am not sure about Oklahoma and it's water tables. Talk with some well drillers to see if there is a sweet spot that is best for well depth in your area.
You need to replace e your hot water tank really soon. If it's leaking and rusted, it could go anytime. It would go everywhere and ruin your floors also
You also need to put a pan under your hot water tank if you get the same kind. I have a tank less heater and love it. It's not heating all that water andits less savings on your electric bill. There are sand filters that would take away the yellowing in toilet and othere places, but you'd still need a special filter under sink for drinking water and for cooking.
Put a pan under the water heater to catch the water.
You definitely need a better water filtration system that goes between the well and the house. The one you have isn't good enough. It's a well wall issue.

our water heater in basement, it leaked one year,we just opened the basement door out went the water. if no basement we would put a pan underneath it, we have one under our washing machine ,a drain going out side.

I would Put a drain pan under the bottom so if it leaks again it runs out and not in the house.
Relace NOW or you may come in and find all your floor flooded. Put pan under and vent out to outside.
I have a tankless water heater and love it, they are spendy up front though. I don’t have well water either so not sure how that would affect it. I think putting a filter in before whatever tank you decide on would be a good idea.
You can maybe get a calibration with an R.O. company. Your water is a good advertisement for them.
