Can’t stress enough the importance of #2 (signs of love not vanity)… We’re currently renting, and the landlord has been the ultimate cheapskate when it came to any repairs. We had a leaking kitchen sink, and the quality of workmanship was shotty to say the least. Fast forward one year, and the entire sink and kitchen island had to be replaced due to mold. Really great tips here! Thanks for sharing!
Love it! ❤️ We lived in one of the best places ever because we had one of the best next-door neighbors. She became like family to us. We have kids, and one thing I've looked for when scoping out a new neighborhood is the number of basketball hoops I see. Are there kids playing, are neighbors involved in the upkeep of their yard? These are good signs. Thanks, Javier! Another great video. 👍
I just started the house-buying research, and your videos have moved me forward more than any other by actually getting started on affordability, etc. Dave Ramsey's budget method means I will be living on the set of Jumanji so 30% of NET is just better... Thank you
Just bought my first house in a totally new city (San Antonio). SA gets a bad rap because of the crime, but it is important to remember, as Javier says, that all cities have crime. Going to your local PD map should be the #1 priority. It's a bit cumbersome especially after all the real estate apps got rid of crime maps for some stupid reason. But nonetheless, every city has its good and "up and coming" spots you need to watch. Even though the house I selected was initially supposed to be a strict investment plan (rental), I fell in love with the area. The house was obviously not cared for with shoddy work and cheap labor employed. But I think if you find a place that doesn't need a major overhaul (check your hvac, roof, etc), fixing the shoddy work will pay off fine in a sweet suburban neighborhood. Crab in coffee is also something to consider.
The best resource I have found to see the general safe areas and streets of a city is the Strava Global Heat Map. It shows you exactly where people are walking/jogging/biking and where they are not. Also just fascinating to look at for map nerds
Thanks for all the videos, you've been super useful and I am now closing on my first home in the UK! Super stoked and used a lot of your advice from videos
Hah you're right, I replaced my sliding door before anything else expensive be cause it was driving me crazy and I didn't know at the time id be selling a year later.
Thought it was cool you were talking about Texas since I live here... thought it was a city I hadn't heard of (Leaubock or Loubock) ... then see Lubbock (biggest city close to me) 🤣😅🤣😅 For future reference we pronounce it Luh-buck in our great mess of a state 😆 ❤ your channel, it helped us buy our first home!
The first house we bought had good bones but problems. The occupant was senile enough that she did not let the dogs out often enough. Her relatives tried to burn trash in the fireplace without opening the damper. It did have a new furnace, roof and water heater. It was located across the street from the Commandant of the state national guard. Sweat equity, new carpet, and the mortgage plus RE taxes plus insurance, $10 less than our rent. Used houses are like used cars, people buy with their eyes, but don't really know what they are looking at.
I am glad to have found your channel a few days ago. I am a first time buyer in Phoenix so it is great to listen to your takes, knowing they come from someone local! Thanks, from a new subscriber 😃
Can you make another video on what to look for? Just want to make sure I look at everything I need to look at that the inspection might not be able to tell me
Javier, great video. I have a question. Me and my wife are looking forward to buy a house in 2023. Our lowest credit score is 714. Our annual gross income is $121K with a net annual income of $80K. Our monthly credit card bills are $200. What do you think will be a good house price for us to comfortably afford? Thank you for your answer in advance.
You should write down all of your monthly expenses. And I mean all of them. If you aren't sure of some or they vary month to month, always guess higher than you think. A mortgage lender or bank will ask what you're comfortable mortgage payment per month would be. That'd up to you and your budget. Do not let anyone talk you into more than what you're ok with. We had a realtor that did this and it drove me insane. I would vet a few lenders as some have different options with different down payment and interest options. My husband and I are conservative with money, so we based our mortgage payment on our net income, not gross. I highly recommend being 100% honest up front with your mortgage lender on your bills and all financial items as they will investigate everything during the underwriting process.
Hey Javier, in order to do comps it’s good to look a those homes that have sold and are active. However, in the area I’m looking for there’s an active for 220k (renovated) and the home I’m looking for is 175k (not renovated). There have not been any homes sold in this area for the past 6 months. Any ideas on how to do a good comp?
Great video! I was wondering how much you consider the financial stability of the munincipality. I follow a lot of Strong Towns articles and there is always talk of shiny new developments with fresh roads and water lines and and such but no plan for long term maintenance liability. What are your thoughts?
Admirality Way and Gibson Road, Everett, WA My cousin's vehicle was stolen six times and reported/returned by police. Why is it no website can display this info. It showes no crime. What is Everett police dpt real website? I think own judgement is best as data is garbage.
Not sure if you’ve made a video about this but, I’m a single parent and a teacher and looking to move. I’ve seen a lot of offers for teachers such as “teacher next door” , “home for teachers” etc. Are these legit ?
How did you know I put toenail clippings in my coffee??? 🤣 I wish you were in our area as I would love for you to help us and get a nice commission. Thanks for your time and effort on the videos/advice/interpretation of data. I don't watch all of them, but I try. Oh, it's pronounced more like this LUHBUHK Texas, but I don't really care. 😁
You mispronounced Lub-BUCK!!! Texas. lol It's ok. I lived there for 5 years. Wife graduated from Texas Tech University. Lub-BUCK! We also got married there. Nice town.
Such a great idea about putting toenail clippings in the coffee!! Never would’ve thought of that 😮
I thought he said to include the toenail clippings in the offer. I need to listen better.
@@Megs658 That works too
That pronunciation of Lubbock lmaooo
Lou-bawk 😂
Yeah that was rough lol.
😂😂😂 just butchered it
That pronunciation was killer
This is why Texans are always playin the secession card
Grey paint throughout is a red flag of a flipper. They invest in eye wash, but the plumbing is crap.

I always do a vibe check. Stake out the neighborhood during the afternoon and again at night

Look at the landscaping around the neighborhood. It's also an indicator. Look at the exterior of nearby houses. See how they are kept
I don't know about toenail clippings in my coffee, maybe in tea. The steeping would probably be better flavor-wise!
I didn't even think the toenail clippings in coffee were a thing! I RUclips'd it and found it has tons of benefits! Clutch Javier!
I just started the house-buying research, and your videos have moved me forward more than any other by actually getting started on affordability, etc. Dave Ramsey's budget method means I will be living on the set of Jumanji so 30% of NET is just better... Thank you
The crime map was eliminated from most real estate apps because somehow it was “racist”.🤦♂️

Tonight was a bust. Asbestos, and water damaged foundation... hopefully we find one in budget where we can make a forever home.
Can you do a video on the outlook for 2023 , for first time home buyer’s. Will it get better
Lewbock! Great video!
I would absolutely love a part 2!! Good advice on putting toe nails in my coffee
Ahhhh somehow I totally forgot about my struggles with the crime maps when searching for a house, I used to use the Trulia one all the time
Realtor used to have a crime map and got rid of it. I think clients were pissed and trying to keep the comps on the higher side.
Thanks for all the videos, you've been super useful and I am now closing on my first home in the UK! Super stoked and used a lot of your advice from videos
I also found a realtor from your referral service. Thank you😌
Yes, more please! This was great!
Hah you're right, I replaced my sliding door before anything else expensive be cause it was driving me crazy and I didn't know at the time id be selling a year later.
Great advice. I wish I had that advice when I bought my home :(
It was a great idea to put Nail Clippings in my Coffee! Thanks Javier!
Glad you liked it!
Javier at first I thought you were just some vain clickbait streamer/youtuber. Well, turns out I was right and I really appreciate your content!

You're hilarious, Javier. I love the Westside Story comment. Great advice. 🤗
Yep. The windows, sewer, foundation and water pipes way more important than granite counters.
I was in the middle of another video when I saw you uploaded so I'm here listening to you talk about....guitars?
You should keep these going,
The hoodlums ok the street reference was jokes
Love the vid and would appreciate more videos on a checklist of evaluating a new house
LEWBOCK? lmaoo bro most people from Texas pronounce it "Luh-buck"
smh lol

😂 it looks like it should say “Lew Bock” but it’s pronounced “Lub ick”
But idk who lives in Lubbock or why I would want to move there
Question, would you buy your first house after the age of 50? Getting ready to buy house for the first time and trust your advice. Thanks😌
I also look at the local schools' grading/rating... is that good?

Great ideal putting mud In the coffee.

What do you think about the new development homes in McAllen Texas being built and Katy Texas

Probably 350k
