The ceiling price isn’t a “10%” rule. It actually refers to the maximum price a property on your street has sold for (of similar size and age). You can keep it in mind so you don’t invest more than what’s possible to recoup in a sale x

I asked this, because most Builders buy their Materials from a Building Manafacturer or Company they are link up to as business partners in that area or Renovations. So most likely they get Materials below cost per materials and services or equipments rentals etc. --- I am in Toronto Canada so yes I have access to this (but no everyone in Canada either) but for England I am not sure what is available to you. But I will emplor you to find out what you can buy at WholeSale cost or prices. Since you have a RUclips Channel is this consider your Buisiness ? if yes then there may be certain things like Fittings ( like door handles etc) or lighting fixturers for your bathroom or Kitchen etc you can purchase at cost and have it as a right off on your Taxes as business expenses. Do some reserch my dear you never know what savings you are entitled too during this time. --- If I was building a home or Renovating a home in Canada I would be buying everything WHOLESALE ,but have access to that from various buiness stand point. like if you are a General Building Contractor like your Tyrone. I can order all my materials at cost.
