Hi Dan, could not recommend a Makita random orbital sander enough! Get a big one like the BO6030 and it will save you hours of sanding. Great dust control as well. Keep up the good work, appreciate you sharing with us!

Lightbulbs are expensive and when you have 15 properties providing them for all tenants adds up. Its quite normal for tenants to pay for any blown bulbs on check out to ensure they hand the property back as they received it. Thanks again for watching and for following my channel. Yeah I agree. I’m sure you are making enough profit per tenant to pay for a couple bulbs at the end of tenancy. I feel like you were looking for any excuse to charge the tenant… I’ve watched other landlords on RUclips where they have had much worse and given all the deposit back. At the end of the day you have to understand there is wear and tear when being lived in for a long period of time
@@XsythX1 it’s not a lease though it’s rent. If you were to rent a car, and bought it back with a headlight out it’d be on them to replace for re-hiring it out.

I sit and watch and enjoy all of your videos Dan...but charging your tenants for extractor fan bulbs seems way OTT to me. I know you’re not a charity.
