I love the porches. I'd opt for a single front door, and relocate the window, and just inside there could be space for a small bench and a place to hang coats. The living/dining/kitchen area is quite small, and the kitchen especially needs more counters. If you replaced the fireplace with the door to the porch, moved the dining table to that corner, there would be room under the stairs for more kitchen counter. The stairs and mezzanine need a proper railing, and I think the upstairs room would be better suited for an office, perhaps with a sleeping couch for occasional guests.
Perfect jasper!!! I still need a tiny sink and toilet upstairs. I get up very early while my hard working husband is sleeping. The loft is perfect for my morning Bible study and coffee - would put a twin bed with a pull out trundle upstairs for guests and grands. The side porch is perfect for grilling too!!
Very nice! I love the indoor/outdoor living, high ceilings, and the large windows while still retaining wall space for bookshelves, art, and storage. This home is almost exactly the same size as the one I am having built, and gives me ideas for how I can add outdoor living spaces to expand my entertaining capabilities.
I love the design and the layout, ❤ it's cozy and relaxing, especially the other deck with all the plants around, get up in the morning, have a cup of coffee and sit there and take it all in, smell the morning air. Along with the paper to read.
Lovely small farmhouse style - I especially loved all the porches and the loft. I would probably change the all glass front door to something a little more formal looking (and something that feels a little more secure). Great job as per usual! :)

I like basements even if the house is small cuz it's extra square footage, storage, TV Media room. Plus there's no room for computer and studying.
All your designs are stunning, Jasper. But no one particular size can possibly fit all. My main problem with this one is a seeming lack of privacy for the upstairs loft bedroom. Unless a couple remains childless and never has overnight guests, I can't see how romance could thrive. That and my eternal distaste for stairways with no hand rails. Just sayin'.
