    Buying a stock is easy, but buying the right stock without a time-tested strategy is incredibly hard. Hence what are the best stocks to buy now or put on a watchlist? I’ve been trying to grow my portfolio of $260K for sometime now, my major challenge is not knowing the best entry and exit strategies... I would greatly appreciate any suggestions............

      I agree , I assumed I had a hang of the market at first, I gained $50k one year and I was super elated, not until I stumbled upon a portfolio-adviser whose been guiding me since the market's been sham after the pandemic, to my utmost surprise I netted a whooping $280K during this dip, that made it clear there's more to the market that we avg joes don't know

    Interesting idea. But to beware of the interest rate, cost of time, keep enough margin of safety just in case, anything goes wrong.

    I am confused. is the goal to flip it or to rent it ?
    The bank propperly wont see the 120K the way you do. My bank would be like "yeah that is very optimisic thinking, but that is not gonna happen".
    If you want to rent it, you need to do so much more.

    What interest you will pay for the £96K that you will take out of the property.
    And if I am right, in Uk the banks let you take equity out of you property but there are limitations that has to do with your annual income .

    Hi, in the mean time whilst you’re waiting for the refurb. In those 4 months spent doing it, do you have to pay the mortgage yourself each month from your own pocket? As there’ll be no tenants whilst doing the refurb. Or is this something which the bridge to let would help with?

    Just had a quick question- when refinancing the property from the bank how am I getting 96k back? As I’m paying 96k to the bank as mortgage and this does not include interest ??

    Hi, sorry i am confused you said your costs were £30k but the total costs are £38K (16000, 2400, 1600, 2000 plus 16000 as listed) also depending on how long it took to do the work you would have bank interest charges, not sure of refinancing costs??
    Can you clarify

    Ahmed, how did you get 96k as cost?.
    If the deposit was 16k + 10k refurb + legals. That’s 26k already, and the property is 80k value. It would be 106k minimum. I appreciate your videos but just wanted to check 🤝👊

      The 16k is accounted for within the the £80k purchase price, as that’s the deposit - so £80k plus refurb etc

    Given the high leverage of this strategy, how can you position your portfolio to deal with the rapid rise in interest rates combined with limited ability to increase rents further and fall in property values (at least in the short to medium term)?

    Do I understand correctly that this scheme can work if you don't buy with a bank loan?
    I bought a cottage with a bank loan a few years ago and renovated it into a house. Self financing 15k, loan 25k + renovation 60k.
    Today's market value is 150k.
    32500 is the mortgage in favor of the bank at the moment.
    Can I apply for a new mortgage to reinvest this money?
    In this case, I have 2 loans. I don't understand how this system works.

      Portfolio diversification is also a likely explanation. If he's doing property management full time, it means he's all in on these flats. Considering how leveraged he is on them, he's at risk for fluctuations in the real estate market, and having multiple sources of income is the smart choice.
