Sarah mentioned that gold is a good investment. She's right.Lets not for about silver. Silver is priced, right for the beginner stacker, and has a lot of room to grow.Physical silver, not ETF .Yes, silver will be the knew gold.Happy stacking.💰

Housing that is highly leveraged is already insured by CMHC and Genworth so the tax payer will be on the hook if banks take losses there. The biggest risk locally for Canadian Banks is the Unsecured Lending and Small Business Lending in Canada. If stock markets have years of sustained losses that will effect the revenue on their Wealth Management portfolio so as long as they do not pay law suites for mismanagement of investments then that will only effect income. Canadian banks are exposed in many other countries that do not have the same protection that we offer our banks in Canada so write downs could occur if we see worldwide recessions. With so few Banks in Canada it is much easier for cooperation with the government everytime we have deep recessions.
Credit Unions are protected by Provincial Government's and often take more internal risk on thier mortgage underwriting. This trend has also continued in many other areas in recent decades with the free money policies of our Government. Many Credit Unions were forced to restructure/merge with other Credit Unions in previous recessions so that will likely continue with future recessions and the Provinces having to take on the bad debt so those Institutions can continue to keep the doors open.

Great perspective. I believe some Asian countries have long amortizations 50-100 years so as to pass it down from one generation to the next. This is nuts in my opinion. They will owe more in interest when all is said and done.
