    I recently sold my 3 Investment properties to now have no home loan or any debt at all.
    As I am 55 and now debt free, I can restart my investment journey with less stress.
    Having no home loan is a fantastic freeing feeling.

    We are in this exact boat. We are looking to sell off our newly constructed IP to reduce our home loan. Looking to make around 150k equity uplift. Then it begs the question is the process repeatable, if say building and creating equity then selling once completed to reduce ppr debt. Yes there is capital gains hits associated/ buying and selling every time but if the home loan is large enough lowering it quickly can really be beneficial in itself. In our case we are lowering our PPR debt from >800k to down around 500k which at 6.5% interest is around 2k/month. Id like to hear your thoughts Julian. Cheers

    We've got a portfolio of 5 investment properties with a 40% or less LVR.
    This means that the properties are paying by themselves considering all costs.
    Added to that, most of the properties are paying principal and interest, meaning our loan has gone down 40K approx in the last year alone.
    Inflation has also had a decreasing effect on our loan value in the last two years (a 100k loan 3 years ago is not the same as a 100k loan nowadays)
    Putting into perspective, selling two of those means we would have 3 with nearly no debt.
    However, and considering that the portfolio is still growing (our equity went up about 100K approx in the last 12 months alone), I would say selling for now is not the best option.
    Added to this, we still have quite a bit of serviceability left.
    I think the information in this video is important, but personal situation should be considered.

      Of course, everyones property investment strategy will be different for their own circumstance. This is just one of many.

    If you start rentvesting, you don't need to sell any properties which is what we started doing last year.

      Rent-vesting is a great strategy too!
