Fantastic breakdown ste thank you for doing this, very much appreciated,I can see by this video why you speak so highly of bridging all the time, have a great rest of your day, best wishes to you and your family
Awesome post Ste, really clear. One extra thing I'd have liked to have seen is an example of how the figures then work when going through a BRR project and how much money might be left in out of that £72k etc...Maybe a part 2? Cheers, keep up the top drawer work.
Hello Ste been subscribed for a while and keeping up with your content admire the great work and consistency you show hoping to join the TPC one of these days I have a question regarding the bridging loan. How much actually goes into your bank account would it be the gross loan or the £200,000 used as the example in the video?
Can you use the bridge finance that’s being released to you to pay retained interest amount? If not why does the loan value you receive not remain at £150,000. Would I need the 50k cash deposit and then use loan amount to pay interest and other fees? Hence £129k being released to fund the refurb? Also, what company is this from? And would this company facilitate or do companies facilitate the refinance option in house and can you pre agree that in principal dependant on the refurbed increased value?
Great stuff. Nothing on valuations which is key to bridging. Why this does not make sense is this? If i had 70k why don't I buy a 60k house cash instead of this. Without Valuations this is complete crap.
This is class .super knowledge about bridge loans. Understand now how it is working .Thx Ste .

Excellent information. This will help a lot of individuals understand the bridging process. Shared in our WhatsApp groups as usual.

Nicely explained. I assume there are no penalties or other admin cost for early repayment of the bridge?
Great info. Why would you not do this as an individual though?
It’s personal circumstances but I prefer a limited company 👍🏼
