    How do you talk to complexing about newly implementing valet, when lease are already signed without trash fees

      You’ll have to implement over the first year so that their fee increases as they are able to incorporate the updated rate into the new leases and resigning of leases.

      Thanks! The hardest part of this business is the sales side. It comes down to persistence. Even if your lead say no thanks, ask if you can still follow up in 3 months. You never know when the person you spoke with will be ready.

    Do they pay for the amount of tenants or the amount of units?

      They pay per door. It is up to the management company to fill those apartments.

    How can we find out how much their servicer at the time is charging for service without asking them

      Tell them you want to put in a competitive bid and that you’ll beat their current rate by 25 cents. Then ask them what their current vendor price is. They will usually tell you 95% of the time because if they can make the company more money it looks good for them as the manager.

    Why not individuals? Some complexes may not want it but some residents would want it.

      The apartment management company is the one in charge of upkeep of the complex and the rules within it. When you sign up an apartment complex they will put verbiage into their rental agreements about the service for the people who live their. Plus you have to get insurance to work on site. It just opens them up to potentially too much liability if someone was servicing trash there but wasn’t an “approved” contractor. Plus, like stated in the video managing individual payments each month would be very cumbersome. People would be calling you about billing or canceling. The property manager is that middleman for you to know you will always be paid on time and not have to worry about failed credit cards, chargebacks, or you trying to issue violations. It just really streamlines your business and allows you to focus on growth and running your internal systems.

      @@NationalTrashValet thank you for the input. I’m starting my own valet trash and I’m getting pushback from property managers who’ve had previous valet trash and they don’t trust/ want valet services. I am pushing forward with other apartments but was curious why not to go individual.

      If you got the apartments ok to just approach each resident you could try, but overall it just doesn’t really fit the business model. If you get in with an apartment management company you can quickly grow with them into their other properties and have a more predictable and steady income stream. It makes the sales cycle shorter and more lucrative too.

      I have also pursued individual customers not because I necessarily want to but because most of the time I go to promote or market my service to a complex, it’s usually a leasing agent or someone who doesn’t make the decisions. Sometimes I feel like half of them are just thankful to have a job, so they don’t want to “rock the boat” by telling or “bothering” management with promotion information. I have come close ( or what I consider close) to getting a contract. When I would call back to follow up, I would hear the same thing, “waiting to hear back from management “. I understand this concept but I feel like if I keep calling then I’m bothering them. It’s like hurry up and wait. I feel like individual customers are at least more direct then talking to someone that has to talk to 7 other people before they make a decision. What can I do in the mean time? Just wait around? I know you are the expert and a success in this field. I enjoy your content. Also I think about all the money and opportunities missed by apartments that don’t want the service. Everyone doesn’t want the service but this service is a great idea. It’s the best amenity a complex could offer.

      @@oneoak3814 how have you gone about approaching individuals with the service. I think it’s a great idea if the apartments doesn’t offer the amenity. Other apartments say they offered it in the past but since they had a bad experience in the past. Now I’m thinking individually and getting an app made or a website that caters to such amenity
