Dallas doesn't have a lot of waterfront properties... Some communities have very large ponds with homes overlooking the ponds. There is a community called the Tribute that has homes on Lake Lewisville. Any home can have a private pool here.
Nice home, but crammed into a ridiculously small piece of property. No chance I would buy a home with no property like this. Toll Brothers did the same thing in the city where I live. Meh.
I do not have a price for all upgrades. A home of this caliper in this community could easily have $300K or more in upgrades. $1.9m to $2.1m would be my estimate.

The Summit collection is on 70+ foot lots and they start at $1.5-$1.6m. Taxes are roughly 2% and will be going down next year with the HomeStead exemption being increased to $100,000 from $40,000... Yeah, very pricey given the fact that market is not favorable for buyers!! It should be less than 1 mil, with all the decor,. On the 70 lot,.
