    If a landlord can't get a credit check on a tenant then have them provide one from a free online report. Also, walk them back to their car and check the condition of it.

      I also have rental properties near Mojave, CA. I'm leery of the CA legal system which makes tenant quality the most important factor. Same goes for any region but especially in landlord unfriendly states it comes down to who you're dealing with.

    As a tenant, my past landlords are references for my cats. They can attest to them being good pet residents. My vet also will attest that the cats’ shots and visits are up to date and there are no behavioral issues.

    Don't judge by having returned the entire sec dep. Since the moratoriums, a lot of landlords resorted to paying their tenants to vacate (cash for keys) and/or giving back the entire sec dep just to quiet a disgruntled/soured tenant.

    What she listed as the 8th step which is a judicial background check is one of my first steps after I confirm identity. If an applicant has a recent evictions or a criminal record they're immediately disqualified. No need to go any further.

Some landlords shared horror stories on Quora, and one of those is having their property seized due to civil forfeiture. Imagine losing something valuable just because you've missed figuring out that the tenant turned out to be a criminal.
    There are numerous reasons why you should conduct background checks. But the bottom line is to ensure that your prospective tenant is free from any illegal activities.

    I make my tenants have renters insurance and provide proof that pet is included on the policy.

      @jack h how do you keep up with the rental insurance? What if they get the policy for 2 months and then cancel. I thought about this the other day and I'm not sure what landlords do in this situation

      In militantly pro tenant NYS, you aren't allowed to screen based on evictions or any lawsuits against former landlords.

    I think contacting previous landlords is useless because if they are a problem they'll say anything to get them out. Be good to drive by for outside clutter. Also check local county clerk files, may say lawsuits and past property owned.

      Their driver's license should have a current address. Do a property tax search to find the legal owner and contact them. Doing a judicial/ criminal background check is super easy. I can eliminate bad applicants quickly, using this two methods.

    What about bed bugs?
    I've been spraying the yard & inside of the rental property for all bugs. I buy wholesale bugspray. Someone broke the rule of no overnight guests. I've had bed bugs. It's a real nightmare. I've hired this good Pest Control company gives me a 6 months warranty.. Some tenants don't do their part 100% of the time so bed bugs return. I don't think that I should be liable for bed bugs. They should each pay the $350.divide by resident..No other bugs this is in FL.
    Advise me.

    If you purchase an income property with tenants in place on month to month agreement, but you would want them all under an annual lease. How would you get there? As a new landlord would you do credit check and application simply as info for your files since you don't know current tenants?

      That doesn’t always work. I had one whose sister worked at that business, and she vouched for her brother, but it was all totally fake. They eventually had to be evicted for not paying.

    contacting previous landlords...useless...checking credit score will not tell you eviction history....being a landlord would be alot easier if politicians didn't get involved.

    Basically you have to be perfect and we know that'll never happen for anyone rental property or not there is no perfect tenant nor a perfect landlord basically is about the money and some of these landlords can't even pay their own bills this old system consider you as a nobody if you don't have any money they don't really care about what you are going through this is so sad because you actually can be a very nice tenant and actually doing the best that you can it used to be twice the amount of Rent Now is three times the amount of money you have to have what's next this is so so sad😢😢

    NEVER EVER rent to a bunch of young adults. No matter who will co-sign for them. I’ve been in this game for 20+ years, they will destroy your place and someone in the group won’t pay the rent. LET another greedy sucker hold the shit bag.

    Don’t do a showing without making them fill out your application and get the background and credit check. A lot of people out there with bad credit, wanting to waste your time with the showing.

    If your rent is exspencive people after paying it hate you and so that what you get. Charge low rent so people feel like it is good deal for them . Only when rent is low people care for your property.

      You would think that's logical. The person would be greatful for an afordable place. Unfortunately that isn't the mentality of many people these days. They still don't own it and therefore won't care for it like it was theirs. Some people even treat their own things like trash too. You might think keeping rents lower than market is good and kind and the favor will be returned it won't in a lot of cases. You'll be taken advantage of because many people don't have that old fashioned value like you have.

      You are 100% right. Charging low rent gets you people who barely qualify and are just looking to get in and then only pay if they can afford to after their other spending. And not raising the rent on people does not make them grateful. When the years go by, and you finally have no choice but to raise it they turn on you and hate you anyway. You can’t help those people.

    Just get six months rent up front...with damage deposit, if they no have it then they will never pay on time, I've plenty of dead beats who had great back ground checks..Cash talks, forget the vetting waste of time !

    It is better not to allow any pets to eliminate all the problems associated with them. I've seen cats urinate right through the carpet, padding and into the concrete. Even with enzyme deodorizer, it was not possible to eliminate all the smell. So, do yourself a favor - no pets!

    The slavery is alive only in this sector at its finest! This is why private landlord must be banned. At least for residential properties. As a tenant I need the following docs. The landlord ID, prove that he is legal owner of the property, details about landlord income to be sure the property won’t be repossessed (mortgage). References from previous tenants. Details about the landlord past to be sure not a criminal. If the landlord is trying to screen you there is something smelly - run away. This is fair process giving security to both sides

      Wow! While you have the right to screen landlords - who's property is it, that the screening is trying to protect? You also have a right to own your own property. We, as landlords, do the screening primarily to protect our assets along with other tenants we have. This is not about slavery it's about becoming a reputable establishment.
