Hello! Do you think this is a better property compared to Tripointe's Hanson model? One of the biggest questions for us is the First floor space. The Tripointe model looks more open with the bedroom and flex than Konni. Also the backyard in Tripointe is bigger although most of the houses there are backed by another house in the back. Konni has some homes which doesn't have a big backyard but it also doesn't have a house at the back which kinda makes the backyard look a little bigger .
In my opinion, Tri Pointe Hanson is a better option that anything Toll Brothers is offering. First, Tri Pointe is in a better community that's already established. The communities proximity to creature comforts and schools will insulate it from potential downturns in the future. Second, Stratus at West Park homes have larger lot even after you factor in the homes backing up to one another. Toll Brothers Parkside community has several lots with little to no backyard what so ever when you factor in the extreme slopes. If you're willing to go to Leesburg, check out Cattail Run by Pulte Homes. Look at the Grand Single Family Homes because some of their lots back to wooded areas which give you the feeling of a larger backyard. Why would investment companies buy and hold a million dollar single family home in Loudoun County? What's the long-term strategy to that investment play?
The main advantage of these larger homes on smaller lots is maximizing square footage. You won't find a 5-bedroom townhouse with a basement on the market. If you want more land, you'll likely need to increase your budget or look farther out. It's always about finding the right balance between your budget and maintaining your quality of life. Also, just so you know, the builder pays my commission, so there's no additional cost to you for working with me!
you can use office as formal dinning, expand walk in pantry to include closet by garage for bigger pantry

Why garage up front again?
There's no room on the lot for a side-loading garage. In Aldie, you'll have to increase your budget to $1.4 to $1.6 million for a side-loading garage.
