    Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

      Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

      It's often true that people underestimate the importance of financial advisors until they feel the negative effects of emotional decision-making. I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $750k.

    Putting well-earned money into the stock market can be over emphasized for first-time investors, unlike a bank where interest is sure thing! Well, basically times are uncertain, the market is out of control, and banks are gradually failing. I am working on a ballpark estimate of $5M for retirement, and I have a good 6-figure loaded up for this, could there be any opportunity for a boomer like me? I'm nearly 60.

      Yeah, financial advisors could make a lot of difference, particularly in a market such as this. Stocks are pretty unstable at the moment, but if you do the right math, you should be just fine. Bloomberg and other finance media have been recording cases of folks gaining over 250k just in a matter of weeks/couple months, so I think there are a lot of wealth transfer in this downtime if you know where to look. I have been using an FA since 2019, and I return at least $121k ROI, and this does not include capital gain.

    The only American who won't acknowledge this Administration's failed economic policies is Joe Biden. "Shrink-flation' is the least of our worries compared to rising rents and stagnant wages, but it is an undeniable indicator of how bad our inflation has gotten. I have $100k that i like to invest in a non-retirement account, any advice on that?

      I think the safest strategy is to diversify investments. Like spreading investments across different asset classes, like bonds, real estate, and international stocks, they can reduce the impact of a market meltdown

      A lot of folks downplay the role of advlsors until being burnt by their own emotions.     I foresee a recession lasting 2-3 years, and if inflation continues to surge, the Federal Reserve will likely raise interest rates soon. Inflation is causing various issues worldwide, such as food shortages, scarcities of diesel and heating fuel, and significant spikes in housing prices, leading to a potential financial market crash. This global downturn could have long-lasting repercussions. Given the current inflation rate of approximately 9%, my main worry is how to optimize my savings and retirement fund, which has remained stagnant at around $300,000, yielding almost no gains for quite some time.

      Yes, I've been in constant touch with a Financial Analyst for approximately 8 months. You know, these days it's really easy to buy into trending stocks, but the task is determining when to sell or keep. That's where my manager comes in, to help me with entry and exit points in the industries I'm engaged in. Can’t say I regret it, I’m 40% up in profits just in 5months with my initial capital of $160k

    It's roughly 43% worse than pre-2008 mathematically. Median income would need to go up over 40% in under 12 months just to maintain these valuations without the worst crash in history. 12% unemployment and 50% stock and housing crashes are mathematically guaranteed.

    Very practical advice. One advice I give to people who want to go into real estate is to make sure you're not overpaying for the house. I want to branch out to the stock market now, and I have set aside $200k, but I'm not really a pro in that aspect.

      I totally agree. I put $250k into stocks with my advisor, and now I've made over $4 million in profits. I used the profits to buy properties, and they're bringing in great income. It just shows how important it is to invest in things that grow over time. It's like I'm living out the lessons right from the start of his book- Guide to investing

    I have experience in concrete construction, specializing in multi family. I am considering starting a company in central Texas. Based on this video, is it best to wait until the “lag” period has elapsed to have the best possible success?

      I'm not an expert, but it seems that starting now would have many advantages. You may be able to buy an existing business and their equipment for CHEAP. Plus, you could lay all the groundwork and build relationships. That way, when it does turn up, you're ready, not getting ready.

    I like anyone who starts with fundamentals, rather than opinions. But supply and demand can be complicated. It is demographics, but there is more complexity to it than that. I view both supply side elements, (how many housing starts), and demand ability (how many people can actually afford the purchase). You can have massive demographic trends but if they cannot get a loan, or they don't have jobs that would support rents, they are effectively not part of the demand equation.

    I have a question and it might be the question for many others. What does that mean buy cash flow assets? I mean if you borrowed 20% or you borrowed 80%, of course the cash flow after mortgage will be completely different. Think about use 100% cash purchase with not debt, what is the chance of negative cash flow? Does anyone know the answer? Thanks

      The argument is in the math.
      1 - Paying all cash costs you more money since you are paying for the entire property out of pocket. When you have a loan, the tenant's rent is paying for everything but what comes out of your pocket is the down payment.
      2 - Paying cash to get better cash flow isn't true. If you use the same money as down payments, you can get 5 of the exact same property (20% DP), which means higher Total CF using the same cash.
      3 - Appreciation is applied to property values. If you have 5 properties instead of just one, you are getting 5 times the appreciation.
      4 - Profits are made only after you have recovered all of your costs. The cash out of pocket is your only cost. If you pay all cash, you have to recover 5 times as much cash as you would if you only used the cash as a DP.
      5 - If you need to pay more than a 20% DP in order for the property to cash flow, then don't buy the property. All that added DP is doing is paying for all that negative CF upfront.

    I’m pretty sure you could judge the speed relatively accurately…. I’m not a math wizard but if I had to guess Take the speed of the plane, Then the seconds of how long it took to pass out of the frame and you should get some type of speed …. 🤷‍♂️ it would be cool if someone smarter then me could throw up that equation

    I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

    In 2008 house example house price was 300k went up 500k crashed to 400k ? Now house price was 500k went up 900k crashed will bring it down maybe to 700k ???

      While I can’t guarantee you’ll be rich, you can certainly buy property with less than $100k down. Your required down payment depends on a variety of factors, and can be as low as 0% in some cases (VA Home loans for example).

      @@bruceduckett87I disagree. It is not a crash inventory is really low especially on the residential side. Also new home built is not keeping up with demand. If more inventory was on the market then I would agree prices will come down. A lot of people are not selling their homes because they don’t want to buy in the new interest rate market.
