  • On Joe Biden's website, he outlines detailed housing policies he intends to push for during his first term which could have big impacts on the housing market, real estate investing and first-time home buyers. I read through every policy and break down whether or not I think they will cause the next housing market crash or if we will continue to see home values going up.

    I experienced section 8 in the Bronx, NY. and all I can say is that you absolutely do not want that crap coming to your area. You will see your neighborhood go bad in a short amount of time and the Bronx is bad to begin with! Mark my words, more crime and drugs...etc.

    Spreading VA benefits to other sectors is a horrible idea. First, it’s not cost effective. Second, you can’t really compare being police or firefighter to going to war. Third, the benefits are part of the perks of service. You advocating for a VA loan for first responders is like AOC saying the GI Bill should be for everyone. It degrades the benefits of service, it is impossible to find, and it’s just a slap in the face particularly to combat vets who earned those benefits with blood, loss, and pain. I really don’t see how a county police department (as one example) could afford to back mortgages. If you’re suggesting a federal program, which it sounds like, then no.... no... no.... Aren’t citizens being taxed enough? Isn’t Congress overspending enough? Fuel on the fire bro....

I don't know if somethings up...but why wouldn't everyone want to know if our system is tried and true or a fraud. I worry about folks who want to jump right in...if fraud did exist in the election then it needs to be correct -- if not we're not America anymore...Brian I mean no disrespect to you, however your comment is most unappropriate and really pretty silly...pathetic - LOL -- so right now we do not have an elected president...that's the fact. I made it just a minute or so into the video but I have to ask. What stats show how many first time home buyers are buying a $400k - $460k house? I am on my fourth house and it was only $230k. Maybe the problem isn't so much how much money the government gives us back...out of our own money...but how we are buying houses we really can't afford. Now I will watch the rest of the video.

    • @CPeetG
      @CPeetG 3 года назад +1

      Well I think it depends on where you live. A house in Cali or NY is an EASY $400k . The same house and size in the south will only be $200k or so. Notice- the cost of living in Blue states is MUCH more then the cost of living in Red states. Democratic policy does not work. Period.

    I’m a realtor in Los Angeles and all for people investing in real estate. However, we tried this 10 years ago... people who got into the real estate market had no business doing so, they walked away from homes... which led to a huge RE crash. Didn’t we learn a lesson? Biden’s plan is not brilliant.
    In states like CA or NY, 15K credit is a drop in the bucket. It’s not logical to make it even across the US. It’s makes sense to create table of tax credit related to purchase price.

    My concern with having a gov credit score is that no one would have a bad score because political considerations would override objective criteria .... thereby raising the cost of borrowing for all as people fall behind on payments.
    My problem with section 8 is that residents spend all day in the house, adding wear and tear on everything.

    • @MalcolmLawsonREALTOR
      @MalcolmLawsonREALTOR  3 года назад +1

      I would imagine the credit scoring agency would be non-political like the Federal Reserve is supposed to be. The quality of tenant is a concern of mine with section 8 as well.

    • @DarnLina
      @DarnLina 3 года назад +1

      So are you inferring that people who are on Section 8 are dirty and have nothing to do in their lives? They're just living off "welfare" and overall are lazy and terrible people? What makes it different from an average renter off section 8 with a new puppy or kitten in the house adding wear and tear? Do you have problems with tenants who are not on section 8 and have pets? What about tenants with kids?

    $15,000 tax credit makes little difference. The house price will just increase to compensate for the credit. Setting 30% limit on income for mortgage is just a wish. How to achieve it is where the challenge lies.

    The way to avoid section 8 tenants is to only rent luxury homes. Right now, I see so many new homes (owned by big reits) only offering luxury rental homes/apartments.
    I would expect the results of these types of policies will be increased projects with public/private ownership of the apartment with all profits going to large reits.
