Water in the crawlspace is no big deal? That is a conducive condition for structural pests.
You can not blow it off as no big deal. Check it real close means possible foundation damage that is expensive to fix.
Amateur inspectors have no place when investing big dollars on a rehab so hire a pro. How is the wiring? the pipes and the sanitary sewer line that should be scoped.
