    The appreciation of the featured condo was very low: about 50% in 11 years (2011 to 2022). Quite a poor return on investment.

    Your video is favorable for seller but very concerning for first time buyer. It is indicating that getting a first home getting more and more difficult. It's kind of solidifying the reason of leaving Vancouver eventually.

    Agreed. Long term is good for Vancouver real estate. To use a star wars analogy, this past year was like the empire strikes back with only a 3% increase. Half of GIC for the same year. 2024 will be like the Return of the Jedi with price appreciation as rates decrease and demand picks up. Lomg term, Increase cost of construction, shortage of Trades, increased immigration, increase cost of concrete, etc. Prices can only go up.
