Some can be ordered on line, others are in the store. Amazon USA, had a seat for $15.00 and a fancy heated one for over $350.00! Shipping is free if you order on line and pick up in the store or if you have Amazon Prime it’s free and sometimes they have a free pick up place, otherwise add shipping. Love the Moons! You could ask Billy whether he has a toilet seat to spare (from the convent), and any windows, doors and washbasins (because he has plenty). Also, I remember Billy mentioning that there were some hollow sounding walls (en-suite room, between wall n fireplace), may be worth investigating. I hope you included the cupboards at the end of the ensuite when calculating how much floorboards you will need. You have a backing of good builders to ask for help from, when you need to take care of joists (taking down n putting up new ones). You could ask Simon (if Nick is not available). I think putting up joists are more than a one man job.
Hi Ryan, have you thought about moving the walls between bedroom and en-suite and making a bigger bedroom on each floor.? You are stripping back completely so have a think about room sizes. We made a mistake on our bathroom left it too large. Don’t want you to regret plans you can resolve now. Keep up the great work 😊
Hi Ryan. This might sound silly but not all toilet bowls are the same shape. Weird that, as all ar*e holes are the same 😂 When I had to buy a new one, I laid a bit of paper over the bowl and drew around it. Then I took the paper pattern to B&Q and only two seats would fit the loo! The others would have wobbled and make you feel like you'd fall down the hole! Love ya ❤
Barn doors for closing the bedrooms off on each floor would work perfectly. And yes, toilet seats are expensive no matter where you live.....why? because they know we all need them, that's why!😅 The house will be lovely, Ryan. Oh and I am so glad Nick fixed your car!
Nice size house! Our basement is far from being counted as living space and what yours is just a bit shy of our countable living space, perfect for a starter home for sure! YES, that is expensive for a toilet seat. You used to be able to buy them for $10. Plain white, but I don't think your bum would care. And white goes with every decor.
The 10€ ones are just plastic and break. But yes, I was also surprised by the price when I had to get my first one. Now I have a designer one which is 100€ 😂
Problem with that is that even the $40 ones are made poorly AKA expand unevenly when on a toilet that is not used often enough to prevent evaporation. I’ll never buy a $40 one again so I have to go one way or the other… or remove the toilet seat every time I come or go!

It’s so lovely that Nick is going to help with a plan of the tasks you need to do when you’re on your own! It is expensive - I’ve just bought one from B&Q in the UK for £30.00. The cheaper ones were available for £16.00 - £18.00 and of course there were others that were more expensive!
In the US, they only count the living space in the square footage. Hallways count, but basement, attic, and garage doesn't count. Also, to be counted as a bedroom, there must be a built in closet. Otherwise it is an office, den, dining room, **x dungeon, etc.
Also to be a basement bedroom you have to have two ways to escape a fire. Also utility room with gas has to have specially rated enclosure to avoid carbon monoxide deaths.

You could always do sliding barn door as walls for privacy. They don't have to be wood, they can be glass, filigree, frosted roofing panels, old dressing screens, anything.

I’m a Realtor in the States and you can’t sell a house without knowing the square footage. The price is based on that, though negotiable. The buyers bank sends an appraiser out and they check the square footage for accuracy too. Also, we can only count the rooms that have heating and cooling. So if you close in a porch or garage to use as living space but do not install HV/AC then you cannot count it in the square footage. By the way, Ryan’s house will be about 1,291 square feet. Not too bad for a townhouse and especially one that started off much smaller! Congratulations!

Where you have knock the wall down under the stairs, could you make it in a storage. You could have pull out drawers, or ate the highest point a wardrobe on sliders.
Removing the wall between the bedrooms and landing might be fine for a single person or couple, but if you even want guests to stay on the other floor, you'll want a wall and a door for both visual and auditory privacy.

Another great video from the 'brothers' 😁 Thats a fair size for a wee house, would never have thought it was 120 m2. Surely theres a Leroy or Castorama near you and just buy the cheapest one in the shop. €9 for one of the cheapest. Might not be the best places to spend your cash but needs must in this case, dont want to be sitting on a cold toilet pan if the need takes! Or theres FB marketplace, we know how the French refuse to throw anything out that they can get a € for. I would leave the door for the first floor bedroom and open up the second floor, so much noise coming up the stair would drive me mental and noise from the bedrooms travelling. Looking forward to the next vid.

you sure have a good friend. its nice when we can share our skills with others, and yes, that is crazy high. i dont know if you have a type of restore where you live, but you can get a lot of materials to build with on the very cheap.also you could put double french doors on each bedroom and leave them open, then you can shut them if you need privicy. that would look awesome

Hiya Ryan - please don't see this as saying what you should do, it so isn't meant that way - but... Please please do reconsider that open plan approach on each landing/bedroom. Other than heat management (which may not be an issue) the biggest reason that springs to mind is fire spread - if a fire started int eh kitchen when you were asleep then that stairwell would spread the fire so fast that even with detection it may not be enough time. Look at many recent atrocities just how fast fire climbs and please consider the design again or some other form of mitigation to safeguard you and the other occupants xx (BTW: You and Nick together are the PERFECT combination, wholly enjoyable and comedic delivery!)
Between the organ, Ryan's house and what he does for his family and the legends I've come to the conclusion that we all need a Daddy Moon in our lives.
Finally! I am getting a picture in my mind of what you are doing! It sounds great! Replacing all those joists will give you peace of mind that all will be safe and long lasting. 🎉
Ryan consider using glass block walls which are frosted glass between staira and bedrooms and bathrooms. More light makes all rooms look bigger than they are. Don't neglect vent fans in the bathrooms and kitchen. Install an electrostatic fan in the attic on an automatic thermostatic. It will allow your roof to last longer and keep your coolin bills down even if you have air conditioning. Install skylights which can also serve as fire escape. Insulate below the atti floor to keep haet from lower levels too hot, heat rises and if no barrier it will become intollerable to live in the attic. Make sure there is a ridge vent to your house. Toilets require a stand pipi a certain height above the roof by law. They have to go straight up and all bathrooms can be connected to this same stand pipe. Do all that work before istalling walls or floors. Consider in floor heating to avoid air ducts. Mitsubishi does make upper wall mounted heating a/c units per each room which can be controlled individually. Better resale value. In floor heat requires a boiler and they require watching and adjusting. Heads up Ryan! Source convent doors fom Billy. He said he'll have to get rid of many of then.

To me, those stairway landings look like passing areas, and, conversation areas, that wouldn’t bother anyone inside the bedrooms, themselves. If you have any family visiting or living with you, or future buyers, that is a huge limitation.
Sounds like some great ideas to expand the room in your house and make it more livable for you. You are keeping a couple of bedrooms which is good, you might get married one day and have children. Anything is possible. Have a great day

Its standard price for a good toilet seat unless you buy a plastic one, which no one advised ever. I just bought a new one a few weeks ago and it cost Euros 50. It's really good quality though. Ryan, my mom always said the expensive thing is always the cheap thing in the end. I found that to be true during my life. Best of luck going forward with the renovations.

YES, that is expensive for a toilet seat. You used to be able to buy them for $10. Plain white, but I don't think your bum would care. And white goes with every decor.
The 10€ ones are just plastic and break. But yes, I was also surprised by the price when I had to get my first one. Now I have a designer one which is 100€ 😂
Yes Ryan $60.00 toilet seat is expensive. Home Depot online in the U.S you can get one as low as &7.98 to $34.98
Walmarts cheapest is under 8us$
Problem with that is that even the $40 ones are made poorly AKA expand unevenly when on a toilet that is not used often enough to prevent evaporation. I’ll never buy a $40 one again so I have to go one way or the other… or remove the toilet seat every time I come or go!

Nick has been a great support and your banter has been great! I think we’ll all miss Nick and his sage advice! It’s so lovely that Nick is going to help with a plan of the tasks you need to do when you’re on your own! It is expensive - I’ve just bought one from B&Q in the UK for £30.00. The cheaper ones were available for £16.00 - £18.00 and of course there were others that were more expensive!
I need to get a new one from B&Q too. Seen one I like, so will be ordering it tomorrow. I have to get the right shape for the loo.
In the US, they only count the living space in the square footage. Hallways count, but basement, attic, and garage doesn't count. Also, to be counted as a bedroom, there must be a built in closet. Otherwise it is an office, den, dining room, **x dungeon, etc.
Also to be a basement bedroom you have to have two ways to escape a fire. Also utility room with gas has to have specially rated enclosure to avoid carbon monoxide deaths.

You could always do sliding barn door as walls for privacy. They don't have to be wood, they can be glass, filigree, frosted roofing panels, old dressing screens, anything.
Depends on overall decor. One thing I found them to be noisy and not private.

In South Africa, we pay about R200 for a standard toilet seat which is about 10 Euros. European prices are ridiculous.

I’m a Realtor in the States and you can’t sell a house without knowing the square footage. The price is based on that, though negotiable. The buyers bank sends an appraiser out and they check the square footage for accuracy too. Also, we can only count the rooms that have heating and cooling. So if you close in a porch or garage to use as living space but do not install HV/AC then you cannot count it in the square footage. By the way, Ryan’s house will be about 1,291 square feet. Not too bad for a townhouse and especially one that started off much smaller! Congratulations!

Where you have knock the wall down under the stairs, could you make it in a storage. You could have pull out drawers, or ate the highest point a wardrobe on sliders.

Removing the wall between the bedrooms and landing might be fine for a single person or couple, but if you even want guests to stay on the other floor, you'll want a wall and a door for both visual and auditory privacy.

Another great video from the 'brothers' 😁 Thats a fair size for a wee house, would never have thought it was 120 m2. Surely theres a Leroy or Castorama near you and just buy the cheapest one in the shop. €9 for one of the cheapest. Might not be the best places to spend your cash but needs must in this case, dont want to be sitting on a cold toilet pan if the need takes! Or theres FB marketplace, we know how the French refuse to throw anything out that they can get a € for. I would leave the door for the first floor bedroom and open up the second floor, so much noise coming up the stair would drive me mental and noise from the bedrooms travelling. Looking forward to the next vid.
Interesting idea to open up the landing to the bedrooms. Nice for the extra space, but I'm wondering about the sound travelling. If there is a snorer in the house, it's quite nice if you can close the door on them!
you sure have a good friend. its nice when we can share our skills with others, and yes, that is crazy high. i dont know if you have a type of restore where you live, but you can get a lot of materials to build with on the very cheap.also you could put double french doors on each bedroom and leave them open, then you can shut them if you need privicy. that would look awesome

Hiya Ryan - please don't see this as saying what you should do, it so isn't meant that way - but... Please please do reconsider that open plan approach on each landing/bedroom. Other than heat management (which may not be an issue) the biggest reason that springs to mind is fire spread - if a fire started int eh kitchen when you were asleep then that stairwell would spread the fire so fast that even with detection it may not be enough time. Look at many recent atrocities just how fast fire climbs and please consider the design again or some other form of mitigation to safeguard you and the other occupants xx (BTW: You and Nick together are the PERFECT combination, wholly enjoyable and comedic delivery!)

Finally! I am getting a picture in my mind of what you are doing! It sounds great! Replacing all those joists will give you peace of mind that all will be safe and long lasting. 🎉

Ryan consider using glass block walls which are frosted glass between staira and bedrooms and bathrooms. More light makes all rooms look bigger than they are. Don't neglect vent fans in the bathrooms and kitchen. Install an electrostatic fan in the attic on an automatic thermostatic. It will allow your roof to last longer and keep your coolin bills down even if you have air conditioning. Install skylights which can also serve as fire escape. Insulate below the atti floor to keep haet from lower levels too hot, heat rises and if no barrier it will become intollerable to live in the attic. Make sure there is a ridge vent to your house. Toilets require a stand pipi a certain height above the roof by law. They have to go straight up and all bathrooms can be connected to this same stand pipe. Do all that work before istalling walls or floors. Consider in floor heating to avoid air ducts. Mitsubishi does make upper wall mounted heating a/c units per each room which can be controlled individually. Better resale value. In floor heat requires a boiler and they require watching and adjusting. Heads up Ryan! Source convent doors fom Billy. He said he'll have to get rid of many of then.

To me, those stairway landings look like passing areas, and, conversation areas, that wouldn’t bother anyone inside the bedrooms, themselves. If you have any family visiting or living with you, or future buyers, that is a huge limitation.

Its standard price for a good toilet seat unless you buy a plastic one, which no one advised ever. I just bought a new one a few weeks ago and it cost Euros 50. It's really good quality though. Ryan, my mom always said the expensive thing is always the cheap thing in the end. I found that to be true during my life. Best of luck going forward with the renovations.
