Great video and I fully agree with it. What I often see is people who are starting out with a limited budget and, as their first step, they hire a designer to create mockups for their store. Then they go around trying to find a developer to customise a theme for them to match the design, and it usually ends up getting pretty expensive because there are no themes that look very close to their design. For someone who's starting out with a limited budget, my recommendation is to find a designer who is familiar with different Shopify themes, so they can create a design based on a theme, and you won't have to do a lot of code customisations. Another common problem I see is people buying premium themes or even using free themes, but not investing in great images. You can have the most beautiful and complete theme in the world, but if you have bad images, your store will look bad.
one thing you didn't mention (well you did but not in this way) is that if you're not finding an option you're looking for, you can always reach out to the support team behind premium themes (even if you are yet to buy the theme, you can demo it as much as you want). other than that, great vid, really learned a lot from you and it's helped me (and by extension a ton of our merchants), I can't thank you enough for for making my job at theme support so much easier (and fun)!

I advise most clients with moderate budget to pick/switch to a paid theme (sadly no comission system that I'm aware of), then if they're happy with my expertise and adivces, we are likely to work togehter in the future to customize this theme more in depth. I like some of the popular premium theme since the code base is clean, well maintainted and therefore easier to customize (compared to feature-rich themforest themes that have in my experiences more bugs, some bad code practices and dependancies that could be avoided). Only con with Shopify premium themes is that they look a little generic and lack uniqueness, but I believe we can build a branded custom site buidling on top of those premium themes.
Can you modify that premium theme easily and to what extend? Let’s say I like a paid theme and it suits my needs 70% but I would like to add a couple of custom things?

Is there a way to add custom properties to pre existing entities on the Shopify platform without using third party plugins ? (Most of them seem to be saving data on their servers not shopify ones)

Of course any theme can be customized, there are little to no limitations to what can be done. For some advanced tasks apps can be necessary though.
