If the terrace area is common for all flats in the apartment then it doesn't ake any sense to the price you quoted! If it's private then we can atleast think about it!
If the Owner is Muslim , and you purchase property from him with all legal documents, after some years his second wife or third wife son will come and try to claim property saying the deal is illegal and my share is pending. Better to avoid .
