I did this in 2005 in Bakersfield. Making improvements without permits, pad splits, creative rentals etc. it worked for a while but in the end I lost all of it. The issue is these ghetto tenants know more about the law then most lawyers and will exploit every loophole to skip out on rent. Stay away from the ghetto unless you’re quick flipping. You’re trying to squeeze blood from a turnip I would listen to Molly. She’s right and you’re most likely going to loose out in the end.
Pretty interesting I like all the concept you got my number I want to get involved, but I’m old-school like way back. I need to learn computer skills, but the day I was born I was born creative. I need to hook up, take a chance on me like you did on the property I know with the right people around me I could make money for the circle the community. Thank you.

Love pace but this doesn’t solve anything for affordability. Most ppl do not want to live with other ppl, and alot of them have kids as well so this isn’t an option. Average Americans need to be able to afford their own place. We need to loosen up building and allow more freedom to build housing
Good luck solving that problem, buddy. This channel is for investors, not humanitarians. Get rich and go build a bunch of units and watch what the tenants do to them. Profit has to be made, unfortunately. Think our federal government and the federal reserve for printing out trillions of dollars and valuing our currency.
