    Hi Levi & Leah,. Make sure to do that deficiency walkthrough with a fine-tooth comb because once you sign off and get those keys developers in Victoria have a way of being a lot less responsive in fixing things. Don't let them do the walkthrough a few days before completion, 2+ weeks is ideal so they can fix everything. Test appliances, look for chips in the flooring, scratches on windows, run faucets, even bring something to test outlets. It's a rush to get occupancy in those last few months that very basic things get overlooked. Congrats though, the Wade looks great and a steel&concrete build downtown will always be good bet in the long term.

    I wish you could talk a bit more about the sustainability of buying a place that has just been made vs something that has been used. Its content about the envieronment I haven't seen anywhere else and I believe should be.

    I love that you are very honest about how you're able to afford this and the props you give your parents. People are so dismissive about the generosity of parents sometimes, like it is just owed or expected. Sorry about the build process issues. Hope they get resolved soon.

    bad luck or not, it's really odd that pre build has such a delay in general. We work with them here as well and they generally are ahead of schedule because of this (if my understaning and translation of prebuild is correct). But regardless of that pleas PLEASE make sure to hold them accountable for ant mishaps after it's finished. (i.e. leaks etc.). They are accountable for those errors.

    I feel like I gotta jump in on this convo since I work on condos all day long lol just a background, I work in interior design and I work mostly on condos. The fact the developer gave a 1 year move in date was really hopeful for them. Usually from the time the condo goes to market until it’s complete is usually 1.5-3 years and ALOT happens. Sometimes it’s the city, or structural, etc that cause delays. The condo never looks like how they sold it to you in the end (it’s my job to make sure it still looks as close to it as possible). Idk what the law is in BC but here in Ontario the builder can only push the date back 3 times. Trust me, most of the work happens in the last 3 weeks before occupancy, trades working on top of each other day and night. Even when you move in it might not be 100% done. Hopefully all goes well for you guys and you move in at the end of the month! Good Luck!

      Absolutely! Also in Ontario, but have been in a similar situation a few years ago with lots of delay. Just make sure to document everything when you get there. In Ontario, any defects in the 1sr year are covered by the housing insurance (and must be fixed by the builder) was my experience. Also, condos (to my surprise) have private waste management (which took a while to set up after move in), so be prepared to not necessarily have easy access to compost and recycling after moving in. Leading up to the delays in my situation, the builder had to put up the tenants in hotels.
      Glad you had a place to live in in the meanwhile & good luck with the process!

    Hey Levi & Leah READ THIS ONE... TRUE STORY... not trying to make you feel better, but this actually happened to me. I bought a house (21 years ago) on a rural property. I grilled the real estate agent... and I had it inspected by a certified home inspector. I was cautious and did everything that an intelligent first time home buyer should do. After less than a year of living in my new home... I discovered that it was rotten and collapsing. I made an urgent SOS call to a contractor... and things got ugly. Within 48 hours we had to cut the power, water, and all utilities... massive heavy duty equipment came in and over half of my house went to the dump in large dump trucks. It was horrifying to watch!! I had a mortgage, but suddenly had to turn to my parents for financial help to save my house and my investment. I had to camp under a spruce tree in my back yard for 6 months while the remaining “sound” section of the house was stabilized, jacked up, rebuilt, and put on a solid foundation. It poured rain for the entire time that I camped in my back yard with no amenities. I struggled to make a lunch and show up to work looking decent in professional attire with a smile on my face every day. I had no money because it all went into the “reno from hell”. I live in a very small rural area and people would drive by just to see it... like my place was a tourist attraction. Some people would drive right into the driveway to look at “the rotten house” and I didn’t even know some of these people. Folks came and took pictures. It was such a low point in my life and I felt like a fool even tho’ I had it inspected and everything. BUT I want you to know that, although it was challenging, my house was saved and rebuilt. I owe a massive thank-you to a very special contractor who felt sorry for me and took on the contract to save my house which is now structurally sound and not even comparable to what it was before. The mortgage is now paid off... I have a beautiful and comfy home on a lovely piece of wilderness property... and this story has a happy ending. I feel your pain, I’ve been there, hang tough... it will come together for you two. Sorry for the lengthy comment but I thought this true story might help lift your spirits. Thanks for reading.

      @@hermosapresidenta3931 Damage to one’s home is a really tough thing to deal with... I definitely wrote a chapter in that book. But... hang tough... there are many resourceful contractors and carpenters out there who know how to fix damaged homes... there is light out there!!

    Oh boy, I feel for you because I'm basically in the same situation, new construction in an 'eco neighborhood' with emphasis on sustainability and the name... well yeah, my place is called "hype park", you can't fake that kind of things! My apartment was supposed to be finished in december 2019... Here come construction problems, the weather, strikes (it's France after all...) and then covid ! So I definitely can understand the frustration and to me the worst part is not being able to plan anything because you never know if something new is going to come up. I'm supposed to get my keys in early October but now covid is kicking up again so who knows ? I am also very lucky to be able to buy something, to have a place to live in for now but it is exhausting, I hope everything goes well for you and maybe we'll have a stream with you guys in your new home and me in mine so we can drink a glass together and put all that behind us! Stay hopeful ! Cheers from France.

    We have been in a similar situation where the start of the build was delayed. In the end we had to wait 3.5 years between initial signature and getting the keys.

    Good luck Guys! Hope you can take possession soon and start your new chapter. As a new home owner myself (much older!) if you are able make sure you can pay extra towards your mortgage. Not only will it reduce the # of years but also interest paid.

    Thank you so much for sharing and being completely honest about how you're able to afford something like this. Too many young people claim they bought a house but fail to mention it wouldn't be possible but for xyz help they got.
    I also want to say thank you for sharing as my husband and I are going through something similar with delays for our new home. It's mostly caused by covid but the stress and unknown future of it all has serious mental and physical health problems.

    I'm sorry this is happening to you. Buying a home is stressful even without "the wait".
    When me and my husband bought our condo the biggest reason we didn't buy a pre-sale condo was because I was working in architecture and he works in construction finance...and unfortunately this actually happens A LOT. It's so stressful being on the design/construction side of the project so I couldn't imagine being on the buyer's end. Don't worry, it will get built eventually and it will be wonderful :)

    It's the same for us. We bought our home in 2017, before construction started. We then moved to a cheaper apartment to save money. Now 3 years later we are still waiting for it. Other options are way to expensive for us. I hope everything goes well in the end! 🤞🏻

    I appreciate this video! My husband and I are also trying to get into the market and are about the same age and it has just been one headache after another! So many “surprise” expenses and certifications that no ones tells you about. It’s just ridiculous

    Omg I used to work in the pharmacy in that building before it was sold for development 😂. It really did seem like the construction took forever. I was shocked to see how different it looked when I drove by last week.

    Uff - that would be a lot of stress and I hope you guys get to move in rather sooner than later. We had a mini version of this happen to us. We bought a property with the main building rented out and built a lanewayhome for ourselves on the back of the property. The initial built was 5-7 months and we are now way beyond double that. Good thing though was that we only had 2 months of being homeless and were able to move in to the place a few months ago. It was not finished yet, but livable. Its surprising how much you learn to appreciate a sink in your bathroom after not having had one for 3 months :D

    I would not trust this builder in the least. Even when you finally get into the unit you could run into all kinds of new problems with the trades. Electrical, plumbing , dry wall etc. I would get out of the deal if I were you.

    I didn't have to wait anywhere near three years, but several years ago I put a payment down on a beautiful modern, eco-friendly apartment and construction was delayed so long, the army moved me to a different duty station before I ever had a chance to live there. It was the most opportune time in my life to live the lifestyle of being downtown in a fairly swanky studio apartment and I was really bummed to miss out. My life has changed a lot since then (I now have a long-term partner and two dogs) and I don't think I'll ever choose to live in that kind of setting again. It's disappointing to miss out on an opportunity like that. The financial losses are pretty huge, but the intangible losses that come from something like this are significant as well. I know this wait has been tough for you guys but I'm glad you're in a position to stick it out.

    I never realized that an inheritance was a privilege until I went to the bank to set investments up and they asked like it was routine and my answer was no. The awkward air made me uncomfortable. Never realized this was common for most people.

    Hang on, you will be in at some point. My dad bought an apartment and the actual move in date was also over two years later than planned.... I guess its just a natural phenomenon

    estate planning is actually super super important! Good on you guys for having wills - it means that the wealth transfer will be tax free, (obviously ideally it never needs to happen) but in the worst case, will be very swift and easy, without your assets being frozen, and the beneficiaries would never have to spend money in court to fight for it. It might be good to look into insurance to protect your assets, I suggest either a T10, T20 (depending on how long your mortgage is) , which are very affordable and will take care of the mortgage if god forbid, an accident happens. Critical insurance is also good, but a quite a bit more pricey. There are also insurance that has cash value/ grows overtime - check out manulife Par. Source- I briefly worked in insurance hahaha

    That's awful! I hope you take legal action to get what you have bought and get compensated for the delays. Also, I'm wondering if you have any opinions and perhaps could do a video on investing in renewable energy sources? I've recently become aware of companies like Trine and Switchr and think it seems neat to do something larger than just looking at one's own carbon footprint.

    *More unsolicited advice here* I bought a new build condo in Ontario in 2013... yes, the occupancy date was moved several times like most new builds. In Ontario, Tarion is a new homes warranty insurer. Here in Ontario they can move the Tentative a lot with no compensation to you, but once they issue the Final Occupancy, the countdown is on! For every day they are late past the Final Occupancy date, people in Ontario are compensated $150/day to a maximum of $7500. This is insured by Tarion if the builder doesn't provide it. I received $7500 because of delays, from the builder- I didn't have to go through Tarion, but it was nice to know I could. Find out what your coverage is in BC, and make sure to claim what you're entitled to (if anything!)

    Friends of mine had the same problem, but the builder had to pay a fine for every month that they were late. This covered their cost of Mortgage and Rent for them

    Welcome to my world... ... Mind in the defence of my industry, it doesn't happen every time, and I have seen multi-million projects reach their contract dates with more aware clients - then change hands for a single dollar/pound. And whilst your story on the off-site water main is "unfair" to be against the developer - almost all the other items mentioned (San C-19) are down to a profession developer to actually solve - not just stretch time out time and time again.
    Anyway - in terms of "life" sorry to hear of your troubles but it truly is one of those no pain no gain events where you learn a lot real fast, and evolve with it. A classic case would be moving the money, to a short term investment - with no removal limits - even if it only made a percent or two, it still makes and adding to the mortgage improvements... ... real time project and money balancing a tough call.
    Great vid, hope the construction industry pulls its finger out sometime soon and you get to settle in.

    I was just thinking that even if you decide to move out of the city to live and increase your footprint, you would reduce someone else's, so maybe carbon footprint shouldn't factor in, in the larger perspective?!

    I would like to know why you chose a condo, a building that needs many resources to build (supplies from the USA and China) and which also contributes to gentrification versus buying a home that is already built. I live in mtl and have a bit of a tense relationship with condos- they drive up rental prices, displace those on a lower socio-economic level, have led to the closing of local businesses, change the landscape of the city not often for the better, and add to gentrification. Again, my experience and research (we touched on it in one if my university classes) so I'd like to hear another side of condo building. You are both very invested in your community so, curious to learn more! Great video as always and hoping you both move in soon!

    My Uncle had a similar experience with a flat (condo) in London a few years ago. Bought it before it was built/finished, then it kept getting delayed. The developers kept pushing him to sell it back to them if he wasn’t happy...the cynical would often point out it was because it’s value had gone up something crazy like 30k since the initial purchase. My Uncle held out, lived there for a bit, then sold it for a massive profit before moving to a full house in Liverpool.

    I feel like new build or not, the housing market is insane right now. Here in Halifax, where there's a lot of people moving in and out because of there being a lot of military here, people are having a hard time being able to purchase because what would be a moderately priced property here is selling for upwards of 50k+ more than the asking price. Things that normally would be on the market a few months, are selling within days. It's not just younger people, first time home buyers, having problems securing mortgages...this whole pandemic has made it harder for everyone.

    This is wild. I hope when it’s finished, you can do at least on video on what you do and don’t like about the construction and building operation from a sustainability standpoint.
    Here in the US, we just set a new record (since they started recording this during the Great Depression) on percentage of people ages 18-29 who live with one or both parents. It is for the first time since just after Depression a MAJORITY (52%)! And I don’t think this necessarily includes people whose parents contribute significantly or entirely to their housing but don’t live in the same house, which is my situation as well. In other countries, and even in some immigrant communities in the US, multigenerational households are the norm, and it certainly was that way for all populations the US in previous time periods as well. Because being a millennial means I might be part of the first generation in a while that doesn’t surpass the economic position of their parents, and that causes a certain amount of background anxiety and guilt, I try to look at this as bringing a return to an old-fashioned focus on family communities (including chosen family). Maybe multi-generational households mean better chances at sustainability, a higher standard of living, less loneliness, and stronger neighborhood communities? Also I hope as a result, we start seeing better treatment of and care for seniors, because I understand they are closely correlated.
    On another note,
    I wonder if there is a difference in development timelines between condos and rental apartments. I live in Orange County, CA, and just across the freeway from me, they demolished an office park. I want to say demo and construction started on the 2 “luxury” apartment complexes going up there in early 2020. In late 2019, a third complex (also apartments) started construction just across the road. Even though construction stopped for several weeks in the spring, and is clearly now going at a slower pace, these 3 complexes have gone up LIGHTNING fast! The one that started first is getting painted inside now, and the other two have completed cement inside (including parking garages) and are nearly done with all the timber framing. I am betting the pandemic put them each significantly behind schedule, but I would not surprised if they each ended up at about a year start to finish.
    They are never going to be able to get them rented, though! My friends in the area who manage complexes can hardly get anything newly rented ever since March. Rents aren’t going down.

      Yeah we're in a very weird time honestly and I think that a new way of living is coming. We have talked about owning a multi-generational home in the future for our parents. Probably the better way to live anyways!

      There's something called a "construction delayed rebate" that you can get in Ontario but not here in the province that we live in unfortunately...

    Why not a Tiny house build which is sustainable and meets all of your values?? Getting on a mortgage and entering the Rat race is nothing to be excited for. Buy a small piece of land of your need and put your mobile tiny house there. I know there are council restrictions and all but what fun of all these sustainability and eco friendly stuff when you join the rest who are just running in the Rat race?? Anyways wish you get your house build soon. ❤️🇳🇵

      Yeah I mean the rat race is there either way, buying land and building a tiny home isn't the exception BUT we do have plans to one day own and live in a sustainable home on a bit of land.

    Thank you for sharing.
    Your motto is "save the planet" so I'm wondering how you think a condo construction and other aspects of living in it affects the planet, carbon, etc...
    For example maybe living in a cabin made from locally harvested wood and having some gardens and fruit trees to live off can be better for the planet?
    Those are my thoughts, and it is what I'm doing :)
